So FTB,
Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

Thank you. Whilst I don't think our solicitor is faultless it probably is more the sellers solicitor that is the one who is lacking. He shouldn't be accepting a builder taking weeks to get a NHBC certificate. It was only last week they sent us the conservatory agreement.

Hope you get sorted soon too.

Well we had some sort of progress today. The estate agent rang (we are selling and buying through them) to ask if we were all sorted as they had today in their diary for the move, I laughed a hearty laugh and told her the tale.

She rang our sellers to find out what was happening. Apparently their house is ready, but there is still scaffolding up on the next property so the building inspector won't sign it off - hopefully that will happen this week. Apparently she has been to see them every week trying to get it sorted. Buyers mortgage runs out mid -June so hopefully next few weeks and we will be on the move.

I’m in a bit of shock at the moment tbh, my solicitor called me a couple of hours ago to tell me that my searches are now out of date and that they will need to be carried out again next Tuesday. We are waiting at the moment for my mortgage offer to come through (last thing being cleared for it today) and an agreement from the housing association (have been told I will hear today) so I had been expecting to be able to complete by the end of this week. So, when she told me this I gave my go ahead to pay the fee for new searches but said I was disappointed at the weeks delay. When I said this she started really telling me off, raising her voice and definitely lost her temper. Started saying that she has pulled out all the stops to get this done, that she should be charging me extra, how was she to know every detail of every caseload and the ins and outs of which lenders accepted which terms. I ended up crying because I was so thrown by how nastily she was speaking to me. I’m still can’t shake the feeling it gave me.

That’s quite a weird response from your solicitor.

It is actually her job to know/find out this stuff, and to deal professionally with clients who are disappointed in a delay.

I know, I feel as if it was a defence mechanism because she knows she’s messed up. I don’t feel like I have any choice but to ride it out until it’s all over and then report it to the company.

I think you’re right. She might just be having a really horrific day/week and will improve until you’ve completed. Hopefully.

So, things have gone from bad to worse...the housing association have decided not to allow me to sell to that buyer, they say he doesn’t earn enough Sad I can’t believe it’s taken them this long

I’d like to properly jump on this thread (Although I’m usually rubbish at keeping up!)

Things are chugging along here, but today we found out that the house we are buying was underpinned in the 80’s. Feeling very annoyed as my husband asked the vendor if there was anything we should know about and he said no. I’m hoping that it’ll all be ok, but very frustrating.
Also the land registry documents are clear as mud with lots of bits of land being bought and sold over the years.

Great news dumbeldorsarmy!

We have still not exchange contacts even though we where due this week...
the sellers are just so unresponsive everything takes weeks!

We finally had to agree on completion date only on June 29th as the seller are refusing any earlier even though the estate agent told us end of May, think it might be the estate agent who messed this up...

So then as we agreed on completion date, we are all ready estate agent very keen to exchange yesterday ( Friday 18th) my solicitor can't get hold of sellers solicitor. They are not answering his calls so at 5pm yesterday we give up...
what is wrong with them!!!
I'm so tiered.
I just want to exchange so that we have some security!
Hopefully we fan get hold of them on Monday............

Still not exchanged, buyers solicitor has now stalled the sale requesting an undertaking at the 11th hour he can't have. Even though he was ready to exchange last week and released funds ready.

Both my solicitor and trust solicitor (our house in trust) have completed all undertakings between them to ensure the sale/restrictions are lifted he now wants them addressed to him!!! He's seen copies of undertakings but unless he has his own he's halted it. Our buyers offered to sign a waiver (they know it's all in place) he said no.

My Solicitors have rightly refused. So we are going to have to pull the plug on this unless our buyers grow some balls and sack him off.

Was supposed to complete today but the combination of vendors useless solicitor and them deciding they cant possibly do ANYTHING - including chase said solicitor until after Ramadan (which yes, isn't the same date every year but surely it didn't creep up on them?!) means we are now looking at mid - late June completion!

Luckily I am tied to tenancy until August so the longer this goes on the more money I save really, but I'm still feeling edgy and I do have enough to pay rent and mortgage simultaneously so would rather just get this completed and crack on with decorating the entire gaff from top to bottom.

We have finally exchange today! Our solicitor and the estate agent and even the seller had to chase their solicitor since Friday and I had to compromise on completion 29 June only... but still happy! Finally I can relax a little I was starting to think they were pulling out or something.

Ugh! Apparently buyers solicitor is going to comprise aka knows he's bloody wrong. New undertaking which means as much as the next piece of bog roll I wipe my arse on being drafted. Honestly, it means nothing but my conveyancer is doing it as she won't be held by it anyway, just to get the sale through. What a load of shite!!!!

Morning all. Hope you don't mind me joining in. Our sale has just fallen through as someone lower down in the chain has just pulled out! Typical! We were ready to exchange as well so I'm not very happy. They say everything happens for a reason but sometimes you just wonder what that reason is!

So today the sellers solicitor emailed my solicitor to ask me a question about the seller i.e their client.... After 2 weeks of silence! Why can't they pick up the phone and speak to their client rather than ask me??

I can see why my parents haven't wanted to move house again! They've been in their house for 22 years, I might have to do the same if and when I ever get in.

Hello Oh no, what kind of happens from now?

We still haven't heard anything, if no news tomorrow I will ring the Estate Agents (who are more on the ball than the solicitors) and find out what is happening, I desperately need to know what is happening and so does ds (autism)
