All a bit quiet here. Our buyers solicitors are waiting on the leasehold pack. I imagine once they've got that then there will be some queries arising.
Estate agent reckons we are on course for end of July at the moment.

So glad that this thread exists as otherwise I’d be very relaxed about the fact that we have no dates etc.

I’ve said to everyone that we must exchange before we go on holiday on 24/7 so that gives everyone a month!
Who wants to bet it won’t happen!!

The solicitor of the house we are buying asked today if we are ready to exchange, we can't do anything until the buyer actually does something!
This is like a self help group.
I don't think I've ever been more stressed!

Can I join in? We finally accepted an offer on our house at the end of May after being on the market for 10 months. Amazing what a change of estate agent can do. Found and had an offer accepted on a property a week later. Chain below us is well progressed and we are the end as our seller isn't buying anything else. Turns out the chain is massive - not sure how long but 3 below us have agreed to break by moving in with family to ensure it all goes ahead.

Our solicitor is really good and everything is progressing fine there, except we have had a nightmare with our mortgage and we're now holding the whole chain up and the estate agent is chasing us. I feel awful but it's been out of our control, on Tuesday our bank came back and said they could only lend us us £10k less than was on the AIP (which has taken 4 weeks since we first got it as they are so busy and so slow). So we've had to go back to a broker to get another AIP today with our application going in on Monday. She's assured me it should be done and dusted within 3 weeks, so I'm keeping everything crossed. It doesn't help we go on holiday at the end of July and I think everyone wants to move before then. I've said if push comes to shove we'll go ahead with our sale and delay our purchase so as not to lose our sale but I don't really want to make us homeless for a few weeks with a 3yo and a 6mo old. It's so stressful, I never want to move house again!

Zebra that sounds like a nightmare.

We have the same issue re holiday.
If our buyer puts pressure we’re considering exchanging with every one on the same day and then completing withnpr buywr pre holiday and on our new house post holiday. This sound like a nightmare to me, but DH thinks it could work!

@mangocoveredlamb I think we could potentially do the same thing with our holiday, only issue there is we're away Friday to Friday. If they're desperate to complete before we go then the chain will have to agree to a Thursday.

@numptynuts Original offer was with First Direct (our current mortgage is with them). New AIP is from Leeds Building Society. Irony of First Direct is that the new payments would have worked out less than what we're paying now with our overpayment but on their calculations we can't afford it. DH is a contractor and I'm on maternity leave from our company too which makes it even more complicated!

Zebra who is your new estate agent if you don’t mind me asking? I’m doing a quick refresh of paint getting new pictures and going back on the market next week. Fingers crossed we can put this stress of it all collapsing and get a better offer.

Gin It was Bridgfords - not sure if they're in your area but they are all over. Their sales people are all individually commissioned which I found made them more motivated to get the right people through the door so more chance of a sale.

Just had the dreaded call from the estate agent. Our buyers have pulled out. They went for a drive by yesterday and they decided that the area wasn't for them.

Back to square one for us.

I'm sure it Scotland if you make an offer it's legally binding.
I wish they would make the system stricter here. We've had people make an offer- we accepted it then we never heard from them again. They stopped answering their phone.
It's so stressful. Have you found somewhere you want to go?

I'm gutted Please.

We are already in our new house which we bought with my Dad. It has business premises attached so that's part of the reason we have already moved.
I sent our signed contract back to the solicitors on Friday afternoon and my solicitor confirmed she had it this morning. She had answered all the buyers solicitors enquiries and they seemed happy with the answers. Solicitor was confident of exchange mid July and completion at the end of July. Buyers said last Thursday that they wanted completion on first Monday of summer hols!

They've viewed it three times, twice with agent and once with me. They've visited loads as ex neighbours mentioned seeing them.

Solicitor just emailed me, it just said AAAARGH! Grin

On no what a nightmare. Why do they let the process get that far and then decide to back out, it's just so unfair. Surely you check out the area before you put the offer in, not when you're talking about completion dates?!
