So FTB,
Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

I’ve been reading this thread for a while, but felt fairly confident that my buy would go through without a hitch...not so.

It should have been easy: I’m a FTB, the house is a probate sale, so no chain and it’s already empty. Also, I’m in Scotland where, as I understand it, the process is generally quicker.

Offer accepted end of April. Initially my solicitor advised that we could complete within 6-8 weeks, I went for the full 8 weeks and we’ve agreed the 22nd June for completion.

However, there’s been delays since then - we aren’t even close to exchanging, so I don’t think we’re going to meet this completion date.

The main issue is that, on the land register the seller’s solicitor forwarded wrong property was highlighted. I let my solicitors know, but it took a couple of emails and a couple more phone calls to get them to respond to me about it. They’ve sent a letter to the seller’s solicitors and we were expecting to hear back from by late last week. I emailed yesterday to see if there was an update and there’s been nothing.

I’m now worried it’s a more complicated issue than the fairly simple mix up that my solicitor said it would be.

It’s the lack of communication that’s really annoying. It’s just radio silence!

We need to complete after 30 June (to avoid an early redemption charge on the mortgage). But it doesn’t look like that’ll be a problem. It’s all crawling along at a snail’s pace. Nothing seems to be happening. Lots of long periods of nothing.

I really want it to be as soon as possible. I still have to live with my horrible ex until it does!

UU the process is ridiculous isn’t it. Hopefully you’ll hear soon, it must be wearing having to live with your ex, to say the least.

Not moving until mid-July here but just relieved to be able to start planning for it!

I can imagine the certainty is wonderful.

It is such stupid system. It doesn’t help that all the Scottish people I know (who’ve only ever bought or sold in Scotland) keep asking when I’m moving and all I can do is shrug my shoulders and say ‘whenever the paperwork all gets done’.

I am hoping it will be before the schools go back in September. At this point that seems reasonably realistic. I’d like it to be 1st July (not looking likely) but I’ll be happy enough if it’s this side of the new school year.

I’m even waiting for a home report, which will inevitably be unenlightening and I’ll wonder why I paid £300 or so for it. I’m almost looking forward to receiving the ‘news’ that the mining search shows there used to be mining in this area, because at least then something will have happened.

Joining the thread! FTB here. About 10 weeks in. Waiting to hear back about the lease - not really sure where it is all at. New and confusing! Ive been sighing lots of paperwork but unsure how close we are. From reading other posts, I'm wondering if I should be nagging solicitors more!

Absolutely. It is like pulling hen's teeth getting info.

I am ringing again today and going to say they have 24hrs to get a definite answer. This needs to get sorted quickly.

I don’t find nagging the solicitors makes any difference. They just get (professionally) arsey with you and nothing goes any faster.

I’ve decided the best plan is to be as relaxed about it as possible and embrace the boredom. It will happen when it happens.

That sounds very stressful. Luckily (or unluckily, depending on how you look at it) no one involved in my chain appears to have any deadlines.

It is the mortgage offer for our buyers. Apparently it is 1/2 year end for the builders at the end of the month so that might get them in action.

I feel I can join this thread now as our current buyer is closer to exchange than the others have been. Hopefully this isn't speaking too soon!

So our situation has been...
Bought a property with my Dad. It has annex potential and a workshop for his business to be run from. We've moved in here and are planning the work to be done. We had to some work before we moved in and had to do this before my husband had an operation. We're selling our old house but didn't need the proceeds from that to complete on new house.
Our old house went on the market in Feb and we are on our third buyer - third time lucky we hope!

Buyer 1 - Had sold her property in London which was bought by an investor. The survey was carried out on her house and it came to light that the property was underpinned. Investor couldn't get funding so had to pull out which meant that she pulled out of ours.

Buyer 2 - Tricky situation with this one as it was one of our neighbours. They were going to move into ours and rent theirs out. All of this was happening whilst the sale for our new house was going on and we took our eye off the ball with keeping up to date with the progress of this transaction. When we did get back on it, our buyers were being very cagey about exchange and completion dates. They also wouldn't provide any details of their mortgage adviser to the estate agent or solicitors. They then pulled out of the sale after 7 weeks as they said that they weren't getting on with our other neighbours and it wasn't the right place for them anymore!

Buyer 3 - They viewed a day after it went live again on Rightmove. Offer is lower than two previous buyers but they are in rented accommodation and keen to get moving because of schools and work. They offered end of May and their survey was done today.

Keeping my fingers crossed that it all goes smoothly. I've decided I'm not moving again for a very long time!

itis hope things move along quickly for you.

We ate getting the contracts sent out. Our buyers are happy with the 27th, it is just this new build saga.

I’m never entering a chain involving a new build again!

I am suspicious that the contract between new build and my vendor hasn’t even been agreed yet despite them saying they want the chain to exchange “asap” in March !!!!

Getting Back on Rightmove at the weekend to save some options Sad

Not I agree, I thought with a new build being at the top it would go smoothly. Apparently though June is half year end so they will (maybe /perhaps) be more keen to get the sale pushed through in the next couple of weeks.

They originally said they were going to buy a bungalow, oh why didn't they? It would most likely have been a vacant possession.

Oh well, we will get there.

We had a call from our estate agent the other day to say there were another 2 properties at top of chain that we hadn’t heard of! 24 hours later things are looking better - Property 5 that we thought was end of chain would LIKE to buy somewhere but she/he can still vacate without having bought another. So we are back on track. I’ve asked our EA to check the whole chain - with tomorrow being Friday I don’t know if it might end up being Monday before we get answers.

New builds - my DD1 was a FTB, buying off a man moving to a new build ready in Feb that year. Simple you’d think? They were happy to wait (offered in December), then told delays meant March/April. It ended up getting close to mortgage offer expiry and they had to re-apply. In May they found out property unlikely to be ready before August. Luckily for them the vendor decided to put his stuff is storage and move in with a friend so they moved in the June.

Useless! Promised an update by both solicitor and EA today - NOTHING and it's now 5pm. I emailed and chased both earlier. Supposed to have been trying for exchange today.

Our buyer has agreed to the 27th but they are saying that the new build won't be ready till the 29th. I really don't want to move that day so hoping they'll agree to moving out early.

No update here as promised today although I’m not sure what update there is to get!

This new build stuff is rediculous. I could kind of understand exchanging with a long gap to complete but not doing anything is just insane.

Really want to pull out and try get somewhere else before the winter. I don’t want to view houses in winter !

@Atthebottomofthesea NOT sure the end of June will kick anything into gear here. They are “not ready to exchange” at the top of the chain. Too much profit coming in elsewhere obviously.

A friend of mine was delayed by 9months moving into his new build flat ! No chain just him moving from rented and the building company
