Fucking hell Building that's a huge amount of money! Sorry to hear you have lost your dream house, but there will be other houses out there and being coerced into a bidding war is really not good. I'd have been concerned about the risk of being gazumped weeks into the process and losing legal fees etc.

Dragon - both local agents that I spoke with for valuations said that there's so little stock on the market at the moment, that they are taking their usual appraisal and sticking 5% on it for properties that they think will go quickly. Both said that most are either going for the higher asking price, or only dropping by a % or two - which is still higher than the 'actual' valuation price they would have otherwise gone for.

Looks like our chain is about to break. Our buyers buyer can't get the mortgage that he thought he could, so our buyer is putting their house back on the market (in SW London so a decent moving market and sold quickly the 1st time). We are giving them 2 weeks grace period, and if no proceedable chain can be established, we will be putting ours back on the market too. So annoying! Do we tell our seller what is going on or hold off for the 2 weeks....?

Having a shitty day. Had 2 offers...Lost both our bloody offers. Fuming. Apparently first ones dad has died so she's gone bk home to sort things..could be true could not be. 2nd one then rings to say it's too much would we accept 23 grand less! Wtf. No. We accepted his original offer, surely you can't just change your mind after having offer accepted. So now no bloody offers and back to square 1 of cleaning a house frequently with a 3 yr old and 6 month old. Plus bk to work in 3 weeks

Oh outback how bloody frustrating. Given that the asking price of the house is attached to the advert you'd think that someone would weigh this up before even booking a viewing - let alone making an offer!

Contract went back to agent today and the photographer is booked for Thursday. So we're currently doing little odd jobs to make sure everything is as perfect as we can make it. Hoping to be 'live' by the weekend, but agent has said they'll email their client list today with our details so I am hoping that we might get a viewing earlier than that.

Stressed out newbie here - Can I join?
Dream house came up for sale in Feb so we put ours on the market and then lost out on the house we wanted to buy :-(

House has been on the marker ever since. Had 5 viewings and no offers so EA came round and we made some changes (more tidying and cleaning and moving stuff around etc) and took new pics. Got 1 view after that and an offer but had to turn it down as it was well under asking price.

Have now found an amazing house we love and had an offer accepted. However the buyers who offered on our house wouldn't budge much on price and then withdrew their offer completely as have decided they want something more modern (they viewed 3 times before deciding that!).

Sellers on the house we want have given us 6 weeks to find a buyer. We therefore reduced the price and has 4 viewings over the weekend...and no offers.

Getting v annoyed with people viewing our victorian property and then saying they want modern, or complaining the garden is too big when the details clearly state its 100ft.

Think I'm just grumpy as its really tough having to keep the house constantly clean and tidy with a 2 year old.

Dh and I are taking the house off the market if we don't sell in time to get the house we have had an offer accepted on.

Just v frustrated. I know the market is slow but other houses seem to be selling quicker than ours!

Koalasatemyhomework I feel your pain. If we don't sell soon we will be withdrawing as well. So bloody annoying! A cheeky offer is one thing bit massively below is another. We keep getting that kitchen too small...its on the floorplan and details the size. Why can't people read them!

We are withdrawing ours from sale.
23 viewings and no offers so there's obviously a major issue somewhere.

Possibly price but I can't afford to drop further so we are staying put for now.

I just think people can be a bit picky or view just for the fun of it outback. Buying a house is a big thing and I understand they want to get the right house but at least read the info about room sizes etc first!

Seeing the floor plan and the actual kitchen can be quite different - something like colour or layout can make it look smaller, is there anything like that you can change?

Sorry to hear that Blackfell. We've already completely de cluttered it and re painted anywhere we can white to give illusion of more space. It's a funny shape so looks like less usable space than there is

I'd really appreciate some advice. Me and dh love a house, we have done since it came on the market, however there are a few negatives that can easily be changed with a bit of money and a few years (extension, putting in a bath for our autistic child, making the garden child friendly etc). We went for a second viewing on Saturday and decided we would go for it but seeing as we are now in a good position would give it a bit before we made an offer and got our finances correct in terms of things that need doing. It is currently on the market for oieo 229. Which we could afford and in a few years do the things we want to do, however we didn't want to put an offer in at that and were originally thinking 225 as things are progressing fast this end.
The estate agent has rang me up (for the third time)! To ask for feedback. I told her it would need work etc and she agreed as she knows our middle child has issues. Her last comment to me was "the vendors are very open to offers as they bought that place as a doer upper and are now wanting to buy land to build their own house, have a talk with your husband and let me know if you would like to make an offer."
What offer would you put in??

Open to offers is a good incentive to be a little cheeky, you can only go up from your first offer so why not try 215?

EA is being very cheeky - they're really not meant to allow, let alone encourage, offers below an 'oieo' price!!

However, that's their problem not yours, it's worth making a cheeky offer I think if you've been told they're open to offers.

Bizarre!!

We've got our 11th viewing this evening, not terrible in 5 weeks I guess. I'm thoroughly fed up though, I just want someone to buy the bloody house so we can get on with our lives.

Feedback from all viewings is the same and something we can do absolutely nothing about, we're priced accordingly though to take this into account and the EA still can't find us a buyer Sad.
