Almost there!!

Anyone else with me?

That's just insane MissCherryCakeyBun

Luckily we are in a short chain here...cash buyers buying from us and we are buying an empty (previously rented) property. It's just the vendor is more laid back than me. Seeing them today to measure up and get some quotes from builder etc and I'm very excited to be going back to look!

As for the nagging, it certainly does pay off. I keep saying to my husband, I'm not in this to make friends!! Grin

legolimb · 18/07/2018 07:59

Oh I hear you on the nagging.

I seem to be bothering the EA (helpful) and the solicitors (not so much) on a twice weekly basis at the mo.

As far as I'm aware we are rolling.. there should now be no hold ups. Still no date though.

I really wanted to enjoy the summer in my new house.

RiddleyW · 18/07/2018 08:20

We’re still limping along! Estate agent thinks we may exchange this week which seems unlikely to me. Our sellers are being really shit on things like party wall notices and fensa certs. They’ve promised them for weeks now.

HopefullyMoving · 18/07/2018 11:09

Interesting that you've got good discussions with the EA. I haven't spoken to them at all. We are selling ours via EA but buying direct. Maybe that's why..?

MissCherryCakeyBun · 18/07/2018 12:41

Well we aren't selling so the EA we are talking to is the Vendors one (never met vendors as it's an estate sale) the house has been empty for 2 years and tho it's a 3 hr drive away we have visited several times to meet trades there to get quotes for the work that needs to be done etc. Also means we have been able to measure up for wallpaper, carpets paint etc and take several hundred photos so we've been able to plan furniture etc. In a way it's been great but it also means it's so frustrating knowing the house is empty Confused

Pearlsofmadness · 18/07/2018 17:11

Still no exchange/completion date for us, despite being told last week that we should be completing in 2-3 weeks. Should we have heard something by now? Tempted to phone the solicitors tomorrow for an update but don’t want to appear to be a nag.

HopefullyMoving · 18/07/2018 19:34

Oh pearl do nag and make no apology for it.

TriggeredByHangingBaskets · 18/07/2018 19:38

Can I join? We are 1 month into the process, 3 of us in the chain FTB-us-vendor moving onto an empty house. Everything seems to be ticking along from our side but seems slow from our buyers. They have changed solicitors so contracts only went over last week. They've also asked to come round to measure up etc which means we've got to get the house viewing ready again, sigh!
All surveys have been done.
Should I be chasing more do you think?

Housemum · 18/07/2018 20:56

Well another day and still not ready :(
No building regs for the boiler - but I went online and paid £6 to get it emailed to me :)
Still waiting for 2 more questions to be answered from our vendor’s solicitor. Our vendor says she’s been told the 2 above are ready to go. Our buyer only received his contract to sign today - mortgage document had been issued with name spelt wrong!

zebrapig · 19/07/2018 12:09

I'm raging, the ea has just phoned to say the house our vendor is buying isn't in fact vacant, they have only just served notice on the tenants and it won't be vacant until the beginning of September. Our vendor isn't willing to break the chain so we can move sooner (despite this being her mess). I think the ea wanted me to say we would but we've two to no children and nowhere really to go as no family nearby. I'm waiting for the ea to speak to the rest of the chain and come back to me, as she didn't think the people at the bottom will wait that long. Aghh, I don't know what to do!

MissCherryCakeyBun · 19/07/2018 13:52

This is the way of the world with house buying and selling in England Zebra, I guess that's why we are all rather blasé now about the frustrations and wait times.
I'm still desperately hoping that we get our exchange today so we can complete tomorrow. Waiting for that final call from the solicitor to say he's had confirmation of receipt.......I think till then I will continue packing so I can relax when we hear.

Housemum · 19/07/2018 15:13

How the hell does anyone book removals when the solicitors seem to take so long to get to exchange? Everyone was working towards a particular completion date in August, only now are they starting to push things. One of my removal companies is booked, the other has one slot, might have to use the more expensive ones at this rate - all I get from the sols is “well you could exchange and complete on the same or next day”. Well yes I could, but you f one person says they’ve changed their mind on the date I’ve lost the money paid to the movers!

HopefullyMoving · 19/07/2018 15:15

Oh dear zebra Thanks

I've been told that my buyers are ready to exchange but we haven't even started the searches on our purchase. Eek. I hope they don't get bored waiting. Hoping to be in by September Confused

MissCherryCakeyBun · 19/07/2018 16:17

We just got THE CALL GrinGrin
Exchange all done and we complete.......TOMORROW

I'm in floods of tears, we've been living in 2 rooms at my elderly FiL house and sharing the kitchen and bathroom with him and his 2 elderly lodgers for 3 years ......it's finally over and we have our first home together. I'm 50 in 40 days and this is the best present ever.
Sorry for rambling, I suffer with chronic anxiety and haven't been able to sleep for worry and now it's finally over

I'm hoping my luck rubs off on you all, especially you Zebra after your awful news today

Twogirlsonelabrador · 19/07/2018 16:59

Fab fab fab new cherrycakey! Finally some good news on here! enjoy!

legolimb · 19/07/2018 17:13

Excellent news Cherrycakey

You must be over the moon.

now go and finish your packing :)

legolimb · 19/07/2018 17:16

oh no zebra

That blows.

I guess all you can do is see what the EA/solicitors come back with. Hopefully someone along the chain is in a better position than you to break.

To be fair the beginning of September is now only what- 6 weeks away? We've seen how long these things are all taking anyway. It might not be so bad and everyone might wait.

fingers crossed for you.

zebrapig · 19/07/2018 17:57

Hooray Cherrycakey! Over the moon for you Thanks

Lego The ea said our buyer would probably be happy to wait but it is her buyers who may not - they completed their sale on Friday and have moved in with family. I'm not over the moon about waiting until September, we go away again mid September and then I'm supposed to be going back to work after maternity leave. Will see what the ea comes back with tomorrow.

SlothMama · 20/07/2018 09:42

I thought we'd be finally exchanging this week to complete next week... found out yesterday that my sellers vendor who initially agreed to this had changed their mind. They said they can't move until mid August, when my seller is on holiday, so my seller is going crazy and is trying to force their vendor to break the chain!

I hate people, why can't buying a house just be easy?! If last week they were fine to be out next week why have they suddenly decided to change. This isn't our forever home either so we'll be having to deal with this process again in the future Sad

mangocoveredlamb · 20/07/2018 10:17

Congratulations Cakey!

I don’t know slothmama, it’s all a disaster.
At one point we were considering exchanging on the same day, completing on sale pre holiday, asking removal company to store belongings and completing on purchase in return.

mangocoveredlamb · 20/07/2018 10:18

As it turns out, despite being v aggressive about move dates, the rest of the chain is ready and our buyers buyer is not!

HopefullyMoving · 20/07/2018 10:23

So found out today my buyers aren't happy with the completion date of end of August. They are FTB so ready to move now and don't understand that we still have a place to buy that's going through the system. I really hope this isn't the beginning of the end for the chain now. I'll be pissed if this goes wrong now. 6 weeks to buy a house is a reasonable timeline. Apparently it isn't.

mangocoveredlamb · 20/07/2018 10:45

hopefullymoving maybe get the agent to point out that they will have to start the process again which will take longer than the 6 weeks!

MissCherryCakeyBun · 20/07/2018 10:47

Thanks ladies to give you and idea on timelines for us
23rd May first saw house on Rightmove
25th May viewed house
26th May put in offer and instructed our solicitor
31st May after negotiation offer accepted
6th June full survey done
12th June survey Back and agreed to move forward
13th June-12th July searches and solicitors discussions including being sent an incorrect contract twice by vendors solicitor Confused
12th July contract signed and all money ( cash buyers) sent to solicitors
19th July Exchange finally completed ( Vendors solicitor only works part time!)
20th July- today and we are due to complete.

There is no chain just us as cash buyers and an empty estate sale property....still it dragged to 8 weeks from view to complete

HopefullyMoving · 20/07/2018 10:52

Yes mango that's a good point. Not to mention there aren't any other suitable properties in the area they wish to buy. I just don't like the pressure! We are doing everything we can to progress. I guess that's all we can do 🤷‍♀️
