Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.

Can I join? We sold beginning of May and had an offer accept on new house 2 weeks later. Buyers chain is completed (currently living with parents), they are pushing to move ASAP.

We've had mortgage offer, all surveys except one back and all queries answered. But all seems to have gone quiet solicitor-wise. We've been waiting for results of the mining surgery for 2 weeks now.

What's the shortest possible time between signing contracts, exchange and completion?!! I'm going mad here!!

One search to come back (and it's not one that we are worried about) and we are good to exchange, apparently. But we don't want to complete until end of August so we need to sloooooow down a bit!

Emdude we exchanged at 3.00pm Wednesday and completed 12 noon Thursday. It was very stressful!

Thats interesting @villageshop did you have a mortgage too? Our lenders paperwork says they will release funds 5 days after exchange, but we have no chain.
DH is going to call them this morning to see if there is any leeway on that. We exchange tonight but would love to be able to get in there this weekend and start cleaning.

We seem to have agreed to exchange on Monday 6th and complete on 23rd August by some utter miracle. After the months and months of getting to this point I just feel a bit Confused.

We have hit stalemate over the meaning of the word shed, FFS!
Buyer told to sort his solicitor out, but his solicitor seems to think he works for her and she has final say.
He has been told he has to get off the fence and make a decision or we won't be able to move forwards.
Here's hoping for a decision imminently

Well I was right to feel a bit 😕. Everything was agreed, appointment booked to sign contract tomorrow... and their solicitor has just announced she can't do the completion date as she 'wants to go away for a few days before the bank holiday'. They are suggesting a sooner completion date we just can't do (cant get isas closed in time) and they know that.

Our appointment to sign is tomorrow and we are just getting radio silence from the solicitor and seller regardless of the four separate emails they have received from our solicitors and the estate agents telling them to sort it the fuck out now. I really do feel broken by this.

We're sorted and completing on Thursday, only small fly in the ointment now is a noise abatement charge dating back to before our sellers purchased thats still on file with the council. Need to get that wiped.

Thanks SistersofPercy. I'm not holding out too much hope. Their solicitor has continued their campaign of radio silence. Our appointment to sign contracts is at 4.30pm tomorrow.

Considering their previous behaviour I imagine they will get back to us at about 5.30pm blaming us for any delays.

Week 13, jut waiting for the idemninty insurance to be sorted then fingers crossed we will be exchanging shortly. Fed up of waiting now and desperate to get in! Wouldnt mind the wait if it was a genuine reason for the hold up buts its all the sellers solicitor and their genuine snail like response to anything!! Good luck to anyone else getting close!

Aaarggh..

So we proposed a completion date last week. It was to be 17th August.

Turns out ( and we only just found put) that the top of the chain (cash buyer ) is away on hols now for three weeks.

So it's going to be pushed further back. Everyone else is good to go.

I have put off our usual summer holiday due to the move. If I'd known It was going to take so long then we would have gone.

It feels like we are living in limbo and can't plan anything.

Hurry up!!!

Waiting for replies to enquiries and indemnity to be sorted then ready to exchange. Not currently in a rush but want to complete before 20th so we have a couple of weeks grace at the moment. But I know how quickly time can go and how slow these things can be. So I'm not quite relaxed about it yet!

Yes, our sellers are indeed cunts. Both our solicitors and estate agents have finally resorted to using some quite politically incorrect language about their mental state in correspondence!

Conversation via estate agents today has gone thus:
Us: Can you complete on the previously agreed completion date of 23rd August? Please note we can not do any earlier. If you can not complete on 23rd August, can you please provide dates you would be willing to complete on in August and September.

Them: Can you complete on the 21st?

Us: No. We can complete on the 23rd Aug but no sooner. Can you please clarify if you can complete then or provide other dates you could complete on.

Them: Can you complete on the 22nd?

Us: No. We can complete on the 23rd Aug but no sooner. Can you please clarify if you can complete then or provide other dates you could complete on?

Them: Radio silence.

For what it is worth they wanted to complete end of June, the house is empty and we are now entering week 17 since we made the offer.

last minute Friday afternoon email from solicitor saying she cant see any reason why we wont exchange next week!!! bring it on!!!

Have any of you got to the point where you just want to give up? We agreed to work towards 2nd August for exchange in middle of June. My buyers solicitor then did sweet FA for 2 weeks, we pushed for them to start enquiries, after another 2 weeks they sent them - by post!! We answered them straight away but it has now been nearly another 2 weeks and they haven't responded. The exchange date has passed and we are none the wiser as to what is going on! Buyers solicitor won't return calls, buyer is calling daily and EA 1 or 2 times a week but it is making no difference. I'm at my wits end and am considering pulling out - we are relocating 200 miles away and feel like we cannot make plans any further than a day ahead!

Yeah I feel like that. We were meant to exchange today but apparently the solicitor at the bottom of the chain has not reported and nobody knows what it going on. I’m quite up for just throwing in the towel, honestly.

We have finally exchanged.

13 weeks to the day since offers were accepted (sale and purchase on the same day). And almost 6 months since we first saw the house.

Extremely bitter sweet as my father in law was diagnosed with late stage cancer ten days ago, and won’t live to see the new house.

We finally exchanged today -moving on Tuesday, which will be 12 weeks from when we formally had our offer accepted and we had a buyer. This has been the most stressful week - we thought we would have exchanged Monday or Tuesday, we were waiting for a notice from the original builders of a house further up the chain (6 years old and no consent from builders for loft conversion, although did have all building regs and council approval). I am hot and sweaty and fed up of the boxes!

@Old4new2018 yes all the time. We sent a document our buyers want to our solicitors 3 weeks ago. Found out yesterday she only forwarded it on on 30th July. So tired of the whole process

@mangocoveredlamb so sorry to hear that. What a stressful time for you 💐

I think we're still weeks off, the people we're buying off now want to tie in a sale (after originally saying they wanted to go into rented), I'm guessing that'll delay everything a few weeks!!

After a very stressful 10 days we are back in the game having accepted a new offer on our house. It's £5k lower than we had before but worth it to be able to keep the house we're buying. Target completion date is now beginning of September, which will hopefully tie in with when our seller can move into her new property. Just waiting for our mortgage offer for our purchase but have had yet another request for more information from the lender this week and it's just dragging on. Hoping our new buyer's solicitor has the sense to buy the searches off the previous buyer to speed things up but if not searches here seem to be quite quick atm.

We are in! Completed last Friday, having come back from holiday to do so, a crazy busy week pulling down walls and installing new heating and hot water systems. So glad to be here and loving the new area and friendly neighbours.

Accepted an offer at the end of June, things seemed to be going along nicely as we're not in a chain and neither is our buyer. But, the buyer had the homebuyers report done yesterday and while he was here the surveyor found a leak coming down one of the chimney breasts. Now extremely worried that the buyer will pull out, crossing my fingers they won't because DH has got a new job sorted and we need to have moved by the end of September! Confused

After some advice: we were hoping to exchange last week, with a completion date of 10th put fwd by our vendors. Then our vendors’ solicitor went awol and on Friday at 16:50 the estate agent admitted that our vendors’ vendor is no longer the end of the chain, hoping to tie in her own purchase and adamant she won't complete before 31st August. There is a probate tied into her purchase as well. Do we just accept it will take longer and push for exchange ASAP? Or do we try to pass on some of the extra cost/inconvenience up the chain? How worried do I need to be about the private side of things, I’ve been reading nightmare stories...
