@tootyfruitypickle don't worry, I won't be leaving flowers for this buyer! It'll be a grubby vacant flat and they are going to have to work out how to use the boiler themselves.

It's funny how quick it is in the end. And you realise how for your solicitor it's just another day but for you potentially life changing. It's such a relief to have sold this place, it was rented out, now vacant, and costs us several hundred a month. About 5.5 months from offer to exchange and 8 months since we first marketed it.

Can I ask how did it happen, do you just get an email or a call saying you've exchanged?
And do you get a completion date the same time?

@TiddleTaddleTat - congratulations. Another one of the old timers (hope you don't mind because me calling you that 😉) makes it to the finishing line.

It's a never ending struggle isn't it? Valuation survey booked on our house - tick! But still waiting for draft contract from our vendors nearly two weeks after the Memorandum of Sale was issued! I feel like we're all in a game of snakes and ladders. I reckon I'm on about no 15 of 100.

@ABingThing - we had asbestos flagged on a roof of a garage for our aborted purchase. Spent £150 on a specialist test only to find it wasn't! As others have said, it sounds scarier than it is - definitely not a deal breaker.

Thanks @SandyBayley I think we just need a chat with a surveyor to determine whether the problem is the asbestos or if the garage itself needs remedial work that will require the roof being removed to get to the damaged bit.

Definitely feeling reassured by everyone - thank you!

@Smart123 all parties have to agree a completion date before exchange can take place. Then they have to be available at the same time to call each other.
I was calling to chase our solicitor when he had just come off the phone from exchanging - but usually they would call the client straight afterwards, I think.

@sandybayley snakes and ladders crossed with jenga. The whole thing just feels precarious.
Our memo of sale has been issued. I've spoken to our estate agent sales progressor and told her we've already got mortgage and survey done. If the cash buyers crack on we could be sorted really quickly.

We complete next Thurs 25th. Buyer was pushing for 23rd at the last minute which would have suited us but a bit difficult in terms of moving funds in time.

@Smart123 nope! Solicitor said they were waiting on our vendors answers to enquiries. Answers were sent late this evening.

Just been told by vendor that he spoke to our EA who said they are now waiting on enquiries further down line!!!!! First I've heard!

I'm sorry to leave these threads too, even though I am a relative newbie due to being v lucky with how fast everything happened in the end (despite inevitable hiccups it was 7 weeks from offer to completion in the end). Keep going, it will happen and it is worth it.

Has anyone had anything other than a homebuyers survey done? First time round we considered a homebuyers or a full buildings survey. A couple of companies told us not to bother with the full buildings as if anything structural is picked up in the homebuyers then it will refer to the need for a specialist anyway... this time with it being near 100 years old we just thought it would make sense but again we are getting feedback that it's OTT unless 'well over 100 years old and a listed building etc'.

My solicitor definitely wasn’t in the mood to chat today! He’s finally got the management pack so can start working on that - then I think enquiries are next? He thinks his junior has looked over the lease.
I asked about timescales and he said “well the vendor can’t have been in a rush if we only just got the management pack” - so I’m none the wiser 😐

@Farontothemaddingcrowd - we love a happy ending whether it's a short and sweet journey or an epic voyage a la @TiddleTaddleTat or @TokyoSushi .

I fear by the time I'm done I'll be an 'epic'. We're now 6 months on from first marketing our house. I'm hoping we might be 'done' by the end of June - which would be 8 months in total (if we can do the conveyancing in 12 weeks).

@Minnie881 - what kind of property are you buying? I would go with an HB Survey for a fairly standard purchase - by which I mean a basically sound and standard house. If it's a major doer upper a structural might make sense.

Round by where we currently live most of the houses are Victorian or Edwardian terraces and HB Survey is fine even though they are 100+ years. The house we're buying is 1930s and we will get an HB Survey.

Oh huge well done to you Tiddle, what a bloody relief.

Ours has gone from being painfully slow and nothing happening at all to suddenly lightning fast. We accepted the offer on Thursday, the buyers came back with their family on Friday and it was obvious how much they love the house, which is a relief. We went to see the house we want on Sat afternoon (as we hadn't seen it since we viewed last Sept) and loved it even more. Our offer was accepted on Monday. We've appointed the solicitor, provided all the paperwork for the mortgage and apparently Natwest are valuing the property in the next day or two.

So desperately hoping that after 7 months of hanging around, the pace picks up and we can hurtle through the next few weeks, but who only knows...

Good luck to everyone just waiting. Soon we'll be like Tokyo and relaxing in our new homes and it'll all have been worth it.

Hi all. Can I join? Third time lucky we hope with house on the market. Listed last year and the end of the year before, but found out I was pregnant last year so took it off (v stressful pregnancy). Just resisted (outer north London borough). 3 weeks on and only 3 viewings 😣 we’ve dropped the prize by 25k already it’s just so slow. We’re on a busy road which doesn’t help.

Just desperate to move now - 2 kids and 2 adults in a lovely but small 2 up 2 down.

Hoping things pick up now brexit has been delayed again?
