Anyone fancy critiquing my house?

Anyway, 3 bedroom townhouse, 2 bathrooms, 1 cloakroom and 3 double bedrooms (one is very large). No real garden to speak of as it's a town house but we have a small courtyard garden it all decked with flowers in pots.

We are priced to sell and have had about 5 viewings. All very positive feedback - one offer but he then couldn't secure the funds. Another guy couldn't afford the house, another couple have two young children and wanted a large garden and another were in their 70s and were unsure about two floors of stairs

We've been on the market for about 7 weeks now. Anyone fancy giving me some pointers at all?

Also keep in mind the issues with new builds nearby being attractive to first time buyers who will get incentives and help to buy schemes thrown at them. May be worth running your own little incentive such as "solicitors fees paid for first time buyers". As they won't be selling, only buying the fees wont be loads and could make the difference between younger couples completely bypassing your property to get a "better deal" buying a new build.

Have I understood correctly - to eat at a table you'd have to carry the food from the kitchen through the living area to the conservatory?
That would be a negative point for me.

Really lovely house! I like the new pictures. As we’re moving into summer I would buy a piece of AstroTurf for the deck and set up some outdoor furniture on it just to give buyers the impression of how the space could be used and bring in some green.

@Blackorblack the living room is large enough for a dining table if someone else so wishes. Or the kitchen would house one just fine.

We are just slobs are prefer to sit on our sofa. Apart from Christmas - we go crazy then and sit at the table

@MrsBobDylan yes good idea. I'm going to pop some seating out the back - for us more than anything as it'll be useful

We aren't in a tearing hurry to sell really. We'd like to however! The house is in nice condition, we look after it and I take on board that for some, it's a little bland or impersonal. I'm personally not a fan of colour particularly so cream and white etc kinda suits me.

On the plus side, it means any potential buyer can see how they'd be able to add the touches they like

I hate the habit of taking photos from ground level. I don't think they do justice to the space at all.

Looking at the new photos i’d Say maybe it was the conservatory? It looks like it’s entirely made of glass like a greenhouse and as a buyer I’d imagine it to have no privacy like a gold fish bowl for the neighbours or boiling in the summer so I like you, wouldn’t ever imagine using it to eat in.
Now you’ve got the pictures up, not much you can do about it but no walk in shower in either bathroom would be the no go for me and your en-suite although big looks like there’s no head height in the shower.
