Good luck this week everyone!

Our buyer has been a bit too quiet to my liking over the last couple of weeks. The EA said he went abroad without telling him and isn't sure when he's back. Still hoping to exchange as early as next week once the local searches are back.
I keep pestering the EA for updates and he spoke with the buyer's solicitor last week and they said the buyer was hoping to exchange soon as well, but not sure if that was before he went abroad.

I hate this whole process so much, I'm constantly refreshing my emails for updates even though it's pointless. Just want some sort of confirmation the buyer is still happy to proceed so that we could start looking for a rental.

Sandybayley so did exchange happen? At least once that happens you can relax knowing it's going to happen. Fingers crossed for you.

Beautician so hope the latest revelation doesn't scupper your timescales and you're in in time for DH's birthday.

For us, we were meant to exchange on Thursday, and then Friday, and still no sodding exchange. It seems there's a little bit of paperwork that's needed to be checked and signed off further down the chain, and it's holding everything up. We're meant to be moving on Thursday, and we're living out of boxes and bags, and it's horrid, but we're keeping the faith. According to all solicitors, everyone in the chain is working towards Thursday, but of course, until exchange, you can't put any kind of plans into place like booking removals, confirming post redirection, changing addresses on stuff, etc. So much to think about, my brain is frazzled!

@dimmu @Violetroselily @LeopardPrintKnickers - thanks for thinking of me. So close but no exchange. The most incompetent solicitors in the world have held things up again. They have lost (yes you read that right) one of the signed contracts that was sent by recorded delivery last week. It has been sent again today to arrive tomorrow. They also do not have the redemption statement.

I am beyond furious. Mr Vendor has escalated to the Senior Partner this afternoon. Even my solicitor admitted he is fed up. I simply cannot understand how these muppet solicitors hold down their jobs? When will this nonsense be over?

I've never know so many tales of incompetence. Almost everyone I know has had problems with either their or another parties' conveyancer. How on earth do they get away with it?? I hope Mr Vendor gets them in deep shit.

@Violetroselily - I've done a bit of research into how to make complaints about a solicitor when you're not their client. It can be done if you complain to the SRA and cite a breach of the SRA principles. I've sent an email to the Senior Partner and the Complaints Manager tonight (with a read receipt) to warn them I am about to do this. They have until COB tomorrow to resolve it. I have cited which principles they have breached (integrity and standard of service).

Even if it achieves nothing I feel better. The Senior Partner and the Complaints Manager have already read the email. It was one of my finest..,,

@sandybayley that's unbelievable. I hope they receive the documents today, and provided they don't lose the contracts again, your exchange is imminent.

I'm feeling incredibly nervous now, no one has heard from our buyer for two weeks. I really hope he will resurface soon..

I hate this process so much and how the whole future of our family depends on moods, preferences and decisions of some FTB who is rubbish at communication (EA's words).

Management pack has been reviewed by my sol - theres major works planned at a cost of at least 5k per leaseholder.

Oh Sandy I share your frustration and bloody bravo for making a complaint - I salute you!

We also still have yet to exchange, despite being assured it would happen last week. Seems one part of the chain only returned their signed contracts yesterday to be received today. And, I'm not sure how, but they've just discovered that the bottom of the chain hasn't paid their deposit and until that's received, we can't exchange.

Apparently, we're all still working to complete on Thursday. Jeez. That's two days away. Two sodding days. Our lives are packed in boxes and I'm being chased by the removal firm to confirm the booking as they're getting enquiries for that date, and even the cattery is full so I need to confirm we need our cat booking in.

This is so damned tiresome and while I know it'll all be worth it when we're in, the whole process has been fraught with endless waiting for other people.

Sending love and strength to everyone else dealing with this. I'm keeping the faith. Just.

aww gosh was hoping to come in and hear that everyone had exchanged by now hoping you all get done this week, we have news money in the bank and exchange and completion going through for the 15th july OH is going into solicitors tomorrow to sign all the papers , we have been lucky in that one sale fell through so some of the paperwork had already been done and the house is empty so no hanging round for the vendor to go further up a chain, im so glad that we didnt get the other house or we would have been hanging round till christmas lol, this is going to be fun as we are away at a couple of things either side of the date

@sandybayley Ds will only be 3 so it's not too much of a bother as he won't remember it. However, I have go DH some champagne just in case we at least get some good news beforehand. I hope your DS enjoys his birthday. I'm sure he will. My eldest Ds has a Christmas Eve birthday, so that's interesting . I cannot believe the solicitors lost the contracts. Utterly ridiculous. Complaining would make me feel better too, so I definitely would. I hope you exchange very soon.

So I had an email from my mortgage lender today letting me know our first payment is due next week. I've spoken to our solicitor today, he is confident exchange is imminent. Come on buyers Angry

Update: seems the missing-in-action signed contracts further down the chain have been received and the FTB at the bottom of the chain has paid their deposit, which has been received. Have we exchanged though? No! Despite everything being in place, it seems the solicitors think tomorrow is best, mainly because it was fast approaching 5pm and heaven forbid any of them having to work a few minutes late.

So frustrating, but here's hoping that it all goes through tomorrow...

No feedback from either viewings on Sunday. One couple spent 45 mins and started negotiating prices whilst here and nothing since 😂

Congratulations @sandybayley that is amazing, so pleased for you, especially as things were looking so hopeless not that long ago! Gives us all hope.

@LeopardPrintKnickers and @BeauticianNotMagician81 it all sounds very promising for you both, keeping my fingers crossed.

We signed the contracts today but of course that means nothing.. still no signs of our elusive buyer, my anxiety levels are up the roof.
School holidays are fast approaching and our plan was to relocate early August. We are thinking of going ahead with finding a rental and moving within a month no matter what happens. We have emergency funds that would help us cover both rent and mortgage for a few months, just really want to secure a school place for DD1 and you need a rental agreement for that.

Ive given my Sols and EA a rocket with both barrells for this holiday malarkey its cost us three 3 THREE weeks because it got left on someones desk and was not looked at cheeky bleeders the lot of them and breathe ….
