Anyone fancy critiquing my house?

Anyway, 3 bedroom townhouse, 2 bathrooms, 1 cloakroom and 3 double bedrooms (one is very large). No real garden to speak of as it's a town house but we have a small courtyard garden it all decked with flowers in pots.

We are priced to sell and have had about 5 viewings. All very positive feedback - one offer but he then couldn't secure the funds. Another guy couldn't afford the house, another couple have two young children and wanted a large garden and another were in their 70s and were unsure about two floors of stairs

We've been on the market for about 7 weeks now. Anyone fancy giving me some pointers at all?

I also think it’s lovely! Def agree about pics of the courtyard and conservatory though.

The photos all seem to be taken at an odd height? Personally I’d remove the carrot and retake the picture of that room. Can the child’s bed not fit in any other way other than in front of the radiator? Where is your dining table? Add a photo of the outside space and conservatory. Otherwise it is nicely presented.

I think it's a beautiful house. Very easy for a potential buyer to picture their own belongings in. The only thing I would have tweaked is the curtains just spread them out a bit more so they look more even. Apart from that I think it's pretty much perfect.

Yes, his bed would go another way in his room. I only have it like that at the moment because he has his tv and console on other side and it gives him more room - his is the smallest room but still a double room

I also do the usual stuff - there's always fresh flowers, bowl of lemons (ridiculous) and we have nice hand washes out and new fresh white towels.

The viewings have just dried up! Not had one for a fortnight or so.

I'm going to take on board the 'where do you eat?' thing and get a photo taken showing the conservatory space. The table is a 6 seater with four chairs so there's plenty of space there.

I agree with everyone who said you need photos of the conservatory and the tandem parking area and especially the garden. Also it would help if we could tell where the parking area is in relation to the house, ie is it at the back with a connecting gate to the courtyard? Or across the road (which wouldn't be as convenient)?

Regardless of how small the garden is they seem to be able to stretch their pictures and as long as the garden shows a seating area and pretty pots it should make a difference.

Also, families with children might not like the fact that the childrens' bedrooms are on the floor beneath the parents' room. Not so secure re sleepwalking / burglars / distressed or sick child having to climb stairs to reach you / fire breaking out etc.

Parking is just outside. We always use the conservatory to come in by and it's literally slap bang outside. Same distance as if you had a driveway outside your house so that needs to be highlighted, you're right

It looks lovely but picture 6 won't open for me.
I don't think you need a picture that shows so much of the massive fridge, that makes your kitchen look small. I'd show the conservatory too, put a small dining table in if you can. If you can show the garden/yard - I'm not a fan of gardening but some space to sit in the sun or dry clothes is always welcome. Good luck

I'm going to put a table and chairs outside I think. We are practically the only house in the close with a conservatory so this means our garden space has been compromised by having that. Having said that though, it's still plenty big enough for a modest 4 seater garden table

Hmm didn't think about the fridge freezer making the kitchen look small. I mean, it is small but it's plenty big enough for us all to stand in it and. It be on top of each other

We are a family of 4 - DD in and out from uni and my youngest is 12 and the house definitely feels big enough for us. Just don't think we are showing that

It's absolutely lovely but, as with most townhouses, the layout suffers. The bedroom space is perfect for a family with older kids but the kitchen is totally at odds with that. It's tiny. And you either have to sacrifice a corner of the lounge or traipse through to the conservatory if you want to sit down at a table to eat.

When we were house hunting, there were loads of townhouses with a similar layout to yours in our search area and budget and even without considering the potential problems I will have with stairs in coming years, we didn't even look at any because of the imbalance between bedroom and bathroom space vs living space and kitchen. We would have been downgrading from our 2 up 2 down.

Depending on the market you should be careful about restricting viewings to only objectively 'serious' buyers. Out of 3 houses we've bought, 2 were bought after viewing on a whim when we were not even thinking of buying/moving.

It looks fine, but dining area and outside photos are important, especially as town houses often have too little living space for the number of bedrooms.

Even just a small café sized table and chairs would create the right ambience. People have no imagination, I've learnt.

Definitely include the conservatory with the dining table and chairs. That would make a big difference as at the moment there doesn't appear anywhere to sit down and eat. The kitchen is lovely, could you tuck a small table or drop down flap type table and 2 stools in there as well, between the tall cabinet and fridge, against the wall? Maybe with a noticeboard above.

Small areas of focussed purpose help people imagine themselves living there, and it suggests relaxed organisation.

And you would not believe the amount of new builds we have going up... 2000 of them down the road from us. So we may be competing with them? Not that they're selling really.

That could be your problem. The market is saturated. I remember Wantage as a lovely quaint village

I think it's lovely, very sellable. The only 'Mmhhher?' aspect for me is the swirly chair in the bedroom, which just doesn't fit in at all! I can't imagine that'll significantly affect potential offers though. Grin

Oh it's definitely quite spacious. Three toilets - and both bathrooms are big. This clearly isn't coming across in the pics though so that needs looking at

Our square footage is 1195 so although not massive, it's relatively good

Definitely the lack of visible dining area.
Also people need to know what the outside space is, otherwise they're wasting their time.

Oh, the floor plan doesn't match the photos. Plan doesn't show window at the front of top floor

The pictures I can see are lovely the rooms seem clean well maintained and bright and airy but there are load of pictures missing.

Your floor plan shows 3 toilets/bathrooms but a picture of only one, no garden or conservatory picture.
The plan shows bedroom storage? But all the bedroom photos just show a single angle missing half of each room.

I think lots of people don't have great imaginations so if the pictures lack things they don't even view I'd live there it seems lovely

Looks lovely but for that price I’d want a garage and driveway - precisely the reasons you are selling it!
