We had a very last minute viewing last night - they rang at 4pm and came at 7pm. I had a feeling that the last minute nature meant that they were v keen, and so it proved to be - they put an offer in today! It's 15k under our asking price, but we've decided it's the best we're likely to get. Just got off the phone from the agent accepting. Am more scared than happy as now we need to find somewhere to buy pdq...

The offer is conditional on getting the lease extended, which I'm expecting to be a bit of a ballache. Hopefully the solicitors will sort all that.

I hope you all get offers soon too! I'm aware of how many fall through and I may be back needing another soon...

Viewing went well, he loved the house however hasn't put his on the market yet.

Congrats donkey - that is great news. Good luck looking for somewhere, have you found anywhere that looks worth viewing?

We had a viewing this afternoon too - maybe the sunshine brought out the buyers? No feedback yet but I suspect that this was an investment buyer.

And luckily my conference call was finished, so I didn't have to hang around outside in the car....I used the opportunity to take a late lunch in a coffee shop nearby. Heaven!

We had another viewing last night and have two more tomorrow. I have had 3 asking price offers so just going to see what happens with the two tomorrow and go from there.

Absolutely zilch out there for me to consider though.

Our viewing went really well, they are looking at a couple more on Friday and will let us know is by Monday if they want to put in an offer. I have everything crossed! In the mean time we have a ftb looking around tomorrow (hopefully, estate agent phoned at 5.30 and never confirmed before offices closed) really hoping this one goes well too Smile

Thanks everyone! We haven't viewed anywhere yet as we were waiting to get an offer on ours first, but there are several around that look hopeful, so we're going to line up a whole lot of viewings at the weekend with the aim of choosing one then.

Had a viewing today but no feedback yet. The two viewings lined up for the weekend have both cancelled - one has apparently decided the area isn't for them and the other has decided the garden is too small. Guess it's better than coming and hopes being raised but it does feel a bit deflating.

I've found our dream home. But I'm managing to keep emotions in check as we're early days. If it's still there when we sell then it's getting our bid. Hard core this house business.

Yippee finally found the thread quick update from me we had viewers booked for Saturday who never turned up Angry got another booked in for tomorrow at 6.30. We've been up for sale for nearly 4 weeks and this will only be our 2nd viewing things seem very slow. The house we want to buy is still on the market so that's good at least.

So good to hear some good news on here, hopefully a sign that things are picking up generally, fingers crossed for us all!
We also had an offer yesterday, although under asking price. EA says there should be room for negotiation though.
Wondering if it's best to go back with a definite preferred figure or be a bit more vague (e.g. Above x)?
Also got three more viewings lined up this week so you never know.

Great news on the offers donkey & emma! That's really bad about the no shows on the viewings though, horrible to be messed around like that (even if you do have a clean house afterwards!)

My viewers yesterday loved the place....but their car is too big to go in the garage, so it's a no. Grrr. Back to square one.

We lost our buyers so now have to have an open day on Saturday! :( If we don't find another buyer soon then we will loose the house we have an offer on as they have just had another offer by a family who already have a buyer! Argh!!! I just wish our initial buyers hadn't messed us about as they dropped out as they couldn't get the mortgage they thought they could. We were told by estate agent that they had a mortgage in principle! Angry

Unfortunately the mortgage in principle has little to do with an actual mortgage offer :( I know our mortgage in principle is much higher than what the banks would actually lend once you took their affordability questions into account (for example, dh earns £50k, based on that our MIP is around £200k, however we have 4 dependants and 2 are under 5, therefore the amount the mortgage offer would be is around £140k)

*Numbers have been rounded for ease, but is based on our situation)

Just had house viewing and it was really positive. He is looking at a few more today, but he seemed to really like it. I can't look 🙈 2.5 weeks till B. Day and I need this house sold before then!!

Just had the dreaded call.....we've lost the house we wanted. :( :(

I think we will see what this weekend brings and if we get a buyer we will see if we can up our offer. Just don't want to end up in a bidding war.

I feel your pain HalleLouja there are no other houses out there that would suit us. The same old houses keep showing up on Rightmove.

Notanotherpawpatrol I suppose it depends on the mortgage company . We are with Nationwide and in order to get our MIP we had to go through our income\expenditure\dependants etc. I had assumed our ex-buyers had done the same.

We had Santander turn down our mortgage, despite them granting a MIP, because they don't go through all of that! We're with nationwide now, but it was all very stressful.

Help! When do you instruct a solicitor? I just had a call from the agent asking for our solicitor's details. He seemed annoyed when I said we don't have one yet. (Bear in mind we only accepted the offer at nearly 5pm yesterday). I've just googled to get quotations, but the quote finders need the details of both where we're selling and where we're buying. So how can I find a solicitor when we don't know where we're buying yet?

I thought we'd wait until we've found somewhere to buy (which won't be long, will probably be this weekend) and would then instruct a solicitor for both parts, but no, he wants it now.

We instructed a solicitor at the same time as signing with the EA. They (solicitor) had us prep all of our files etc (nearly have everything ready to go). Now if we get an offer there is no hanging about. We don't have anywhere to buy yet, that is not a requirement as your buyer will need your solicitor's details to proceed. Ask if you have friends who have recently sold if they have any recommendations.
