Great news tired!

My parents have accepted an offer on their house for just under the asking price, but the buyer has to sell their house, so they're staying on the market, but have no viewings lined up now. We've had 6 viewings, and another 4 lined up for Saturday, but no offers and no useful feedback. Since the dream house has sold and we can't find any suitable alternatives I'm getting very disheartened.

Praying you guys are right about it not always being price that stops a sale! Switching to a very well known and good EA in our area tomorrow from an online one, and he seemed confident that we should not drop the price. I hope he can find us a buyer... because we've wasted 4 weeks already with the other one... do hVe one last viewing with online agent tomorrow whilst I'm at work though. Typically he still hasn't confirmed the time to me which makes coordinating with the dog walker really hard, and Ive come home tonight to find that the dog has had a mad moment and eaten part of the skirting in the kitchen. Ffs!!!!! Anyway, will be up at 5am to clean up any last bits and make sure there are no dog poos in the garden as it's been dark every-time Ive been home this week.
Fingers crossed for everyone with viewings this weekend!!

Good luck with the new ea poochie! This morning whilst I was putting my child in the car I saw two random people looking and pointing at my house and then wander down to the car parking and looking at our space. They kept looking at our house and walking along the street. Not holding out hope but they may be the people coming to look later and they were there for a good ten mins before I had to leave. Unless of course they were planning to burgle my house. 😂

Glad to hear there have been some offers! We had our first viewing in several weeks yesterday and they want to come back on Monday for a second viewing. This is our first second viewing, trying not to get too excited but its step in the right direction at least.

Thanks paw for the EA advice. I think there's definitely an element of "shit, drop the price so I look like I'm doing something". In the other hand I've had a big hunt through all similar properties in the area and I really think the 4 beds are over priced by that 50k, also there are lots of them available so it's really a buyer's market. All of them have been on the market since January. The only ones that have gone Sold stc are the ones priced at 50k less. I don't want to hang about hoping for someone to come along when the London market is stalling, the selection is huge and houses are that bit overpriced, which it feels it is at the moment. So, we agreed the drop in price and already there are 3 viewings booked in for tomorrow. Fingers crossed.

Ooh some interest. Viewer yesterday liked our house a lot, but is seeing a few more. First time buyer which is good for chain. We'll see if anything else proves more appealing.
It's an odd house for a FTB but never mind!

We got a message via the online agent portal this morning from our viewing last weekend, saying they were very keen and wanted a second viewing, but the buyer on their house fell through! So they have a couple of second viewings again on their house and I'm now fingers crossed they come back for a second on our house despite the change in EA.
Tried to contact the online EA today to deinstruct and get the list of buyers from them to give to the new agent, and the call centre lady was really rude, and told me I'll have to wait for customer services to call me back... Really strange since they don't even get paid more if I sell so why should they care if I take it off?? Now wondering how on earth I manage to take it off without sabotaging my potentials!!

Yes it is a four bed - we do live in quite a cheap part of the NW so sometimes people who move up for jobs find they can now afford to buy.

paw it's a requirement most agents here have apparently, and it's so that if someone who was 'introduced! through the last agent and comes back after the switch via the new agent, then the original agent would get the commission - not the new agent and you wouldn't need to pay both. Doesn't really matter in our case though as it's online so we already have names of those that viewed, and the online are fixed fee upfront, no commission.

I'm with an online agent. I've had 2 viewings in a month. Don't all people look on rightmove now? The high street agents I had round said they rarely printed house details to give out now. I'm in no hurry really, so will stick with Yopa and hope if it sells I can spend the 5k I've saved on my new house...

We had 2 viewings with rubbish agent and have had 10 with second agent so it's definitely made a difference.

Still no sale, another viewing today which was okay and one next week. I'm really hoping it happens soon as I'm so bored of waiting and cleaning!!

I wish I had bought a 4 bed as a Ftb and saved all of this hassle...

The cynic in me wonders if estate agents persuade people to look round your house even if it isn't suitable for them. Just to get footfall. I don't know, as I haven't moved in 10 years. How do all of you find houses you want to buy? I only look on rightmove. I don't think I'd register with an estate agent even when I have a buyer.

Hi again, just thought I'd update my situation because our day has been truly bonkers. So we had a viewer on Thursday evening who was possibly one of the rudest people I've ever met, just general huffing and grunting, complaining about the price, garden a bit too muddy etc, a bloody nightmare.

Then we had a viewer this morning, ftb, mortgage in place, deposit sorted and one of the sweetest people I've met! She came alone because her husband was at work, didn't hide the fact she adored it and said she'll book in Monday to bring him.... well, we get a knock on the door at 6pm tonight and it's her! She said she totally understands if we say no but her husband and kids are in car because they've been at the nearby shopping centre and could he have a quick look around. We said no worries although we'd just eaten a Chinese takeaway and the dogs in the house Blush He loved it too and said they are sure this is the house for them!

So after an hour of chatting away to them, they're putting an offer in at 178 (the price we accepted last time before it all went tits up) on Monday morning Grin They seem really genuine if not a little naive, but they are desperate to get out of their rented accommodation. Fingers crossed it all goes smoothly.

Argh saw a house I need yesterday!! We had a second viewing on Friday afternoon and they are good to go apparently but we haven't heard from the agent (as is usual with our agent it seems 😡). I wasn't planning on looking at this house - it's too small and too expensive and the gareden isn't big enough and it doesn't really have a kitchen....but it's a fab location, there's planning permission to extend and there's a stream in the garden!!! I want it!! (Need to get rest of family to come and look - small issue). It's on with another branch of our agent so need to have a good chat on Monday - which is annoying as I'm in meetings and on trains all morning!

Good news doris!
And jazz I signed up to two estate agents. Iv seen the most beautiful house ever and it wasn't even on rightmove when I went to see it. I saw it two days before rightmove because it matched our criteria and they had asked if we could view before it was on the market. If our house had sold we would have paid asking price. Unfortunately we aren't proceedable yet, the day it went on rightmove they had 12 viewings the next day. For us it paid to be signed up to other agents. Smile
