@dimmu we seem to have some pretty annoying buyers on this thread. Ours are in absolutely no hurry what so ever and I so wish we had chosen one of the other offers now.

@ednclouda that's absolutely awful. I hope they spend a good day or so on your case getting caught up.

@Allhallowseve that's great news. I think sorting out indemnity insurance is a pretty straightforward process so you should be fine for your early August completion.

@Waitingfirgodot welcome. I'm sure things will pick up soon. We went on last August and had no interest. Went back up for sale in end of Feb and it took 5 weeks to sell.

@Fleabag123 good luck for tomorrow. I hope you get some good news.

I am so over it all now. Beyond stressed. Our buyers have absolutely no sense of urgency whatsoever. I'm worried that they are trying to delay us as long as is possible. It's been a week now since their parents mortgage was approved but apparently funds still haven't been released. We were hoping for exchange this week and completion by next Friday. I just feel that they are stringing us along but I just can't seem to get through to them than we and our vendor are seriously fed up now. Angry

Well we seem to now be looking to complete in September as the top of the chain are saying they're busy till then. It seems ridiculous! We were expecting to be in before the end of July. But what more can you do if one party just says no?

@BeauticianNotMagician81 Not sure what's going on with all these buyers.. When we bought our place we were the ones doing all the running and chasing, and now it's the same when we are selling it!
Our buyer has a useless solicitor who seems to do things one at a time rather the doing everything at once, so frustrating. At least our buyer is (allegedly) escalating things with a senior partner at their solicitor's.
It's just so frustrating, if we want to move out by the end of this month we should be looking for a rental by now.
I hope things will start happening for you soon .

@BeauticianNotMagician81 - oh don't despair it's always crap just before it gets better. I would play the 'our vendors are close to pulling card' via your EA. What else can you do?

@balalalala - there's always someone in the chain who thinks they're more important than everyone else. The vendors of the house we didn't buy claimed they had an important family occasion and couldn't possibly move before 30 April and messed us around. Well guess what they're still in that house - hope they're still enjoying it 😉it's rubbish when you feel like everyone else is refusing to compromise.

Started on some moving jobs thus evening. Ordered a hazardous waste collection for the shed full of paint and found the form to get parking bays suspended. Also started search for new dog walker.

I am getting nowhere. The buyer just fobs me off. Now it might be another 2-3 weeks. Which is really a no for us as we have no family about to help with the children and they will all be off school

being as itsa been so long since i was gbuying a house has our seller been very genurous or is this normal, the house is empty and gas and electric been off for a while, the seller has had the boiler serviced and done the gas and electric safety checks for certificates, we were expecting to do this so if its not normal what a lovely seller and if it is normal bonus for us

beautician thats a pain why are they being so awkward, we viewed the house once, got surveys done, waited till the money was in the bank, emailed the solicitor and they got back and arranged for completion, only date stipulated was we are away from 11th to 14th solicitor suggested 15th, we have been very hands off only contact we have had from the seller was a phone call from her solicitor to ask if we wanted the microwave and washing machine leaving in the house

@isseywithcats - I think you have been amazingly lucky. We've been pretty lucky with our second set of buyers (nice couple, no unreasonable requests) but both sets of vendors have been total nightmares.

@BeauticianNotMagician81 - I'm so sorry you're not making progress. I'm sorry to say it's starting to sound like something is up. If that is the case you need to get to the bottom of it ASAP. When our first set of buyers went quiet it was because they'd found out they were expecting twins and were about to withdraw their offer.

@dimmu - I hear you on rubbish solicitors. Our vendors solicitor very nearly thwarted our purchase through their incompetence. I think escalating it will be helpful. Why people don't make sure they have a decent solicitor I just don't know.

Sorry for the silence over here. It all went quiet as we finally exchanged and then only went and bloody MOVED HOUSE!

The money took forever to move up the chain, including a three-hour period where it didn’t move, so waiting for the keys was a little nerve-wracking. The removals guys, us and a chap who’s taken down our playhouse and was reassembling it were all outside the new house, with the seller, all waiting for the call to say she could hand over the keys. A little fraught, but the moment we opened the door, it was all worth it.

The house is beyond our wildest dreams - it’s even better than we thought, and already we’re the happiest campers. Two days in, there’s less boxes but it still looks like a bombs gone off in some rooms. We’re over the moon though, and finally it feels like the 10 months we had to wait was worth it.

So, keep the faith, drink plenty of wine and pack early! Am rooting for you all who are still waiting - will keep nipping back to see how you’re doing.

Hi peeps I'm new here!!

Put our house on the market on 1st March and after twenty weeks of only 5 viewing and no offers we went with another EA. Sold within a week and a half!! Thankfully the house we fell in love with was still available (mostly because they marketed it themselves and pics were bloody awful!!)

Got a horrrible phone call on Monday to say the people buying our house lost their buyers but got another call yesterday to say that they have new buyers!! 😅

Our survey is being done Monday in new house and have already had valuation done on this house. Had our contracts drawn up so looking organised! Can't move until middle of September though as people who have our house need to clear it of parents belongings and she wants her sister to help who can't do it until first week of September. They also want us to exchange 4 weeks before completion so they can hand notice in on jobs as moving abroad to France!!

Last time we moved was ten years ago, back then we moved from a 2 bed into this house (5beds!!) With three children. This time I'm moving from a five bed into another five - but much bigger! With 6 kids! 😖

Two viewings of our house today, and another one booked for next Saturday. We only had 4 hours notice Hmm today so lots of frantic cleaning and chucking stuff in cupboard. Looking at the place with everything put away made me realise how tatty and marked some of the paintwork is. Hopefully people can see past that.
It’s also made me more attached to the house. Although we definitely need more room I’m feeling a bit sad at the thought of moving out eventually.

@StayDetermined - good luck with the viewings. I do hated them. I remember that in December having to take the children and the dog to the pub one early evening as it was either that or sit in the car.

@sandybayley we've issued an ultimatum. It's either Friday or we are pulling out. I got a reply saying "ooh so if for example it's mid week you will still be selling, obviously I have no idea as waiting for funds". I now believe the funds thing to be complete lies. I think they handed in their rental notice late and don't want to over run by too much. When we were FTBs last time. I couldn't wait for a date and just handed my notice in and over run by 3 weeks as I just wanted the keys to our new house.

@isseywithcats Definitely a lovely seller there.

@LeopardPrintKnickers massive congratulations. So pleased for you. Enjoy your new home. I hope we can open the fizz I bought for DH soon.

@Kyriesmum1 Welcome. I hope everything goes smoothly from here on for you. It's stressful moving with a larger family. I have four dcs. The eldest is autistic. This is why we pushed for this week as they are breaking up from school on Friday 😫

@StayDetermined I don't think people really notice the paintwork when buying a house. I don't take much notice as I always want to decorate to my taste anyway. Good luck with the viewings.

@staydetermined when we were looking we didnt even look at paintwork as we would be repainting and decorating to our taste anyway, we looked at size of front room, size and layout of kitchen how big the bedrooms were and was there a half decent sized garden, and number one prority was there a garage within our budget

Hi, newbie here 🙋

Been on the market for 5 weeks, with a bit of a slow start, then reduced and got a lot of interest. Had 6 viewings on Saturday, but we seem to be getting the same kind of feedback, which is "one to consider" etc.

It's so frustrating, because it's a good house with a lot going for it. Problem is, we're a FTB house really and they always seem to be more drawn to the new builds and we have a fair few new build estates around here.

I'm tempted to do the viewings myself, as I'm not sure the EAs aren't basically just letting them in and giving them the particulars. I saw a house yesterday where the owner was selling it herself and it was so Refresh to actually have questions answered. I.e what are the neighbours like? Have you ever tried to get planning permission for x,y or z?

My only worry is that we did have a one off, but logged, issue with a neighbour a couple of years ago. It was a one off comment, but he did get an asbo for it, due to the nature of the comment. Had no further issues and I probably only see him once every few months and since then he's even offered to help fix my car, so very much resolved. I know we'll need to declare this in the forms (can't remember what it's called now) but if someone asks me what the neighbours are like, I wouldn't know how to put it without potentially putting them off.

Any advice?

@Aperolspritztime - welcome. You have to be absolutely honest on the legal forms about your disputes but you can be a bit more cagey if asked verbally. I don't think it's something a potential buyer would pull out over once conveyancing has started though.

We have started packing! Hurray! Also waiting to find a time to look again at our new house for measuring up etc. 53 days to completion and counting..,

Still waiting to hear back on the enquiries my solicitor has raised about the major works. Feel a bit sick with it all.

Those of you who have ever had to renegotiate your price - how long did your lender take to issue a new offer? Was it straightforward?

Been looking on RM and am really tempted to view some others. Trying to talk myself out of it because I dont want to open that can of worms.

@Violetroselily - it looks like it is very minor. Scuffed paint and stain on carpet. There really was no need to wind us up! In fact we got a letter from Mrs Vendor over the weekend putting her side of the story and apologising for distress caused to us.

Life is too short to stay bitter and I am getting the house I want. She's apologised and is losing the house she wanted to keep. I'm moving on and not holding a grudge. It's funny how quickly you forget the stress when you've exchanged. There is hope for everyone.

Not much progress with our sale. The local searches that were supposed to conplete last week have been delayed, apparently it's a problem across the board in our borough at the moment. So nothing we can do or the buyer can do to speed things up, so frustrating!
On a more positive note we found a nice rental, passed the background checks and have put down a small holding deposit for it, but not signing the tenancy agreement until the end of this month. Hopefully by then we would have exchanged.
