donkey86 I'm amazed your EA didn't inform you to get a solicitor as soon as it went on the market. That way you have all your ducks lined up and are ready to roll. Definitely get recommendations from local friends etc - if you trust the EA they will know some too.

They never mentioned it before today when they suddenly demanded it! I suppose it was naive of me, but I've not sold somewhere before, as where we're moving from was my first purchase, so I thought of finding a solicitor as something you do after you've made an offer. Oops! I think I've found one now though.

Me neither about a solicitor, although I did get a call and a quote from one who works closely with our EA.
So thinking of going with them for ease.

We haven't got a solicitor yet either. I'm not sure whether we're going to bother selling now though as all suitable houses for us to move to are either over budget or sold. I'm still gutted that the dream house has gone, and because we're going to have my parents live with us we're looking for something bigger than most properties in the area, and there just isn't much around.

I haven't got a solicitor yet either, but my EA has recommended a "no sale, no fee" one that he uses. Does anyone have any thoughts/experience on this sort of arrangement? It all seems a little bit "off" to me.

Schnitzel when we moved into our end of terrace, the house next door was for rent (it's now let out long term). We had viewed a house when we viewed this one that had originally been two terraces and had been combined - so we considered buying next door and initially renting it out and then combining as our family got bigger. The landlord decided he only really wanted to let it out though (and the current tenants must have been there getting on for 10 years so he was wise!)

Would that be something you could consider? Buying two smaller terraces (or possibly semi-detached though they tend to be more pricey) and combining them - maybe with two separate doors initially and then connecting inside later?

Of course you'd need all your ducks to come together in a row but if there is an area where there are a lot of smaller terraces for sale (or possibly rental properties where you might persuade the landlord to sell) you could investigate?

Also. We have a viewing later today, I was going to do a quick tidy round this morning before the school/nursery run, I'm WFH thankfully as DS broke a milk bottle this morning so I actually spent the whole time cleaning that up! WIBU to leave a note saying "don't view the house in your socks??

And instead of cleaning up the breakfast things and making DS' bed, or working on my document I am... yep, MNing.

Drs we thought about buying two next/close to each other, but would have to pay two lots of stamp duty, two lots of solicitors fees, and would have to do work, which we're not particularly keen on. We would also have to find two next to each other, which I think might be as difficult as finding the one house we want!

Hi folks can I join in? The purchase of our dream home was chugging along nicely until a few days ago when our buyers house sale fell through so they can no longer proceed Sad. The people we're buying from have said they'll hold tight for a short while (no actual timescale being given) so we're back on the market. Was supposed to have 2 viewings this morning but both no shows Angry We've got someone coming this evening though who has already sold their house according to the EA. This whole thing is so bloody stressful!!

Doris sounds like a nightmare, hope the people selling the one your buying wait for you!

Man from viewing is really keen and is listing his house on the market to buy ours..still won't leave us much better off though as we will have to wait for him to sell!

We have another viewing Saturday so hope it goes well!

Doris - nightmare. Hope it goes well this evening.

EA has let me know that he has had no viewings since we listed, nada. I was disappointed. So he's recommended a 50k price drop, it's a fair whack but there are loads of properties in our area at our current price that are simply not shifting, if it's not shifting or no viewings then that simply means it's not the right price - right? I reckon the drop is the only way to get people in the door.

Yes it's a big chunk alright. Gosh. But to be honest we were a bit surprised at the valuations that came in, they were a lot higher than we thought they would be. That's London, it's totally bonkers, a bubble of property madness. So, 50k would bring us closer to what we expected we should sell for. I feel a bit better about the new asking price.

If you feel better about he price then go for it party, but there are 2 reasons a property has no viewings and estate agents are quick to say it's price. The 2nd is, it's just not being marketed right. What are the estate agents saying are its biggest features? What do you think are the biggest features?
For example we were with estate agent 1 they focused on the fact we have planning permission in place for a garage conversion (we need pp where we are). We weren't getting viewings, ea said must be price, we dropped 10k, despite others around us selling.
We dropped ea1 and signed up ea2. Ea2 focused on our off road parking. We live on a newish build estate where parking is a premium, we are one of the only houses to have off road parking and can fit 2 cars plus a small area of land out the back to fit another small car! They also made it clear it was a partially converted garage and actually needs very little work to convert, and can be used in the current state until the work is done.
Ea1 gave us 3 viewings in 6 weeks. 2 failed open houses and a whole load of lies about viewers that never materialised.
Ea2 has given us 7 viewings in 3 weeks, 2 very strong leads and hopefully (fingers crossed) an offer by Saturday!

Money is what the estate agents say when they are crap and lazy.

Went on the market on Monday, no viewings booked yet. Using an online agent and feeling a little nervous...
Anyone else use an online agent? I got to control the pictures and the text (didn't take or write it, but can both).
When should I expect viewings to get booked before I start to worry my place is overpriced or not marketed well?!
