Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

Oh Gin that's such awful news hopefully someone will come along very shortly and put in an offer, we are buying a property after the first buyer pulled out at last minute and as such the seller, is very rightly, twitchy about the whole process. We have done everything we can to allay their fears.

Are you going back with the same EA?

OH went and saw the solicitor today ( he couldn't pretend to be out the office!) and the searches are back and he is waiting for his PA to type up the results into a report for usHmm....but in his words "nothing to worry yourself about MrCakeyBun" we are away for a long weekend from Thursday so OH said if they call us tomorrow as soon as it's typed we will go and pick it up. We will actually be at the house we are buying with the EA and a couple of tradesmen so we can get quotes for getting the re-wiring done and the absurd plumbing sorted out. The house is a vacant possession so it's sitting there empty and wiring which is what gets under my skin

Due to exchange this week! Haven't picked a completion date - no chain and don't have to move out on same date, so does it matter which day I pick? Do I need to take a day off work - assume if not moving all I need to do is collect keys from the EA? All a bit daunting!

sauvignon so you aren’t selling your house to buy it then? In that case I don’t think you’d need to be off work until the day you actually move. You’d need to work out when to pick keys up - usually from the estate agent, if you work office hours maybe collect after work so you can go and check the property over and make sure nothing taken that should have been left, and nothing left that shouldn’t be?

Frustrated here by the gatekeeper to the solicitor! A couple of times I have by sheer fluke spoken to the solicitor - she is lovely and we had a sensible chat about timescales etc (we had proposed a completion date of 10th July and she was fine with that being possible). Every time since we have got her assistant who gives a standard “the file is being reviewed it takes 1-2 weeks”, which she has been saying for the past 2 weeks!!!! Apparently it is “in dictation” at the moment. Tempted to say chuck me the tape and I’ll get on with it! (I am a receptionist/typist). FFS we picked a local solicitor rather than the cheap bunker option for convenience as we wanted to be able to speak to the same person and also for delivering documents rather than posting - but wish we’d gone cheap now as the people we’re buying from are using a cheap firm linked to their estate agent and seem to be much further along. Don’t even think ours has officially raised the pre-contract enquiries yet!

Yesterday we made an offer on the house we viewed on Saturday. I'm checking my phone every 5 min to see if there has been a response yet.

They have no ongoing chain so things could move quite quickly if they accept. I really hope they do.

Thanks all for the sympathy - pretty crappy. If I wasn’t breastfeeding I’d be downing a lot of gin :(

Our estate agents have been pretty good so hopefully we will get a new buyer soon. Love my baby but she needs her own room now. Good luck to those still waiting.

Our buyer seems to have literally done nothing. We are moving to an empty house so should be straight forward really.
It's been a month nearly since she put the offer in and there has been nothing. Is that normal?
She had a mortgage in principle but nothing agreed and I'm wishing I had kept it on the market until it was confirmed.
If we harass the EA they sometimes speak to her and she claims to be busy and can't get hold of her solicitor- no one can get hold of her solicitor- not ours or the EA.
I'm thinking should I put back on market or am I worrying too soon?
We assumed as she had a buyer for hers that she'd move fast also we took a lower offer as we wanted to move fast.
The only time we here from her is when she makes bizarre requests of maintenance she's like done.
I am literally NEVER doing this again. Also the EA act slightly as if you are an inconvenience. I'd get it if I was buying some cheap shoes .....

Finally received the search pack, the contract and the fixtures and fittings....only 27 things arisen from the complete set including the CF vendors using the paperwork from the sale that fell through in February.....that include the previous purchasers details and fixtures that are no longer in the house!
Covenants on the register that are years out of date to do with the vendors dad ( deceased ) who's house it was and his divorce 😳
And saying we had requested they leave the rubble in the back garden as we said we wanted it Hmm
Best of all spelling OH,s name wrong and our address wrong on the contractsConfused

Just spoken to the solicitor who is on to all the issues and is hoping to get the contract sorted and the new paperwork from vendor for early next week. Then we can talk about dates woooohooooo

I may never ever move again after all this palaver

Livia..is it worth biting the bullet and saying to the EA that she has one week for her conveyancing solicitor to contact yours and if there is no contact it's going back on the market?
We had a C-Solicitor lined up before we put in our offer and provided the details with the written offer confirmation, I think it's quite bonkers not to...I agree I would wonder how serious she is and maybe if she has 2 different properties she is thinking about. As for the maintainence she's having a laugh.....she should see some of the places we viewed

I've called the EA and solicitor today and heard zilch back. I just want an idea of an exchange date! I'm trying to organise an international move and now everyone's gone silent.

It's so stressful. Last time wasn't so bad I'm sure ... hmmmm maybe.
We are going to put back on market.
So buyer can buy if she likes but needs to get a move on and maybe someone else might put an offer in on the meantime.
I just don't want to lose the house we e put an offer on and I'm worried the seller might also put back on market too if they find out our buyer is being slow. As equally they took our offer as wanted to move fast.

LIVIA My solicitor has actually been really responsive, it's the buyers who have slowed this whole process by fucking around with their mortgage application which has just delayed everything.

I have just text dh to say today I feel so down about this. I've been plodding along trying to stay positive but I'm fed up with it.

I honestly don't think I could have coped with an onward chain from us so big helping of Wine Gin and Cake to everyone doing that.

We had the response from our seller. No reduction. We’re going ahead anyway and hoping the chimneys don’t fall down in the next 18 months or so!!!
I can’t beleive how stressful this process has been!

I’ve said we want to now start pinning down dates as the chain is about 8 people long and we’re off on a three week holiday in 4 weeks! (Such bad timing but the holiday has been booked since last September!)

Mango wow that's a long chain! I'd love to be going on holiday but didn't book anything because I thought we'd be moving. At this rate we probably won't be moved before the end of the summer. I really want to be moved before the kids start school in September.

Our offer was accepted so we are sale agreed again. Now to spend more money on surveys etc. There's no onward chain so hopefully things will move quickly.

Well it looks like we can join this thread now.
House went on the market on the 14th may, and we had a complete chain two weeks later!
FTB - us - empty house.
We have all cracked on and solicitor thinks we should be able to exchange in about two weeks, but our vendor has taken nearly three weeks to provide the paperwork for the new boiler.
Email sent to her EA and hopefully she will pull her finger out!
