Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

I'm so disengaged with this now and so annoyed. I actually feel like throwing a tantrum and telling everyone to sod off and cancel everything. And I think of the house and beginning to actually dislike it now for all the stress it's causing me.
I hope it's all temporary. But right now, I'm angry!

@Barbara147 that is our exact situation, rental will be ready Friday- in line with the promised completion date. Needless to say we cannot sign a tenancy without an exchange. We have been saying it since last Wednesday but I don't know if it has been filtered down.

Oh no @HopefullyMoving! You couldn't make this shit up could you!! I feel exactly the same, just said to hubby that I just want to tell them all to screw themselves and stay put.

Oh no @Hopefully, I really thought we’d hear some good news for you today. Only a cynic would believe that the solicitor already knew that they had messed up on Friday when they told you that they couldn’t reach the vendor... Fingers crossed they pull their finger out to fix it ASAP!

They were ready to exchange, they (the sellers solicitors) said. Really? Oh, hang on, we don't have the redemption figure from the mortgage lender.

REALLY??? Angry

Isn't that just basic conveyancing?? Ffs. Have to wait another FIVE DAYS before we can exchange. Twats.

My solicitor and my buyers solicitor have been 👌🏻 though. Couldn't ask for better.
Sellers solicitors, however, are idiots who don't know their arsehole from their earhole.

Well apparently our buyers, buyer has been under the impression that indemnity insurance means that they would be lumbered with a monthly bill for life - this is why they hadn't signed. If only they had spoken up sooner. It has now all been explained and the contract signed and put in the post today - standard delivery of course! Gutted, I would have happily given them the money to send it guaranteed next day delivery!

I really think the system should change to one where at least one person has contact with everybody in the chain, like a project manager.

To be fair, in the space of an hour and two separate conversations with our solicitor, they went from not having the paperwork to suddenly having it in their possession! Amazing! Hmm

Congrats to everyone who has managed to get somewhere this week already, and 🤞🏻to those of you still fighting the good fight!

But seriously. Asking the lender for a redemption statement is just basics really. My solicitor was lost for words but was very professional with how she explained it.

Lol @HopefullyMoving... I'm there with you. Just found out the buyer at the bottom of the chain is waiting for funds from extended family... plus all the accompanying paperwork... which (aside from me questioning whether this 'gift' will appear) probably means he hasn't got a mortgage approval yet. Le sigh. I'm not holding my breath... would most definitely asphyxiate. They'd probably find my emaciated corpse before this thing goes through...

Solicitor is chasing for a date for exchange-not hopeful being as I'm not sure the buyer has even read our survey

I'm in my new home

All went well other than the late in the day actual completion.

Our movers had packed us up by 11am . We then let our purchasers start stacking their stuff in the garage whilst waiting for money to change hands.

It had only just started to move by 2.30pm so between us we all just cracked on.

We have our purchasers the keys and went to our new place. Our vendor had been told not to hand over the keys but allowed us yo start unloading.

By 4.30pm the monies were sorted so we could all breathe.

Pizza and wine consumed and a lot of boxes unpacked. However there are many many more.

Good luck to all. Our move took longer than anticipated and with a few hitches but we got there in the end.

Phew.

We’re all packed and ready to go tomorrow. Turns out, we have not exchanged this week so are exchanging & completing on the same day. I have never felt a level of stress like it.

May I join in? I’ve been lurking for 2 weeks and feel I know you all already!

I’m in rented, buying from someone who is going into rented. So should be easy, right? Nope.

My mortgage adviser has been amazingly rubbish, going AWOL for 3 weeks earlier in the process. And then the day I decided to go with someone else, she submitted the application. She also says she’ll update me on a particular day and then I won’t hear from her for days after that deadline, despite me chasing her. Grr.

So anyway, I’m now waiting for the mortgage decision. She’d told me that they would accept me with only 1 month payslip (new job) but now the application is in, it seems clear it’s a case of they may accept 1 payslip not that they will.

It’s also a shared ownership, and no one is able to tell me what that means to the process. I’ve passed the initial eligibility and affordability checks, but no idea what input they have in the buying process or how much they hold things up. I know they have their own solicitors who loses with my and the sellers solicitors. But what do they do? How long does it take?

All searches are back fine so I’m hoping once mortgage is OKed then we are much much closer to exchange.

Trying not to stress as I can’t change anything, but the new house would be perfect for my family. Argh!

Hi all!

Can I join, even though its early days for us. But would like some support as we are FTB and don't know what we're doing / what to expect.

We had our offer accepted on 3rd of August.
Evaluation survey booked on the 17th.
Got our mortgage offer the 22nd...

Monday last week, our solicitor said that she hasn't received the draft contract pack from the vendor and wouldn't do the searches until this arrived. She asked us to follow up with the EA.

The EA couldn't get a hold of the vendor until Saturday when she found out the vendor hasn't even instructed a solicitor yet...Shock (what has she been doing for 3 weeks? Is this normal?)

We sent a very stern email back, but haven't heard anything from the EA since yesterday when she said that she again had trouble getting through to the vendor.

My DP wants to start looking at other properties again, but I am just so exhausted as we have been looking for a year and there's so little out there. Don't know what to do... Sad

Welcome @BuildingThings & @BumblebeeBum. It's a long, slow and stressful process! Building if there's not much else out there then it might be worth holding out for, but it does make you wonder what the vendor is playing at taking so long to instruct a solicitor. Might be worth putting a rocket up their backside and giving a deadline for them to instruct before you pull out.

We received enquiries from our buyer yesterday, the responses are going back to their solicitor today so hoping there's not too much else to sort with our sale. Suspect they will want a couple of indemnities though. With our purchase there's a couple of titles outstanding which our solicitor is chasing, she said she expects to be able to report to us shortly (whatever that means, I guess next week). Hoping this is us edging closer to being able to discuss dates.....
