@Violetroselily I have been wondering the same about addresses, post and temporary accommodation. We don't even have any family whose address we could give temporarily.

@dimmu and @Violetroselily - you'd use a redirect to a PO Box and go and pick up your post from there. It's fairly standard I think.

I'm a property lawyer. In one borough where a lot of my clients are, the delay for searches is 70 days. I have never seen anything like it !

@Violetroselily - solicitors holidays are rubbish. We've had our buyers solicitor go on holiday and our solicitor go on paternity leave. Add to that our buyer going to Australia and 5 weeks when the court battle was going on and it's amazing that anything gets done.

It's also not great when someone else looks after a file. A para legal at our vendors solicitor caused major issues earlier this week by proposing a completion date which their client couldn't possibly do.

@dimmu - yes I think that's right. You can choose any PO. Would work if you're moving out the area into a temp address.

Well we are out, house packed and cleaned within an inch of it's life. Processco left...

Our vendors are suggesting they need till 2pm they have a tiny transit van for Christ sake. Why do people do this , we were all told to be out by 12pm. Waiting for the call for completion on our purchase. Sale all gone though now.

Currently very annoyed at our vendors.. obviously trying to do it on the cheap..

@Minnie881 - hope you're out by now. You have to wonder his some of these people we are encountering manage to hold down jobs and run their lives. Speaking of which..,

We are ready to exchange on our sale but once again the rubbish vendors' solicitor is holding things up. Our solicitor just needs confirmation of completion date in writing and top of the chain needs to sort a couple of things out. We could exchange today but I'm thinking it's going to be Monday at this rate. Rather say today was supposed to be our completion date before the Court Case nonsense kicked off.,,

@Minnie881 - that's really late. They will have to compensate you if you incur costs, check with your solicitor. Keep all your receipts!

I don't think our exchange is going to happen today but I have seen the email from our vendor answering the final enquiries and agreement to pay for an indemnity policy. Not phoning my solicitor as I think he's a bit busy Confused

@Violetroselily - possibly. Not sure there's a huge amount t of activity in SW London at the moment though.

Just heard that various documents / certificates have been sent to our solicitor by our vendors . I didn't realise that no money moves on exchange. Apparently it's just contracts / solicitors speaking to each other. So it can happen as long as solicitors are in the office.

Almost certainly not happening today but oh so close!

@Minnie881 - hurray! The news we've all been waiting for. Now what has happened to @seaorrell ?

So we didn't get to exchange today but very close. One thing has made me smile though. The appalling vendors' solicitor (yes I know I am a bit obsessed) turns out to be a former candidate on The Apprentice. His biog talks about 'going that extra mile for client satisfaction'. Well Sir Alan saw through that nonsense and fired him! His boss may go the same after I write to him next week. Vindictive moi? Surely not.

@Minnie881 so pleased you got in at last. What time did you complete? Was the hold up the vendors or your solicitors? I hope you have a lovely first night in you new home.

@seaorrell any news? I hope completion went well today and that you are also settling in well to your new home.

@Violetroselily the first time we were on we had hardly any interest. The second time much more and three offers. Sorry your solicitor is on holiday. I hope someone else is working on their behalf. With searches they sometimes come back quicker than expected.

@KnobJockey things sound like they are moving along nicely for you. Fingers crossed for an end of July completion for you. I moved into a rental at 37 weeks pregnant. The awful landlord left it in a disgusting mess. I cried the whole day but then nesting took over and the house was gleaming.

@dimmu Are all your enquiries back? I'm sure your buyer will wait if you explain the situation. I've learnt that the best way to move forward with this process is to be completely transparent with everyone and hope that they do you the same kindness in return.

@sandybayley Fingers crossed for exchange Monday. I think you've done the right thing regarding the buyers rental. It will be so much less stress on you.

So we have more news. Turns out our flipping buyers gifted deposit is coming from equity of the parents house. So they've had to remortgage as well as the buyers getting a mortgage. No idea why it's taken so long for them to flippin apply for it. Mortgage was offered yesterday and funds should be released to our buyers within the next week. So fingers crossed it's soon. I really don't want to move when the children break up for the summer holidays. Their last day is 12th July Sad

my OH finished work forever today not looking forward to having him under my feet when im not at work (sigh) his pension drawdown goes in the bank monday ( funding for the house) so he is going to ring the solicitors on tusday and see how much longer before we can exchange and complete as our seller nsnt moving anywhere

We got the go ahead about 3.30 ish, cutting it fine for the next vendor. I think to be honest it was their sols not checking the payment system correctly. Our solicitor sent it over at 10.50am.... they have been truly shit I definitely will never use them....

@BeauticianNotMagician81 - don't you just wish people would be straight from the he outset about what they're planning? It just undermines trust when you've found out you've been spun a line. Hopefully the money will come through next week.

@isseywithcats - congrats on your DH finishing work (I think). Monday is another week and brings new hope for us all.

@Minnie881 -shall we start a list of shit solicitors? We could name and shame them
all of them. Sadly I think our thread would get taken down quite quickly.

Just spent a lovely evening with some old friends. I've promised them our next get together will be in my new house drop bling champagne at my lovely island. Please make it happen...,

@sandybayley and @Violetroselily I know I just hope it's all done as quick as possible. I've no idea how long equity takes to be released though. Sad They have said a week but clearly their word means nothing.

It's DH and our youngest dcs birthday very soon. I'm really hoping the champagne I'm getting DH can be used to toast our new home too.

@Minnie881 congratulations on reaching the end/beginning.
We have decided to go back on the market after taking advice from solicitor. Our situation is that we expected to exchange in April on return from hols. Very sadly our buyer passed away leaving a partner who wished to proceed. Unfortunately the delays in probate and insurance settlement have meant we risk losing the new build we reserved.
We have packed boxes piled high and have 2 sets of viewings tomorrow!
Had hoped to never do a viewing again after 2 years in total trying to sell.

@TulipsfromAmsterdam - I'm sorry to hear that. I remember when it happened, so tragic. You've been very patient and done your best but I think you're right to put it back on the market. I feel for you with viewings again.

@BeauticianNotMagician81 - I hope you're in for those special birthdays. It's DS2's 14th Birthday the day before were due to complete. Poor thing was born on Bank Holiday Monday and his birthday never really 'works'. We're either driving back from holiday or no one is around for a party. I've promised him a 'gathering' the week after if everything goes to plan.

Good morning all. Another Monday so let's get cracking.

Hoping we can get exchange over the line today. I just want it done now so we can start making some plans and enjoy the summer. I was away for the weekend with DS1 at a uni open day and it was great not thinking/worrying quite so much but I would like it 'done'. I do hope today brings progress and good news for everyone.

Chased my sols again today, they are "hopeful" Hmm that someone will be able to review the file by Wednesday whilst my solicitor is still on holiday. The chap on the phone said there are a lot of documents to review so hopefully there is some meaningful progress to be made.

Hello! Dipping my toes into this thread. We’ve decided to sell as we’ve had a minor windfall, and we would really like a bigger house. I’m determined not to buy unless something amazing comes up though.
We’ve seen a house we like but it’s apparently had a lot of interest, and until we are on the market and have buyers there’s we can’t really make a serious offer.

Hoping to be in by Christmas but I’m not sure it’s possible...
