Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

We've had our first valuation and it was about what I expected. Another tomorrow then will make a decision and hopefully get on the market the following week. My DH is currently doing all the little odd jobs we've been ignoring, to get the place looking it's best.

just about to go on market with my late fathers place a 2 bed semi

I have planning permission on it for an extension so just in the process of getting quotes for the work as it will be first question asked by potential purchaser
I have someone going in to tidy garden a couple of hours a week so hope to be ready to list end of next week

@jamtart30 in the same boat as you - sat up the road in sight of the house, they've been there 30 minutes. Wet dog in the car, shaking and moaning (dog, not me). Three more viewings tomorrow and this windy wet weather doesn't help.

Yesterday's viewing was worse than shit. I had to stay with the dogs so we had an estate agent. Except it wasnt, it was just some viewing person who couldn't go upstairs as he had a bad knee.

Two lads had a look round, clearly after somewhere to make an open plan pad... and now our shower is mysteriously broken. They must have been trying to test water pressure but turned the wrong knob and forced it.

Agents have told us most people don't view at weekends, is that right? We have nothing booked in.

We have had to agree to conduct viewings ourselves as people were keen to view (and proceedable) and couldn't do any other time. The EA did today's viewing but I'm doing the three tomorrow. I don't really care as long as we get a sale at some point. Not desperate, just will do anything!! I just hope I don't blurt out something stupid...

I got a viewing checklist from somewhere and you are advised to check water pressure etc so I suppose that's what they were doing. The knob had a point that you cant turn past (so you don't scald yourself) and they've just powered through. The on/off knob is fine!

I hope they get cold in their open plan man cave.

Can I ask about your own searches?

How much over your budget percentage wise are you looking at with the view of negotiating down?

Hi Jamtart, we are searching about 10% above what we can comfortably afford, I'd say - partly because we sort of hope they might take a cheeky offer, and partly because we could consider stretching ourselves (even more) if something was exactly right. Also, Right Move is addictive, so it's tempting to just see what you could get in that next price band...and then you save it to go back to...etc.

Yes about the same at ten percent but we are probably going to end up with a refurb job so will be negotiating anyway.

See 10% seems loads to me but then we're in Surrey where house prices are insane. 10% is literally £100k more.

I'm not really looking at houses over my budget - too scared I will fall in love with something I can't afford. The top end of my budget is a stretch as it is...

We've been on the market a couple of weeks, so far we've had one set of viewers who cancelled 5 mins before they were due and a second set who have put in an offer, but still haven't sold their place. I've have just rejected the offer, but said we would welcome an offer once they have sold their place. Don't have any more viewings booked in, so I hope we've done the right thing.

We're looking at 5% over budget.
