So FTB,
Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

We were expecting a call from the solicitor this evening regarding whether they had the letters on file or not, but nothing.

Trying to not get too worked up about it, considering we're so early in the process, but am bitterly disappointed that I'm having to chase this early. I understand that they have other casework, and perhaps other clients which are closer to exchange / completion than we are, but seriously?! How difficult is it to check whether they have a piece of paper and then give us a call to confirm they have it, or tell us they don't?! AIBU?!

@Bubbles121, remember that the valuation likely depends on how fast their mortgage provider acts, not your FTB him/herself... there is huge variation between banks (ours took about 4 weeks from AIP, despite me chasing regularly, but clearly that’s not the norm). But if last time you spoke to EA was Monday I’d follow up - helps clarify that you expect updates as well as progress.

@IKnowThisMuch I totally understand how frustrating this is but remember that you only ever have part of the truth... it could be stuck in someone’s in or out tray because someone is on holiday, they may have misspelt the email address when they sent it etc. By all means chase, but until you’ve heard their version or you are seeing a pattern don't assume your solicitor is a lying thieving bastard. They go through this process all the time and you will need them. Of course, if they really are useless you may want to change solicitor sooner rather than later...

JustLurk1ng yes mortgage sorted and surveys done. Have been sent the results of the searches, slowly making my way through them.

HopefullyMoving keeping fingers crossed, seller reckons it’ll be ready end of August, which would be great if it’s true!

I hate that it's a bank holiday this weekend because that means a longer weekend to wait for nothing to happen!

I expect no news today but I'm keeping everything crossed that last figure comes in. Solicitors all confirmed we are ready to exchange, they have everything including deposit monies from our buyer. We are just waiting on legal aid to return an email to us then we can exchange. It could come in today. It could be another two weeks. It's just so painful!

Our solicitor has already been on to our buyers' this morning to see if we can exchange. I am going to get on to everyone at 9am. Not sure I can handle the bank holiday with no news 😫

Moving day here. House is in chaos, van parked outside. Hoping we might get the keys this morning but not holding my breath.

Waiting game for us here.

Exchange should have already happened this week. completion is due on Wednesday 29th.

Still waiting. And no one seems to be able to phone back to keep us informed. grrrrr

I will be on the phone shortly to find out what is happening!!

@legolimb exactly the same thing here. I have spoken to our EA and our buyers EA this morning. Both have said they have left messages with their respective buyers to find out what is happening (both have previously said they want to exchange today) but apparently the buyers haven't returned their calls.

Think it's all going pear shaped here!

What are people's thoughts on indemnity policies? We're being asked to pay for 2, to the tune of £240. I'm torn between saying no (they're completely unnecessary, only asked for because our FTBs are worried) but then I think it's not worth risking losing a sale for that amount?
Everyone else in the chain is ready to exchange now.

We were asked for indemnity against windows. They were actually put in by the council, as it used to be owned by them, and solicitor said we could argue it. We decided to just pay it as we were so close to exchange. However, that was over a month ago and we may have made a different decision if we knew it would be carrying on so long.

Haha. I got asked to approve a £88 because I'd broken a covernant. It was because we had a paving slab (easily lifted) over a drain in our garden.

I thought about lifting the slab and refusing to approve the completely ridiculous indemnity. But decided the buyers wouldn't be chuffed with the hole in their patio and it's slow things down, so just approved.

But that is just me - seemed like a complete waste of time, effort and money if you ask me

The buyer at the bottom of our chain is not answering calls or emails. Every body, including solicitors, are ready to go all they need is a verbal confirmation from the buyers at the bottom.

I don't think this is going to end well...

We've decided to pay. Anything to speed things up! Our solicitor is now asking for a completion date, hoping that's a good sign. We go on holiday in 2 weeks and the week before both me and DH have job interviews, why does everything happen at once!

A bizarre twist to the end of our day. Turns out we were never going to exchange today, the bottom of the chain haven't even signed contracts.

Why we were lied to, I'm not quite sure. Hoping exchange will happen Tuesday now.

Bought myself a few beers, going to make a lovely homemade curry and put this week behind me. What doesn't kill us makes us stronger 😂😫😂😫😂🤯

They didn't get through, so it'll be first thing Tuesday after bank hols.

It's enough for me to start packing though. So at least I have a date to work to now! Hurrah! No champagne tonight (that's saved for exchange) but I do have a bottle of wine 🍷

Just to get these kiddies off to bed now...!!

Apparently our hold up is the bottom of the chain got asbestos back on their survey. Fingers crossed it's just the standard 'the artex might contain asbestos' and the buyers are just overreacting being extra careful 🤞🏻🤞🏻
