Thanks @sandybayley !

Glitteryfrog · 15/04/2019 13:27

@sandybayleys thanks!
As of this morning we have accepted an offer! I am cautiously excited.

If we ever move into this house I am never ever ever moving again!

WBWIFE · 15/04/2019 13:41

Thanks @sandybayley ! Still not heard update from solicitor. Winding me up now!

NewYearNewSocks · 15/04/2019 13:54

Well we are 9 weeks since we listed and sold and offer accepted in the rapid weekend, the house we offered on was dropped by 15k to bring it in line with mortgage valuation in week 2, two days later our mortgage offer was there.

Week 4 our sale was all ready to go and that’s where it has stopped. The vendor has had to change solicitor since half the house is owned by children under a will, the deeds have got to be split due to their house being built in the garden (separated by a lane as is common here) and the vendor is only just filling out the sales list of items included. So stressed.

Dh is home from sea on Wednesday so we have three weeks until he goes back to get moved. I’ve told them I’m not moving on my own with a 6mo baby.

Going to give it a week then we will discuss our next move. Feeling the stress now but if not in this three weeks then DH is back to sea for three weeks and we have a wedding abroad to go to so would be looking at 7 weeks or so from today.

I know this is minor timescales compared to some of you but really don’t want to lose our buyers. I’ve told them we need to complete before the 8th May. Let’s see where that gets us.

TiddleTaddleTat · 15/04/2019 14:51

@NewYearNewSocks that sounds really stressful. Buying and selling plus the timescales of real life cause a real nightmare. I hope t works out for you.

@WBWIFE what's your solicitors excuse ?!

I got through to our selling solicitor late morning and he said (somewhat nervously) we would try and exchange today with completion on the 25th... pleasssse!!

WBWIFE · 15/04/2019 15:07

@TiddleTaddleTat saying that we havent had local authority search back, they said they couldn't chase it, then said Friday they could as it's gone past the time scalem

Told them weeks ago local authority hadn't received it and their time frames are 8 working days as per their manager as I contacted them directly!!

The solicitor adamant they were ordered.

I've asked if we can exchange without it with an indemnity insurance maybe as long as we have for completion.

My dad lives two doors up so we know what's what and we have seen the boundary lines etc. We know the council maintain the grass out the front same as my dads so I'm happy to exchange without if they are!

Jem01 · 15/04/2019 15:35

Marking my place!

@NewYearNewSocks i remember you. Sorry to hear its been a stressful time. Buying and selling is an utter nightmare (remind me to never do this again!) 8th may seems a reasonable time for the new solicitor to get up to speed and for you to complete, fingers crossed for you.

@WBWIFE Now following you on instagram since yesterday your home is lovely!

@TiddleTaddleTat great news if you can exchange today and then complete next week fingers crossed for you too.

Since we exchanged last week i've been blitzing the house like crazy and whizzing through my moving checklist. Funny today was meant to be our original complete day. Looking back there was no way we were going to move today (not with our seller and her unusual requests)

TiddleTaddleTat · 15/04/2019 15:36

@WBWIFE
Bah. Sounds like they are arse-covering their own mistake. Have they reordered this search?

dimmu · 15/04/2019 15:37

Thank you @sandybayley

8 weeks on the market tomorrow in inner London where things are a bit slow at the moment. We have had close to 30 viewings, and just had another offer today, our second so far. It's still on the low side but better than the last offer, so feeling a bit more hopeful now that a buyer will come along eventually.

NewYearNewSocks · 15/04/2019 15:50

@tiddletaddletat @jem01 very very stressful. Wouldn’t be too bad if DH was home. I’m still getting used to not being at sea and we were on the same ship so not like I don’t know what it’s like usually fitting things in in 3 weeks off.

Hopefully we can get moved this leave even if it’s right at the end and I’m left with piles of boxes. Mum will watch the babe whilst I unpack so I can deal with that! Just want to be out now. It doesn’t feel like our house anymore Grin

Hopefully we all have it smooth running from now then!

LeopardPrintKnickers · 15/04/2019 16:26

Thanks *Sandy

After 7 long months on the market and more than 30 viewings, we've now accepted an offer on our house, and had our offer accepted on the house we want. It's been a horrible few months, dreading that the house we want could be snapped up by someone else, and I'm so hoping that everything goes through smoothly as I don't think my nerves could cope with any more.

Mortgage is now applied for, solicitor appointed and so now we wait. Gulp.

newyearnewsocks good luck with getting things sped up, must be so tough dealing with it alone.

dimmu good luck for getting better offers!

TiddleTaddle here's hoping your exchange happens speedily!

WBWife out a rocket under them! Hope it all gets resolved quickly!

Jem hope the packing goes well and completion too.

glitteryfrog Yay, good luck! We're at the same stage now. And yes, like you, we're never doing this again!

Smart123 · 15/04/2019 16:34

Thank you @sandybayley
Well my buyer is pushing for completion on Thursday, sadly I can't see it, it would be an amazing Easter gift, but after almost 6 months, my faith has dwindled.
Hope you get sorted @WBWIFE and @Tiddletaddletatt

TiddleTaddleTat · 15/04/2019 19:24

@Smart123 completion by Thursday? Will they be able to move the funds quickly enough?

After our solicitor got my hopes up earlier with the idea of exchange today it didn't happen... hopefully tomorrow. We requested completion for next Thurs so just over 5 working days between.
I'll be at work tomorrow and unable to be completely glued to my emails / chasing by phone which is both a good thing and a worry!

BeauticianNotMagician81 · 15/04/2019 19:57

Thank you @sandybayley

@Glitteryfrog woohoo congratulations. Fingers crossed all goes smoothly for you.

@NewYearNewSocks just keep pushing for your move date. When we moved last time the people at the end of the chain were holding things up as their new build was delayed. Our vendors estate agent was brilliant at sorting everything out. So try speaking to the agents.

@TiddleTaddleTat ooh hopefully it won't be long for you.

@LeopardPrintKnickers pleased that you've accepted an offer. It's all so stressful isn't it.

Well we looked at two new builds and love them. The problem is the one we prefer is due to be completed in the autumn. We are trying to negotiate a deal with the builders.

NewYearNewSocks · 15/04/2019 20:13

Beautician I spoke to the agents today. Both agents, ours and vendors are from the same company but different branches and both have been brilliant. Vendors agents particularly. Vendors agents are chasing tails to get things moving. It’s obviously in their interest to have both transactions go through. Only a short chain luckily, our buyers are first timers and the property we are buying is empty as such.

Smart123 · 15/04/2019 20:19

@Tiddletaddletatt
Just had an email forwarded from buyers solicitor, saying completion won't happen due this week due to moving funds, but we are hoping for exchange, such a roller-coaster of emotions.
Fingers crossed for you for the next few days.

TiddleTaddleTat · 15/04/2019 20:43

@Smart123 fingers crossed for us both. Exchange this week would make it a very sweet and chocolatey weekend. If I'd known at Christmas we would be still be waiting as we approach Easter I would have been horrified.

Glitteryfrog · 15/04/2019 20:48

There must be a better way to buy and sell houses?
How do German's do it? They're efficient and wouldn't stand for this nonsense?

Smart123 · 15/04/2019 20:54

Oh I agree @Tiddletaddletatt, if someone had told me when I accepted the offer at the end of October it would of taken this long I'd never of believed it either.
I think I may even get to sleep a full night when I have that much wanted exchange🤞

TokyoSushi · 15/04/2019 21:03

Wishing you all lots of luck, I'd be sorry to leave these threads now being a veteran and all that!

Smart123 · 15/04/2019 21:15

@Tokyosushi
Ill probably be back here soon as I still have to buy a place, hoping buying won't be as stressful as selling🙄

Glitteryfrog · 15/04/2019 21:19

@TokyoSushi you should feel liberated and free!
You can hang around and be our mascot for when times get tough?

TokyoSushi · 15/04/2019 21:28

I do! I will! It's wonderful on the other side!

sandybayley · 15/04/2019 21:37

@TokyoSushi - you never did share a picture of the infamous garage Winkwith us!
