How have your buyers reacted to you going back on the market? Hold on to the fact that your vendors will have to wait just as long with new buyers so will hopefully hold out for you and give you some grace... really hoping things turn around for you.

oh gosh so many ups and downs i bet sandybayley you feel like screaming, when everything is finally done i would go on and put a real shitty review of your solicitors me i would be outside their office with a placard saying "i just want to move into my new house " but then im mad enough to do that i hope it all comes good for you , well done the ones who have jumped the hurdles and won, and everyone else just repeat these things are sent to try us,

Well we are still here, after our buyer pratting around our vendor has now gone AWOL.
Her solicitor can't get hold of her to confirm exchange! We have asked her EA to see if they can get hold of her. It is a nightmare! I was at work this morning, hence the radio silence.
Still hoping for completion Friday - fingers crossed
@BeauticianNotMagician81 that is ridiculous, surely someone should make sure the gift money is available when the offer is accepted, just like the Mortgage in principal.

@seaorrell - bloody hell. How on earth do people go AWOL these days - that's what mobile phones are for!

@isseywithcats - it's my vendors solicitor that is incompetent. Ours is rather good. I feel sorry for him as he's had to work the hardest in the chain.

I really lost it this afternoon with our vendors EA. I told him to immediately phone Mrs Vendor to confirm completion on 30 August (July was crappy solicitors cock up) and Mr Vendor sent a stern email to his solicitor (it involved red capital letters!). Worked a treat - 30 August now agreed by all fir completion.

But our solicitor is advising us not to allow the maintenance work our buyer wants to do between exchange and completion as he
says it's unusual if work is not urgent. We're also waiting to hear what our buyer wants for the six week delay (he wants rent contribution). It just never ends does it Hmm

@sandybayley, she is elderly and hasn't got a mobile!! She has rung the EA about an hour ago, but her solicitors had gone home, so she will ring them in the morning.
I did wonder if she didn't realise she needed to be around and was sunning herself on a beach somewhere sipping pina colada ;)

@sandybayley TBH, with all the problems we have all had I would be reluctant to let them do any work. With your luck they would cause a collapse in a load bearing wall and you would be liable ;) Surely 6 weeks delay should help the renter as he can give 2 months notice at exchange and still only have 2 weeks overlap?

@seaorrell - you're not wrong. I've just remembered the case of a friend of a friend who had building work done on a house with a basement and the entire thing collapsed over a busy road. It made page 3 of the Evening Standard. DH has sent a polite but no email back. We'll allow access for quotes and investigation but nothing structural.

Had an unsolicited update from the EA yesterday. He seems to think my solicitor now has the management pack, but my solicitor hasn't told me if he has got it. I suspect the EA is once again getting his wires crossed Hmm

@seaorrell - here's hoping your vendor picks up the phone this morning. How hard can it be?

@Violetroselily - there are some truly shite solicitors and EAs out there (see my previous posts). Get on the phone at 9am and pester both until you get an answer.

We've been thinking about what to do overnight. We don't want to let our buyers do work on our house between exchange and completion but the bigger problem seems to be they can't extend their tenancy. The EA phoned us up last night to say they are having difficulty. I'm a bit Hmmabout that as they are a couple with no children but have to admit they've been patient.

My ILs have offered to put us up for 6 weeks between mid July and 30 August (2 adults,3 teenagers and a dog). This could work if we can put the house contents into storage for 6 weeks. Will be getting on the phone at 9am to see.

I'm not thrilled with the idea of being g homeless for 6 weeks but we are very lucky to have the option of staying with them. They are lovely but it would be hard for all of us.

@sandybayley we considered storage too as an option. Even in the short term though it isn't great or perfect but if you can then... maybe the house is worth it? Smile

It looks like there has been lots more positive news on the thread this week- good to hear!

We had a couple of last minute underwriter queries on Tuesday, and we have to extend our mortgage by another 2 years because of a mistake at DHs payroll. Agreed to that, so we heard yesterday that the mortgage offer has been issued. Finally!

Our solicitor has received our local searches back in Monday, so she was finishing our reports yesterday to come out to us, and our seller already has hers. We queried whether there was a chance of completing by the end of July, and we were told it was definitely doable providing there was no massive discrepancies in the report, so we are still all happily hurtling towards that. We will be do happy if that's the case- I'll be 32/33 weeks pregnant at that point, and I'm measuring big already, do there's every chance I'll be a beached whale lying on a sofa by then!

Hi everyone,
Haven't been here for a while and sounds like a lot has happened. Glad to hear that things have moved forward for many of you.

Our buyer is expecting local searches to come back by the end of next week, and hopefully we could exchange soon after. The buyer would prefer end of July completion, but we are worried that might be a bit tight for us as we will have to find a rental after we have exchanged, so we would prefer early August completion. But we will see what happens, hopefully the buyer could be flexible here, and if not, we may have to find a storage space and something temporary if we can't find a rental within 3 weeks.

It's quite sad because we are moving from a house we love, owned since new and decorated just to our taste. No work really needed, super efficient, and beautiful. But the tiny garden has driven us forward to a 100 year old house with a 100m garden which I know we will love but there is a sense of sadness. Our little man has only ever known this house Sad

@Minnie881 - best of luck with the final packing. Like you, our house is all the DC have ever known. dS1 was 3 months old when we moved in and he's now 17! Both DD1 (15) and DS2 (13) came here from the hospital. TMI but DD was conceived here! They're all a bit sad but bribes of double beds (that's what teenagers want) will win them over.

Another day of to-ing and fro-Ing. It looks like we are now on for completion on 30 August for both our sale and purchase with us paying our buyers extra rent of £1,800. We costed up storage at £800 and decided £1,000 to stay in our own house for 6 weeks made sense. It's a bid odd when you put it like that!

Fingers crossed for exchange tomorrow but it might be on Monday. The deposit is in place from our buyers and we have have our deposit in place. Mrs Vendor is downsizing and her new house is the end of the chain.

@dimmu - good to hear everything is still ticking along. I'm amazed at the different timescales for local searches. I know you're in another London Borough but it's crazy that ours takes less than a week whilst others take much more.

If I've learnt one thing it's that as a house mover you just have to be pragmatic. You might need to use storage (not as expensive as I thought), you might need to explore other options for short-term accommodation and sometimes you just need to throw money at the problem. There are always solutions....

@sandybayley I was pleased to read that things are looking better for you again, the last thing I remember was your vendors heading for court! It's quite a long time for you between exchange and completion then? But will keep my fingers crossed for an exchange tomorrow.
The local searches should be back by the 5th, so hoping we might exchange end of next week or at the beginning of the following week. You're right, if we have to move out early then so be it. As we are relocating DH has resigned from his current job, his last day is early August and we'd really prefer to complete after that. But if there is No other way then it would be storage and airbnb or something for a bit.

My solicitor is now on holiday Hmm. I called today and spoke to someone else who will apparently look at the file in his absence. Supposedly they have now got the management pack and the leasehold title plan (only had the freehold plan before ?!). Waiting for the local search to come back...the borough website says 15-20 days Angry

Those of you who have had to move into temporary accommodation, out stuff in storage etc - what did you do about address changes and post redirection?
