Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

@FreiasBathtub We didn't really plan our move to Herts, I was 8 months pregnant with dc2 so needed to get out of a one bed flat GrinI googled renting for x amount per month on 3 bed house and this is where we ended up - not very helpful sorry Grin

Fern it’s beautiful and personally I wouldn’t change a thing, only possible thought was the loft with the bed squished into a corner doesn’t show the true potential of the space. Other than that (and that’s being really picky) I love it - if I had the budget I’d make an offer Wink

Thank you, its not the best photo of the loft room. We only have a sofa bed in there and use it for yoga and ironing... will try and improve it though.

Oh its hard to be patient.... for sale sign has now gone up, we have approved the brochure and taken in passports etc to estate agent. I am going to give the estate agent a key so they can do viewings when they like. I just need a bit of notice to go out with the dogs, trying to keep the place presentable, cleaning up properly after meals and no laundry hanging about.... really hope it sells quickly! How is everyone else getting on?

Joining! We’ve been on the market (again) since late Match. Just signed with another agent. Have dropped the price again in total, 40k less than it was on for last year.

And yet - it’s too small / the road is too busy / there’s no allocated parking. Aghhhhh. Sick of this. Selling in London - total FTB house - Victorian end of terrace cottage in a v naice part of outer London. Yes it’s small but it’s nice!

Humph. Am on maternity leave with DD2. 2 bed cottage so feeling the squeeze now...

@Fern204 the house looks lovely, hope you get plenty of interest and an offer nice and soon. Know what you mean about keeping things nice and the laundry - I've invested in a few lidded boxes from Matalan to throw all our random Playmobil/muslins/very important artwork into just before viewings. And tell myself the clean laundry in a basket makes it look 'homey' 😂 DD got a bit tearful the other night because I'd taken down the family photos in her bedroom...

@Ellieboolou27 haha maybe we should give that a try! I know DH has been spending a lot of time on the Commute From website and will randomly bellow 'Swanscombe! Gidea Park!' in the middle of Game of Thrones or whatever.

@Since2016 ah so happy to find another in this joyous club! We first went on the market in Feb 2017, in the interim have had DC2, I'm currently on mat leave and would so so so love to go back to work with a sale at least under our belt. I don't think I can take the stress of returning to work and trying to keep the house viewer-ready as well.

@freia 100% we tried to sell in 2017 and 2018. But I didn’t want to continue last year while pregnant (v high risk and took a long time to conceive again).

We had another viewing today. So that’s one every day this week - another scheduled for Friday and another on sat. Ffs let someone buy it!

Afternoon all - agents called this morning to say had a viewing last night and that they want to show their partner for a second, feeling slightly better as at least it's still getting viewings.

We were FTB last time so didn't have to do the selling bit.

Hello! We are just at the beginning of all of this. We have a location we want to move to so have obviously been looking avidly at right move for months (actually years). Rather stupidly we went to see a house on Saturday and of course fell in love completely... I know, I know. (We have actually seen two other houses in the same place already so we do have something to compare it to - the other ones were not nearly as nice and a lot more money). So now I am spending my evenings decluttering and touching up the paintwork, and we have an agent coming tomorrow to value ours. We had a couple of valuations a year ago so we have a rough idea, just need to pick an agent really. DH wants to put in an offer on the house we love, but I think we should hold off until at least ours is on the market, to show we are serious. Especially as he wants to put in quite a low offer. It's been on the market for quite a while, but I think actually the price is very fair. We also need to sort our mortgage out. I think we should hold back a bit on the house we love! Plus one of our kids didn't like it for some reason. I think he probably just doesn't like the idea of moving at all, and it will mean changing schools etc. But it is only 20 mins drive so he can still see his friends.

Is it too early to feel frustrated by lack of viewings? We went live on Tuesday and haven't had anything booked in yet, just a maybe for Saturday.
I feel our house is on too high. EA said go on at 525k, when I had been thinking 500k. We would accept less than that too, so it doesn't feel right. How long should I give it before reducing? Really dont want to be greedy and put people off, especially as I have seen a house to offer on.

@Fern204 it's really frustrating when it first goes live, I was expecting the floodgates to open, I did have viewings booked in within 48 hours. I don't think you should reduce yet, but maybe in hindsight should have gone with your gut and put it up for £500, I wish I'd put mine up for 10k less than agents said as it might have produced more viewers.
Thing is we are guided by agents and then end up second guessing ourselves- sit tight and get on phone to agents to see if any interest has been shown.

Feeling happier now, I viewed another house today which I would want to offer on, so now have two strong contenders. Spoke to the estate agent and decided to change to guide price 500k to 525k. It has been amended on rightmove etc. That feels much better to me, and hopefully will get more viewings as it hits the next rightmove price bracket. Breathing in calm...

So... went to see a financial advisor today regarding ours on the market- still no viewings...
And it's all been confirmed that we are not over priced and no idea why we haven't had any interest, other than Brexit etc...

Floated the idea of keeping hold of the house but renting it, taking equity out to put a deposit on a new one for us (the one we love is still available), but it'll be a bit tight but thoroughly doable...

Just at a loss really!

@sazzle27 same boat here, although for mortgage on equity of rental requires a rental income of between 3-6 months, we have a lot of equity and a very low mortgage but still as our flat has been empty last 6 months (due to selling then buyers pulling out last min) we can't even do that!

Waiting another 8 weeks to see if it sells then will have to rent it out again and continue renting ourselves Sad

Viewings every day this week - so that’s at least 10 since we dropped the price and added a new agent. So we’re priced right but... it’s too small / road is too busy.

Considering replacing carpets on stairs and landing as it’s v old and a bit manky tbh. Won’t cost much as it’s a v small house... worth it? Our house is a prime FTB period cottage...

Just frustrated- I’m so stressed by the whole process, desperately trying to keep it clean and tidy all the time while managing a newborn, dog and threenager 😒

@Since2016 10 viewings is good - how much did you drop price? If the stairs are the first thing seen as you walk in then yes, I'd replace the carpet.
I've had no viewings since 10th May - agents said price is right and not to drop yet, been live 3 weeks so not sure when I should / if to drop.

It's so frustrating isn't it? I'm in limbo and desperate to sell Sad
