Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

2moveornot2move how come they are waiting for the enquiries before sending the contract? I didn't think it had to be in that order.

Today was meant to be exchange day. It won't be. I know that. I won't hear anything now until at least Monday. I hate the weekends now for that reason!!!

Completing today and...MOVING HOUSE! we are in rented so staggering moving in over the next few days, got a man and van to help with the big stuff tomorrow so today is all about letting my girls see our first ever owned home and letting them design how they want their own rooms (sharing currently). Feel like its all a bit of a dream at the mo!

@HopefullyMoving tell me about it! Apparently the firm at the bottom are refusing to be rushed on this - probably in retaliation to how crap the solicitor in the middle has been. Hopefully they will sign off the enquiries today and send out contracts. Only issue then is how long it takes for the buyers at the bottom to return them.

In other news, we are totally stressed out trying to arrange a rental in time for the kids to start school on 4th September 😭

Keep going all. We've been in a week today and I still feel like I'm on holiday 😂 It was all very worth the wait.

As we're tucked away a bit here I'll share a photo with you. The house was secondary to us really, we actually fell in love with the 120ft natural pond in the front garden. It's just as beautiful as I remember.

new to the thread. Can I ask if it'd be thought of as 'gazundering' to ask for 30% off the amount offered, a week or so before exchange was pencilled in? This is for land, not a house.

I can't convey the reason without it being outing but nothing has actually changed or any new information come to light.

Doesn't matter whether it's considered gazundering or not, it's a pretty shitty thing to do if there's no reason for it.

How shitty, would depend on how long the process has been going on for. I haven't purchased land only before so not sure what checks etc are required and how long the process generally takes.

But yes, as a layman, I'd consider it to be gazundering.

@buildingblox I would say that is exactly what gazundering is.
It my absolute nightmare.
You haven't said why so obviously maybe you have justification but with the little you've said then it seems v wrong.

Depends on the reason but if it's clearly spurious I'd say that's gazundering.

Something similar happened to us a few years ago. We were approached by a developer to buy a plot of land attached to our house. We knew people in the streets around us had built on their land in a similar way but we didn't think we had the time or energy to do it - and the developer promised us it'd be quick and easy etc. They faffed around drawing up the contract etc and weren't very reasonable so it became a bit of a headache then at the last minute said they'd 're-evaluated' the land and wanted to reduce the price.

Long story short, it was the last straw so we said no and it was the best decision we ever made! It was hard work but we built on it ourselves rather than risk the same thing happening with any other developer (they were basically queuing up to buy the land). Planning permission was pretty much in the bag as at least 20 properties in the surrounding streets had done similar - it's city centre where the local authority is desperate to fill with housing. Made a nice profit (so don't have to worry about sending DD to university) and the best bit is the profit went to us not to the unpleasant developers.

Heya can I join? We have sold two properties and planning on buying one - and on tying up the dates for all of these together!

The vendors of our desired house are putting short term tenants in on 1st September - some people who have sold their house and bought a new one and waiting for their tenants to move out and do some building work etc - and the agent has told us that we wouldn't be able to complete within the three months anyway as it takes so long to do searches etc. hoping for an idea of how long it's taking from offer to completion to see if he's lying to us.?

My partner and I are selling our individual properties to buy together - both to first time buyers. One went under offer on 3rd August and the other last week - we're really worried our buyers will expect this to happen much sooner and pull out.

I feel like we've chosen the most stressful way to do this 😡😒

How's everyone else doing?

@Bubbles121 I think we are on week 8? We would have exchanged last week if it wasn't for the pesky sellers solicitors being so slow in requesting the redemption statement from legal aid only last week (when they've had weeks to do this!!!). Anyway, that's all we are waiting for. Searches only took a couple of weeks, max. It's the enquiries I've found can take longer. Good I clean with your sale and purchase.

Thanks @HopefullyMoving / I thought there was a bit of exaggerating from the agent. Apparently the sellers aren't in any hurry and another family are desperate to buy it but haven't yet sold (through the same agent!) so I'm wondering if it all works in their favor to have their other tenants in for three months, and when that's done the other people will have found a buyer and be in a position to offer. The sellers have turned down loads of offers so far including one that was apparently very decent because he didn't want to be part of a chain.... even though there is no onward purchase and he benefits from it taking longer with his new tenants so I'm a bit Hmm about the whole thing. I'm worried even if we agree a purchase price the other people will sell and gazump us, or the tenants won't leave when they're supposed to.

I'd find another house and walk away but I can't find anything I even vaguely like!

We are waiting to exchange too. How often do you chase up the estate agent for updates? We've been a little relaxed with it all, and had the mindset that it'll all happen when it happens. I'm beginning to think we should start pestering now.

Depends on what we are waiting for as to how much and when I chase. I'm going to chase both sellers and my solicitor tomorrow lunchtime for updates although I know they would tell me if they heard news. I think they see it as a win to tell me before I chase!

There are four in the chain. We are all ready. One is awaiting replies on enquiries, one is waiting for a mortgage offer, and the other is waiting for searches.
I've been emailing for updates once a week, I might up it to twice a week now.

Sorry to say @AnotherOne4 but there is probably a way to go yet. It's 8 weeks since our buyers got their mortgage offer, 5 weeks since they had searches back and 2 weeks since their solicitor has said that all enquiries had been satisfied. We have been pushing since the searches came back. Got to the point where we gave them the deadline of last Friday - on Tuesday - only to be told on Thursday thst the bottom of the chain hadn't had contracts sent out yet. Needless to say no exchange happened on Friday.

So, we were meant to exchange at the beginning of August. We are relocating so were then going to rent, after losing our purchase and not wanting to hold up the chain, and spend August finding new jobs. We are now in the position that we cannot secure a rental until we have a date but we cannot guarantee a date until we exchange. There is only one rental contender but there is also someone else wanting it. We are waiting to hear back tomorrow if the landlord accepts us, then we will have to pay a deposit - that we will lose if the sale doesn't go through. Hubby is refusing to pay the deposit for this reason (our last buyer pulled out on the day of exchange), which means we may lose the rental. Kids go back to school in 2 weeks and we don't know if that will be here or 200 miles away.

So long story short, we could be homeless, jobless and without schools in a few weeks. Stressed doesn't even cover it!

I am praying for good news this week for all of us! 🤞🤞🤞🤞

Oh @2moveornot2move that sounds horrendous! How you are staying sane I'll never know. I really hope you get good news tomorrow.

I'm off the mindset that by Christmas we'll all be set up and snug in our new home. I was thinking it would have all happened by now, as we're already 10 weeks in.
