Anyone fancy critiquing my house?

Anyway, 3 bedroom townhouse, 2 bathrooms, 1 cloakroom and 3 double bedrooms (one is very large). No real garden to speak of as it's a town house but we have a small courtyard garden it all decked with flowers in pots.

We are priced to sell and have had about 5 viewings. All very positive feedback - one offer but he then couldn't secure the funds. Another guy couldn't afford the house, another couple have two young children and wanted a large garden and another were in their 70s and were unsure about two floors of stairs

We've been on the market for about 7 weeks now. Anyone fancy giving me some pointers at all?

Iv gone back to read the thread now and that picture with the single bed doesn't look like a double room! Which means the angles are even more off than I'd thought.

It's not my taste personally but it looks really neat, cosy and really clean and you've done a great job of depersonalising it. I don't think you'll be waiting long for that offer! Smile Agree with PPS that the photos don't show enough!

all good but very bare walls need some art nothing major big framed posters from ikea would do it

We are in our view experiencing a house price correction. Prices are being dropped to sell. Some agents underprice which causes large interest and competition at the outset. These result in a quick sale.

It looks in the right sort of price bracket. You have only made about a 2% pa return on it.

Could you use this experience as part of a learning curve on house valuation to assist you in the future. Don’t bother too much we have all made mistakes.

It is really nicely decorated. Make the carrot more of a feature in every room showing the place off. Who needs an estate agent.

You do need to show the parking and garden situation. You may have to defer your move a bit until conditions are more beneficial to sellers.

We looked at some new builds of that plan (or the 4bed version) before we bought our more traditional 3 bedroom house. We felt although the bedrooms were a good size, the downstairs had not enough space and storage for a family to do different things. We don't have any more bedrooms /bathrooms than you but we have a dining room, a garage and loft to spill out into.

I guess what I'm trying to say is that it is in the lower end of usefulness of 3 bedroom houses and is it priced to reflect that? Despite beautiful presentation I mean.

@NotMeNoNo interesting. Yes, I 'think' we are priced correctly. This little court of houses have historically sold really really well in a short space of time so god knows what's happening here. Plus we have one of the only conservatories (I realise these aren't for everyone) and the house is in good condition inside

@rwalker good point. We have huge high feelings up the stairs and in the upper bedroom and it's certainly very bare walled

I've phoned the estate agent and they're coming out on Friday afternoon to take photos of the conservatory, garden and other bathroom.

Totally makes sense that actually only two thirds of the house are currently being shown

It looks fine for sale purposes. Clean, tidy and homely but not so personal that buyers won’t be able to imagine themselves living there.

I agree that you need to include images of the garden, carport & conservatory but other than that, it seems fine to me. Can’t comment on price as I don’t know the market in the area.

Agree with other pps about extra photos. Also one of the hall too. What struck me is, where is your storage? Is there any room for bookcases, cupboards etc. I'd be wondering if there was any room to add these, especially as there are a pair of shoes in the lounge and stuff under the bed. Also is that a pair of pants on the radiator in the main bedroom???

It is a beautiful home, it really is. For me, it's important that all the family are sleeping on the same floor which is what puts me off townhouses. Would probably suit someone with older children.

I would consider getting a smaller fridge and popping in a small table with 2 chairs or a breakfast bar in the kitchen.

@Peachbubble ShockShockGrinNO!!! Nooooo. It's a hair towel thing. But I agree - it shouldn't be there. There's a few things that slipped through the photo taking now I look closely.

@Mumatoo that's something I can't do unfortunately. I like my fridge freezer, I don't want to put it into storage or anything and I don't want chairs and a table in my kitchen for the sake of photos. So that's probably one thing I just can't consider sadly

As to where is the storage ... plenty of space in conservatory. Built in cupboards in every bedroom. A walk in large cupboard in the en suite bathroom that you can walk into and walk around if you so felt the urge to.

Agree with the other comments - looks lovely but you need pictures of the missing features, and better ones of what you are showing! I can see ftom the floor plan that the middle bedrooms have storage, but the bedroom pics don't show that and make the rooms look really small.

Super see that's what I thought from the floor-plan but the photos look almost like they are trying to hide that there is no storage which is not true so I don't know why they didn't take storage into account especially as for some buyers it's a deal breaking point!

@Ginkythefangedhellpigofdoom think we need some new angles taking based on what you're saying. Each room has very good built in wardrobes - a quadruple one in the carrot bedroom for example

We had the same model house and when we sold, negative feedback was about the small kitchen and the unbalance (?) between bedrooms (great) and living space (small). Also, it's a family home with a non-family friendly garden.
Yours is much prettier inside, and our estate was unfinished and it still sold pretty quickly.

It's beautiful though a little too full of whites and neutrals for me. Don't think it would put me off buying it though.

@Crayolaaa weird, isn't it, how different things appeal to different people? I loved the small stress free garden when we bought it .. and now I'm thinking I could actually go for a proper garden
