Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.

Not It can be such a nightmare for something that should be so straight forwards. I have watched them build a whole load opposite my office and then others seem to take forever.

We are going to continue with the packing and tidying. Tomorrow I am planning on blitzing the house and tidying everything to where it should be to make it easier for the packers (we are packing the loft and most of the garage)

We also need to collapse the trampoline - that could be fun.

Good luck all for next week - we were waiting for a call from our EA yesterday but I’ve given him the benefit of the doubt as Fridays are usually peak moving days. Hopefully we will get a full chain update on Monday - we’ve suggested a date of 10th July, he’s going to all the solicitors to see if possible.

Well today I have started packing. My goodness it's a good job I did! Two tip runs, and I haven't even scratched the surface. DH is a bit of a hoarder but we have SO much to get through. I'm never moving again!!

I wish I was at the point where packing seemed reasonable.

I did (finally) get my mortgage offer through today. So at least that’s some progress. Now I’m just waiting on searches, a homebuyers’ report and whatever else it is that comprises the faintly mysterious conveyancing process. I’ve done all the bits I can do really, so it’s just more waiting.

My ex has been away most of the week with work so it’s been lovely having the house to myself. Sadly he got back about an hour ago (and the house no longer feels lovely and relaxed).

We signed contracts last week! But the solicitor has no idea what our onward chain looks like. The seller has stipulated they want to be out the last week of July, so fingers crossed we’ll be in our home soon

Our chain looks in serious jeopardy.

Our buyers have lost £10k from their sale. They want £5k off for non essential works.

Meanwhile we are £10k short on our onward purchase for essential works (we’d already budgeted £15k but so much came up on our survey)
We haven’t yet asked for a discount, but our seller says he has two full asking price offers on the table. So he’s unlikely to reduce. (Which haven’t gone through the agent)

There is nothing else remotely suitable on the market anywhere near school/station/work.

Tearing my hair out!

What's your essential works, is it really essential or just should be done as soon as it can be?

If your buyers want £5k off for non essential work and you can't afford it you have to just say no. Why would they accept £10k less if they couldn't afford it?

When did you have your survey done? I think there is a time limit to when you can ask for a reduction based on the survey results.

Essential work is:
30yo boiler - needs to be replaced
Electrical consumer unit needs replacing
Chimneys at risk of falling down imminently
Sofits need replacing
Brickwork has been reprinted and it’s bridging the dampproof course is wjll beed to be redone

I guess essential is all relative isn’t it. But we won’t have the money to do any of these things unless we realise it now as part of the sale etc.

Survey came back ten days ago and we’re waiting for final quotes on all the above.

I have no idea why our buyer accepted 10 less, presumably because their property was valued at less than they accepted for it!

I think chimney is essential i.e done before you move in and the boiler may croak it sooner rather than later, fingers crossed on that one!

We signed contracts 2 weeks ago and still waiting on our buyers to receive their mortgage. I'm trying to stay calm but at 8 weeks and no chain either end I expected to be at least exchanged by now.

Oh god I just read through this whole chain and now I feel a bit sick!
We accepted a lower offer as we found our dream home and the buyer said they wanted to move fast. They keep coming round but the mortgage still hasn't been confirmed. ( ours has)
I keep thinking she is going to pull out and I'm wishing I left it on with estate agent until they'd exchanged. I'm not even sure you can do that!
I hope all of you who started the post have now moved!
The lady above- that's terrifying- why make an offer then ask for money off that's so sneaky. They should just put in an offer of what it's worth.

Agent confirmed today that the buyer has had mortgage approved after valuation survey.
That's a whole lot closer than we got with our last buyers!
They want to visit house on Wednesday to measure up for curtains and to see if furniture will fit.
Our solicitor confirmed that we are all ready on our side so hopefully we can get this done quickly.
Hope everyone wanting to exchange or complete this week is able to do so.

Apparently our buyer is coming round for another viewing this weekend. I hope it’s to measure for curtains or something.

I'm told this 'measuring up' lark is solicitors tip-off to the buyer to go for one last check.... ours cancelled theirs when they were called out. Our onward purchase is vacant and I've been in a million times since offer accepted.... but it's one to be wary of.

Just a word of caution, be sure to present the house as it was when they viewed. That might sound obvious but I did some second/third viewings and the places were nowhere near as well presented on the first weekend - very off putting.

House was empty when they first viewed as we had already moved out by then. This is the third buyer and our purchase was already completed. The house shouldn't appear any different, but I'm popping in tomorrow morning to check all is ok.
I do this now because the last time we sold a vacant house, I popped in to open some blinds and a blackbird had made it down the chimney. That was an interesting half hour before the agent turned up for the viewing Grin

I don’t know what we’re going to do egdehs
The current plan is say nothing to either side until we’ve had our quotes back.
Then I think we’ll offer half what their asking to our buyer as a retainer (thank you to the poster who suggested that on another thread!) and we’ll also be sharing the full quotes with our seller and asking for 1/3 to a 1/4 off.
I’ve been quite firm with the estate agent pointing out that another offer may exist, but an offer doesn’t have its mortgage arranged, and know the full scope of the works required.

Congratulations to those who are inching ever closer to exchange.
Particularly the person preparing their autistic child!

mango that sounds a nightmare, I hope it gets sorted.

We are progressing well, contracts hand delivered today, sky sorted, Royal Mail redirection set up, going to transfer necessary funds tomorrow to the solicitor. It may just all come together.

DS (autism) is ok - I have done him a chart and he already has a social story, the sad thing is that because this has dragged on for so long it has been quite a while since he went round in preparation.

Well having been told last week that everyone is set to work to exchange soon, now been told that person at top of chain thought they’d been told it would be August and can’t possibly have time off work in July now, they have worked around an August date!!!! The agent couldn’t say whom told them this - I know it wasn’t us, our buyer, or the people we are buying from. Possibly the other house in between wants to get to the end of term (personally I wanted to move while the kids were at school in the day, that extra seat in each car could be useful!). So really we have to sit on our hands for a week or so as don’t think anyone will rush, but have told our agent and solicitor to push to exchange ASAP even if it is 5 weeks until completion - if I were him I’d push the advantage of being more likely to get you preferred removal company!
