I know how you feel!
We had to say to our chain it’s 20/7 or 14/8 because we’re going away (can’t be changed). I feel terrible about it but we were upfront from the start.

The whole chains not ready anyway, and I thought when offers were accepted on 4/5 3 months was optimistic! (We are in a chain of 6/8 though!)

LIVIA999 · 20/07/2018 12:01

Oh @MissCherryCakeyBun I'm so happy for you!!! Great news.

Thanks for your time line also that's interesting. We have accepted an offer ( again ) and had the offer accepted on the original house ( again) our buyers are FTB and we are moving into an empty house so I'm hoping ( I'm crossing everything ) that it's a short time and that our buyer doesn't pull out again!

I don't think I'm going to relax until I actually get the keys!

HopefullyMoving · 20/07/2018 17:56

Well it seems everyone's agreed to 31st August as a completion date. So now we have something to work to at least!!

Housemum · 20/07/2018 20:35

Congratulations cherrycakey - hopefully your good news will rub off on the rest of us! Getting somewhere - potentially we could be looking at exchange on Thursday

  1. Lack of building regs for gas boiler (from previous owners to ones we are buying off) - I paid £6 to get copy online, sorted
  2. Environmental search needed clarification no contamination from previous petrol station nearby. Sellers solicitors kept saying it’s fine, all ours asked them to do was get clarification! Our solicitor took it into her own hands and spoke to a friend at the council, confirmation received (and we weren’t charged extra for this)
  3. Garden building with no planning or building regs, over 10 years old so planning not an issue but technically building regs has no time. Our solicitors asked for an indemnity policy, theirs refused. It is a slightly irrelevant policy but it is necessary to prove to lenders that it is in place - we will pay for this.
So, all sorted from us subject to those bits being checked Monday/Tuesday by solicitor. Our buyer has sent his contracts back to solicitor and is transferring deposit money. PLEASE let this all be fine and we get the call to exchange next week!!!!
HopefullyMoving · 20/07/2018 20:52

Fingers crossed for you housemum

MissCherryCakeyBun · 20/07/2018 21:51

Everything completed and we got a huge bundle of keys and went to the house to start taming the garden ( empty for 2 years) and drink tea from a flask. We can't move till it's been rewired and the plumbing sorted. So a few weeks
I've got fingers crossed for you all

LivingDeadGirlUK · 21/07/2018 19:54

Well I am at my wits end. We wanted to complete last Monday but buyer has just been dragging everything out. Thought we were exchanging thursday finally but he apparently wants one more look at the place first. So here I am with a half packed up house and a toddler just left in limbo :(

HopefullyMoving · 21/07/2018 20:16

That's awful living

What's he going to look at exactly? Does that mean he can pull out??? Good grief!

LivingDeadGirlUK · 21/07/2018 20:31

I know! If he pulls out I stand to lose so much I think I might have to be out when he comes round. No idea what could possibly need looking at this late in the day.

I have new nursery etc all arranged, told EA I have to be moved by end of July but either EA hasnt communicated this or buyer is ignoring.

HopefullyMoving · 21/07/2018 21:27

I can't watch living 🙈

Some people just don't get it!

LIVIA999 · 22/07/2018 11:21

That's so awful. The stress of house buying and selling is unbearable it needn't be.
We have a buyer finally but I still can't relax.
We had one make an offer have it accepted and then disappear never to be heard of again.
Another offer then pull out
Another offer make loads of mad demands ( like we should decorate it according to her taste at our expense and do some building work as she wanted us to reinstate some windows we'd moved. Luckily we didn't )
Then the day after our solicitor said that they were ready to exchanged she pulled out.
So the house we are buying put it back on market.
Ugh.
I guess though maybe the person who is buying from you wants to look at sizes etc.
As I have been ongoing with the property I want so long I want to have a look again but I've no intention of pulling I just want to check it out again, I was thinking that when you buy a car or a new pair of shoes you can go and try them loads but when you buy a house, the most expensive thing you'll ever buy that you get one look and pretty much have to decide!
So fingers crossed your buyer is just being like me.

LivingDeadGirlUK · 22/07/2018 11:46

He has viewed several times before though. I think I am skeptical because his original offer was way too low. I stuck to my guns and he eventually came up to what we needed to facilitate our move, but it was a slow process and he obviously has time to waste which I don't.

LivingDeadGirlUK · 22/07/2018 11:47

Hope things go better with your new buyer!

MissCherryCakeyBun · 22/07/2018 17:40

What reason has he given for the viewing? I would ask the EA to tell you exactly why he needs to visit again. We visited ours twice after the viewing but the house was empty so no inconvienece to the vendor and we made it clear it was to measure rooms up and to meet trades to get quotes for work but it was in no way us saying we weren't sure as we really wanted the house.
Can your solicitor ask his solicitor to set a firm exchange date and if possible firm completion date, and if not why not in writing. That way you know what's happening.
It's all so bloody frustrating

MissCherryCakeyBun · 23/07/2018 11:47

How's it looking for everyone this week?

Housemum · 23/07/2018 13:11

Hopeful, but I thought that last week! Waiting for call back from solicitors to confirm

  • buyers have returned documents
  • buyers deposit will be cleared funds
  • indemnity policy in Place re building without regs/consent
  • environmental concerns sorted by email from council
TokyoSushi · 23/07/2018 13:22

I've just posted on the sellers thread but it might actually be better here, we're 2 weeks post offer being made on ours and accepted on our new house

We're still under offer, hurrah, but I feel utterly sick that the house will be down valued, our broker says they'd been having a few recently and now bloody BBC breakfast ran an item about it this morning

We paid £172,500 in 2014 and have sold for £224,950, we're not going to get away with it are we??

LivingDeadGirlUK · 23/07/2018 13:59

Well he has been, said everything looked fine and he would call his solicitor straight away.

Turns out they had advised him to take one more look and thats why the delay.

Fingers crossed this is the case as my vendor has said they are going back on the market if we dont complete next week!

MissCherryCakeyBun · 23/07/2018 14:24

Fingers crossed Living Dead. This is the sort of stress nobody needs isn't it

SlothMama · 23/07/2018 14:58

We are definetly not getting in on Friday, my sellers vendors have said mid August or it's not happening at all. My solicitor is pushing for exchange today or tomorrow so it's legally binding.
It's sad because all the excitement I had for the move is gone I'm so sick of this process. Thanks to the delay we've both had to cancel leave which has left my partner with expensive travel costs due to last minute trains and me without appointments for next week!
I just want the keys in my hand and then I'll be relieved

Pearlsofmadness · 23/07/2018 15:15

Still waiting to hear from my solicitor about a date for exchange. He phoned last Thursday to say there were some last minute enquiries that he’d sort on Friday and then he’d begin talking dates. Heard nothing on Friday or today. Will phone again tomorrow- seems the only way to get anything done is to pester them.

So frustrating. This is week 10 since we had the offer accepted, we’re in a tiny chain and everybody is ready to go.

legolimb · 23/07/2018 15:25

We've just been to see the solicitor.

Signed a couple of docs - suggested a date of exchange. So we now need to see if that's suitable for our purchasers and sellers.

However seemingly our bank haven't yet sent the mortgage offer over to the solicitor. They did send us one by email on the 13 july - but that was the wrong paperwork ? Then sent a revised one on 20 July. However no one contacted us to tell us that they'd messed it up. grrr... Quite disillusioned with the bank tbh - i've banked with them for over 20 years and never known such disorganisation as with this matter.

So am now waiting to see if the date is suitable - if so we're on it. Everyone else is more or less ready to go. I hope.

MissCherryCakeyBun · 23/07/2018 16:35

Sloth mama sending big big hugs I totally get the stress over work etc, I agree on pushing for exchange tomorrow so that way it's waiting on completion and as you say it's legally binding.

HopefullyMoving · 23/07/2018 21:23

Ha @TokyoSushi I heard the same report today, also knowing that our mortgage valuation was due today (but on the house we were buying not selling) and I was worried he'd think it was over priced.

Apparently not, all turned around in a day and mortgage approved 👌🏻

@SlothMama yes I get it. What was a lovely house of my dreams might actually turn into my nightmare and I'd end up hating it - not yet but still time!!

LivingDeadGirlUK · 23/07/2018 21:39

We have exchanged :D
