Ahh we're on the market! Anyone else?

Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

Re carpet, we were open with all viewers that we knew downstairs carpets needed replacing but we weren't going to do it because of our evil- puppy and potty training toddler. I think they would have been more pissed off to get in and find the lovely new carpet they'd seen stained or partly eaten. But if you don't have a similar reason, it is definitely something people think about.

All our upstairs carpets are fine btw!

We dropped by 25k when we went on end of March - from last year. I wanted to drop last year but DH was being stubborn. We’ve dropped a further 15k. So 40k from last year - a substantial drop from 500!

He’s not as stressed by it and says he’s not prepared to drop again but I just want to get sold tbh!

@Since2016 I agree with your husband, that's a substantial drop and fingers crossed for you that a buyer comes along soon - we've dropped 20k and last night I saw on RM that the exact same flat as ours is under offer, same price as ours - why didn't they want mine. Waa waa waa I could cry!

I've been watching our local housing market religiously this year as we put ours on at the end of February. (think pretty agricultural village SW but 10 miles from a county town - good village primary school etc). We put ours on at a reasonable price, had eight viewings in two weeks and accepted an offer £5k under the asking price to very proceedable buyers (offer accepted on their house, and them being mortgage free for ours). We exchanged contracts last week. People who have reduced in the village have still not sold and anything over £500k has been hanging around since last year. We're buying in a cheaper area, so are happy with the price achieved. Even over this brief period, it's a hideously stressful experience! Hard when it's dragged out. I feel everyone's pain!!! Ironically just when we thought we were home and dry a legal issue has come up on the one we're buying - the law of the unexpected strikes again!!!

After being on the market since feb... we have viewing number 1 tomorrow evening!!

Also had a different estate agent round today to put it on with them as well in the hope they can sell it...

Just needed a moment of joy and telling the world 😅

My first experience of being in a house to sell/having a viewing.. not DP's, but what should I expect? Any tips?

Luckily we are both off work tomorrow so planning on blitzing the house and cleaning it.. and folding the van seats all up to turn from a 7seater into a van van and lump all the gubbins and tat in there!

sazzle27 viewing tips: let the viewers walk into the rooms first, so it looks more spacious to them, tell them how you use the room and what you like about it, eg, it gets the sun in the morning and you can see the sea (for eg) out the window.
When showing the garden, get the viewers to stand with their backs to the worst bit and facing the best bit. Tell them what you enjoyed about living in this road, village, town.

Declutter and clean as it gives a good impression, and create space, sweep the outside paths and make coffee so you have a nice aroma.

We went looking at houses in Wales recently, and one of the owners gave us tea and welsh cakes as we had travelled a long way. We will remember that for a long time.

Btw that house blew us away, and it’s top of our list when we’re ready. Just hope nobody else wants it in the mean time :)

Surveyor coming on Friday and we've filled in the sellers' pack today. Not letting myself hope still though, it's obviously all going to go to shit.

Fab tips; it went amazingly well even though they caught us off guard - 2 hours early!

We think they had pretty much made a decision before viewing.
Cursory look round, and then a more in depth one..
and they offered, price agreed and shook on it!

Both DP and I are shocked!

I was in a vest top and swim shorts for cleaning and no time to change! 😂😂

Tomorrow is a busy one - I need to call the estate agents for the one we love, luckily it is still on the market, for another quick look round before making an offer!

@sazzle27 that is brilliant, congrats! Wow, it is really true, you only need one person to love it! Really hope all goes smoothly and you get the dream house.

How's everyone else getting on? We have a couple of viewings lined up for the weekend but still no second viewings...the estate agents seem upbeat and say that people are generally taking a bit more time to weigh up choices than when the market was mad (when we bought) - but they would say that wouldn't they?!

Ellieboolou I'm in the same position! Just about to meet the agents at the flat for valuation and decision whether to put on the market! Also got tenants in so dilemma! Can I ask what percent your agent is charging?

We have had one viewing in our first week, but the woman had just lost her buyers so not too exciting. Our agents say there has been a really high number of hits on rightmove but that people are not viewing until they are under offer. Guess that makes sense, and hopefully we will see more viewings over the next few weeks.
We dont need to move for another year, so no rush but it's hard not to feel impatient.

We had a call to say the person who saw it on Friday was ‘thinking about it’ but nothing further so I’m thinking it’s a no. No viewings this week but 3 booked over the weekend... sigh. And two kids and the dog to manage!

@Wishiknewthen it's hard isn't it, we had such an amazing tenant too!
I got multi agency at 1% one is a big high street brand and the other is a one man band, had around 6 viewings from big agents, 4 from independent.

I genuinely have no idea how it happened.
Months of nothinf, and lookign at other options/slowly giving up all forms of hope...

Today was even weirded - we hd our offer accepted too.

So for all intents and purposes, we have sold and bought a house within a 24 hour window...

I am waiting to see what is going to trip us up, or what'll crash down around us..

Spent this afternoon in a total daze.. just doesnt feel real..

Busy day here. Survey done, seller's pack sent off and mortgage approved in principle.

We are waiting for our buyer’s mortgage offer to be approved. Nervously waiting. I am terrified they will pull out for some reason! A neighbour is putting their house on for less than ours so I am worried.
