@balalalala sorry to hear you are also suffering from the absent buyer syndrome, so frustrating. How far along are you in the process? At least our EA is very good at getting back to me, although he must be getting fed up with my daily update requests. Our solicitor is also putting pressure on him now to find out what's going on, he must be loving his job at the moment! Grin

@dimmu all ready to exchange on our purchase and believe we should be in the sale too. Think the top of the chain is too, but not certain about one in the middle. Initially hoped to complete last week of July but pretty sure that's out so hopefully early August.

Just slogged through 30+ documents from my solicitor. Main concern is the £5k+ works that need to be completed on the block.

Going to ask tell my solicitor that I want to drop the price or get the amount on retention from the vendor. My solicitor had already raised enquiries to find out exactly what has been invoiced and charged so far, as it seems this has only recently been finalised.

Think I will be pulling out if the vendor doesnt agree to drop the price Sad

Hi all I was around at the start of the thread when we first went up for sale. It's all gone fairly straight forward so far so if lurked and not posted. First couple to look at ours offered and we accepted . We spent a week or so looking but were quite particular in area. To our luck a house came back on the market exactly in our perfect location and price - needs a lot of work however !! We were first to see and offered straight away - they accepted and we have been going through the motions since then. I am daunted about the amount of Reno work we need to do but dh very handy and both of us are keen to get stuck in. Just to make life a bit harder i have since found out I'm pregnant with third dc due feb!!
Anyway we are now in final stages hoping to complete and exchange start of aug. The buyers are currently querying some building work that was done on our current house before we lived here that we have no building regs for so it may be a case of getting indemnity insuranc e? Hoping this doesn't make the process drag on as we are desperate to get in and start work.
Love reading all of your updates too good luck to everyone at the start of nearing the end.

@Violetroselily I thought the seller was responsible for any payments that have already been invoiced? We have some major works bills that we have been paying off in instalments and the account will be settled upon completion. There are also some planned major works that have not been done yet and we reduced the price accordingly. We have made sure that the buyer has been aware of these major works from the beginning, and have given their solicitor all the correspondence relating to it.
I would expect the seller to drop the price for you if it wasn't already taken into account in the asking price.

@dimmu yes from what I've read, the seller is responsible for invoices received but I'm not sure exactly what has been invoiced yet. Also it seems that the payments will be staggered over 2 to 3 years so I don't know whether that makes a difference (I suppose it depends if its periodic invoicing?)

My other concern is that the reserve fund will be used up so any future bills could be hefty.

@Violetroselily when we bought our place the seller set aside some funds for upcoming invoices for works that had already been done. Would that be an option?
Not sure about the reserve fund as our place is ex-LA so no such fund.

@dimmu was that on a retention basis? I think that's what its called - where a sum is held by the solicitors after the sale?

That would be my preference rather than dropping the sale price in order to avoid needing to notify my lender to reduce the mortgage

@Violetroselily yes think it was called something like that, can't remember exactly. I would think the seller would be more likely to agree to something like this as well rather than a price reduction.

Spoke to my solicitor. His view is that as its invoiced but not started, I would be liable but I'm in a strong position to negotiate as any other buyer would have the same problem. Once the enquiries about the work have been responded to, I can decide whether I want to renegotiate the asking price. He suggested I ask for a 5k reduction and see what they come back with.

I would potentially meet them halfway, as the works are going to be completed in stages over the next 3 years rather than all completed immediately.

Hoping it doesnt take too long for the enquiries to be responded to

Please can I join in! We've been on the market for two weeks - only shown one couple around in that time though. Unfortunately we're in a part of the country where nothing seems to be selling at all. Desperately hoping to sell before either of the two houses that we're considering sell!

welcome waitingfordot, the house we are just about to move into has been for sale since last october so sometimes it takes a little while, but while we pulled out of one buy because the seller messed us around we found a better house for us,
OH paid the solicitor a cheque today for the whole amount for our house and we complete and get the keys on the 15th of this month

@dimmu and @balalalala - what a pain in the arse, how can people go AWOL during this process?! I just don’t get it

@LeopardPrintKnickers and @BeauticianNotMagician81 sounds like you’re getting close.

Might have had a bit of a breakthrough today - EA seems to think all the enquiries are sorted - he emailed my solicitor himself to chase rather than asking me to which is new!
I’m going into solicitor’s office on Friday to go through documents which I think means we’re nearly there?! Solicitor was beyond vague on the phone - said we could definitely exchange “this month” but that if we were meeting on Friday he wouldn’t go through any paperwork till then (?).
I assumed EA was pushing because the other side are ready but now he’s saying he’s not sure they are and clearly solicitors aren’t speaking to each other. Feel like piggy in the middle again. Work is super stressful and I’m at an international conference for a week from next Friday. SOD’S LAW that after months it all happens at the worst possible time 🙄

Our house is on the market!
We’ve found one in the village we like, huge plot but needs a lot of work.
We’ve expressed an interest to the estate agent, but until we sell we can’t make any offers I think? We went with the estate agent selling the house we want in the hope it may give us a slight advantage down the line.

I’m really not sure how this all works.

Phew our buyer has resurfaced as well, glad yours did too @balalalala

He's still keen to complete this month which seems ambitious considering we haven't even agreed on exchange date yet. Sounds like his solicitor is slowing things down so it is up to him to get things moving. We have signed the contracts and are just waiting for any extra queries they may have.

Thanks for all the good wishes everyone. I can report that it's lovely to be on the other side of exchange.

Mrs Vendor is still not making everyone's life easy as she has told her EA that 'minor damage' was sustained to the house by her autistic DC prior to exchange, she claims his behaviour is as provoked by the forced house sale. Mr Vendor has spoken to her and it seems it is just scuffed paint but we're asking for pictures and confirmation via our solicitor. Any sympathy I may have had for her for has now completely gone as she's clearly just determined to wind everyone up. Two failed court cases and a forced house sale and she just can't give up.

I'm putting together info and instructions for our buyers but am just hoping that she doesn't deliberately sabotage our new house. I don't want to hate her but by god I'm getting very close. And breathe...,

Great news from lots of you that progress is being made. You have to be terrier like through this process. Persistence is the way to go. Phone and email every day if you have to and make yourself a nuisance. Be worried when it goes quiet, ask questions and chivvy the process along. The quicker it happens the less chance there is for things to go wrong and fir people to change their mind.

I am selling 2 props one in town b and one in town c

my 2nd solis have queried my ID evidence ok just being very risk averse am thinking which is a good thing
I dont live near town c and its not convenient for me to drive to produce my passport or driv licence which is what she required in person I asked my town b solis if they would authenticate my passport evidence by a ' yes this is a certified copy of ID for A N Other '
I checked whether town c solis would approve my other solis authentication thinking one solis talking to another should be ok

again she said NO in person or nothing hello hello whats going on they actually spoke to one another and again she said NO NO NO

I am not a legal person just a member of the public but even I think thats a bit OTT my solis said find another firm this is a bit OTT
for info my ID is not dodgy brit passport brit Driv licence
