Becky, that's my point really, why did the estate agent ask you to look round even though you weren't proceed-able in advance of it going on rightmove? I could understand it if you could have beaten the crowds and put an offer in. Or have I missed the point?

The estate agent has put in a good word for us and the house is still on the market. And they email me every week with properties that match our criteria. Iv viewed two houses which I'd missed on rightmove. Technically we could put in an offer but want to wait til ours is sold.

What do people think is reasonable these days? Within 5%? We will need to do a deal with the house we like if we accept this one (well, would have had to anyway, but even more now!)

I'm not really sure. I know when I bought this house it was up for 145,950. Our first offer was 130. It was refused. We said 135 final offer and they said 137 and we could have their tumble dryer, cooker, sheds, and something else I can't remember...

Our flat was on for an offers between range (if that makes sense). The offer we accepted was 4% less than the bottom of the range, and 9% less than the top of it. We had originally planned to hold out for the bottom of the range but realised pretty soon that that wouldn't happen. I think 5% or so is quite reasonable.

Just a little update to say our buyers went into our estate agents office this morning to put their in offer in! They phoned us to see if we were happy to accept and of course we did. Hopefully this will all go smoothly now.

I hope this week brings all of you waiting for offers some good news too. I just want to share a weird little coincidence with you all. Whilst our EA have been great when showing people around our house, the two times we've had offers that we've accepted have been the times the EA were running late so I've had to do the showing around myself. The feedback I've had, has been they felt how much I love my current home (I do, it's just a bit small for us now) and the buyers felt they had a lot more information about the house given to them by me, rather than the EA who obviously doesn't know the houses little quirks etc. I appreciate that not everyone has the option to do this, but it certainly seems to of helped us with getting a sale.

Congrats Doris. Same thing has happened to us. We've had 12 viewings so far & the only offer has come from the one viewing my husband did! We're still negotiating price with them, fingers crossed it happens.

I didn't think I'd have the confidence either Becky, but I had no choice because the EA was running late, but I can honestly say after a couple of minutes of mild panicking, I actually enjoyed it. It's also easier to find out people's circumstances once you've got a conversation going. Good luck Honey!

The EA told us that buyers almost always prefer to be shown round by the owners. But the one time we'd arranged to do that they didn't turn up, plus one more time we had to change it due to a clash with something.

I hate no shows. I'm sure sometimes it can't be helped but even so, a quick call to the EA isn't too much trouble surely? It happened to us twice Angry All that bloody cleaning and tidying up for no reason

Hi all! Any feedback from the weekend viewings?

We had 3 - no feedback yet.

I am about to go on a week long business trip and we have a viewing booked for midweek. I am slightly nervous of my DH's idea of getting the house ready Hmm

Congrats on the cash offer Chalky - how low was it? Enough to consider or not?

Congrats doris. Same thing happened to us - the only people who offered were the ones we showed round, not the agent.

Thanks for asking @chalkyc2 it went well! A second viewing but the couple aren't even on the market yet so if they make an offer, we won't be able to take ours off the market until they are under offer. Someone else wants to come back for a second viewing but she is burying her father this week so agent doesn't want to hassle her. I just have to be patient...well more patient. We have been on the market since October now!

Nice to hear more good news.

We had 5 viewings on Saturday - the feedback we had from 2 was that it was too small, another has fallen in love with a different house, and the other two are first time buyers who liked it but have more similar properties to look at. We have another viewing this evening - I'm hoping something comes of this one!

KTH1 we have also been on since October! Our offer was 3% below asking so I think we should accept. Agent however went off to see if there was any more to be had (at husbands request) and apparently not - so I hope our buyer hasn't stomped off!
I hate this whole business! And my estate agent isn't very communicative - he only got back to me late this afternoon so too late to consult with husband and accept existing offer ARGH!!!!

We've had 10 viewings and no feedback, is this normal Confused

Part of me thinks what's the point in pushing for it as clearly the viewers don't want to buy but still?

I don't know how to tag people here. I think it's really important to ask the EA for feedback, what if it's something relatively straight forward you could fix? Like repainting a room a more mellow colour?

My study is green and I'm prepared to hear that!

We have a second viewing tomorrow evening and my parents have a load of viewings this week so I'm really hoping it all works out!
