Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

@WBWIFE wow congrats on the big rise in such a short time!

Can I ask how much is the cost to each buy and sell, first and second house?

I am taking an average 3% estate agent fee, and on your 275k selling price, I estimate it might have cost around 8k for estate agent and other fee? And it only rose from 260k, wouldn't that 7k profit a bit too much hassle to go through the paperworks and physically moving from house to house?

It's been a while since I posted, but we have an offer! It's lower than we would like, but affordable. Unfortunately DH got fed up of waiting, and started more DIY. I feel like we ought to offer another viewing so they can see the finished product and possibly offer a bit more? Is this reasonable?

@30under congratulations 👍 I think across the market people are accepting lower offers, I know it's frustrating but I think once you've accepted it's a bit awkward to say you want more, tell husband to step away from anymore home improvement Smile
We are hoping for an offer tomorrow, the buyer said she is going to email the estate agent her offer this evening! Wish us luck

I cringe at the thought of offering. I really find it hard but want to get a good price. I’ve seen some houses I think are priced too highly so I haven’t offered at all. Is it worth just going for it?

How's everyone doing?

Our buyer is now having a homebuyer's survey as well. This would be fine if I hadn't had a horrible dream a couple of nights ago which ended with the surveyor having taken off the wallpaper and standing there with water running down the walls.

We don't have water running down the walls.

But I'm a bit anxious nevertheless.

Ahhhhhhhhh😫😫😫 we had the offer and again it's ridiculously low, 37.5k under asking!!!!
One bed flat in nice part of North London up for 250k, I was expecting offers at 235-240k but to offer 212,500 is a bit bloody cheeky if you ask me!

I'm joining you all! Not even on the market but already annoyed at EA incompetence. I instructed them on Saturday, during the sales pitch they said it could be on the market very quickly. Still no word on the photography booking even and it's Thursday afternoon now. We're with Yopa. Hopefully this isn't something we live to regret. We're on a no sale, no fee. If they do sell it, it's 3,300 fixed which is nearly half of traditional estate agents. Surely worth the gamble? Almost a rhetorical question - I'm not sure I want to hear a truthful answer!

We had an offer after a viewing on Sunday. 20k under asking 😫 we counter offered 450(10k more than they offered) given we already dropped from 475 to 460 in May. The estate agent rang to say that the buyers finances are ‘complicated’ and he’s advising against it as he thinks they may come back again even if we did accept 440 (I just want to move) that they would ask for less again at a later stage. Devastated.

We've accepted an offer for £5k under asking (we already reduced by £10k). We only ever has 3 viewers in our 5 weeks on the market, so I think we have been quite lucky to get an offer. I feel a bit sad though because most of the houses I had an eye on seem to have sold all of a sudden even the one that had been on the market for a year, so there isn't a lot for us to view.

37.5k under asking on £250,000 is insane Ellie! I must admit I was thinking of offering £230k on a £250K house, sort expecting to be rejected, but just trying in case.

Ellie thats ridiculous! So sorry - they were really trying it on! Your flat looks lovely and is very reasonably priced. Is there a chance they will negotiate up? I hope your estate agent isnt telling them you are desperate to sell (or giving any indication). Could you rent it out for a year?

its going quicker than we thought no chain at either end offered and accepted from 219k to 215k wowzer weve filled in our sellers pack went to measure up the dream pad its so gorg am hugging myself and dont want to think bad thoughts so glad we had a major declutter at the start we were ruthless the solic sent me a email with 27 attachm phew count them 27 blimey

@PavoReal yes my thoughts exactly, was expecting offers around 5-10% below but I was actually insulted 
No idea about on line agents your using but my big chain agents were a bit slow on getting photos booked.

@Wishiknewthen if it doesn't sell by end of June we will re let it again, the buyers came back today at 225k, more reasonable but we can't take lower than 230k, it was reduced today to the dreaded OIEO 230 just moment after they counter offered- will sit tight

@Since2016 😫😫 oh I do hope you get some luck soon, it's just soul destroying, did you replace carpets?

@paleimitation I think 20k below asking is not too bad, given the current market, a house we could "just" afford has been on for a few months and agents said they'd accept 12k lower than asking - now if we can shift our flat we can offer on house. 🙏
