Congrats Nigel - great news.

Milly we've seen a couple of properties despite not yet being sold, in our case we're not familiar with the county we're moving to so it's been more to get a feel for the general areas. I think there's no harm in looking early, other than the risk you'll find your 'dream house' that you then can't buy until you get an offer and risk losing.

The house we like has been on the market for 2 years. I would hope the EA gives a call if anyone makes an offer.

We only looked at one house and hadn't even contemplated putting our house on the market... But we didn't need to sell immediately to move.

OK, so after posting previously to say that we'd decided to hang fire, which lasted - oooh almost a fortnight... Grin

We've decided to go for it. Am ringing the agent tomorrow to get ours on the market. Got a call this afternoon with a mortgage broker to get that process kicked off (although we don't anticipate any issues as we're not looking for a huge mortgage). We've seen a perfect house which would be amazing for us. I'm steeling myself that it probably won't work out for us because they've had two offers already that they've turned down - and although we'd be happy to offer full asking, I doubt we're going to be able to proceed quick enough unless by some miracle we get an offer at full asking for our place in the next 7 days.

I am not looking forward to the coming months though. I get very nervous before big events - exams, interviews etc. - so my stomach is already churning just at the thought of trying to get all of this to work!

Does anyone have any handy tips for staying viewing ready? Everything's newly decorated and ready to go and I'm going to get a couple of cheap folding crates to keep handy so that I can quickly shove things into them to put away in a hurry if needed.

I have two dogs so have already told the agent that I'd prefer them to do the viewings so that I can disappear with the dogs for a walk and keep out of the way. Stashing them in the car is my back up plan if it's raining!

Can I join in please? Not sure this is the right place as I'm a buyer not a seller but I can't find another thread that seems appropriate. Feel free to redirect me if needed, though!

Our problem is we can't find anything to offer on! We had an offer accepted on one house 2 months ago but had to withdraw due to a poor survey which meant the lender was reluctant. Since then we've looked at just about every flipping house on the market in our price range in the area we need, and have managed to find:

  • one house which is nice though at the very top of our budget and vendor hasn't yet managed to find anywhere she likes to move to even though her house has been on the market for 2 years. Apparently two other buyers have previously had offers accepted but eventually wandered off as they couldn't wait any longer. So we've just told the EA to give us a call if the vendor ever finds anywhere...
  • one house which is overpriced and needs work doing on it but would be really nice when done, if we could get it for a fair price. Problem is, it's up with Purplebricks. Guy that showed us round was nothing but a doorman. Called their HO with some questions about the property, they said I have to talk to the local agent who apparently never answers his phone and took a week to respond to my email, then only answered half my questions. When I went back and asked again, he never responded. I know they haven't had any offers as my hairdresser does all the shopping for their elderly next door neighbour. What a way to try and sell a house...!
  • final house is over our budget by about 3% but village gossip has it that they're motivated sellers. We're going to see it this week, but I'm a bit worried we may love it and then find out they won't budge on price...

All very frustrating. We're chain free, have an approved mortgage and ready to proceed. There's just nothing to buy!

We're still waiting for the top of the chain to fall into place. The sellers of the house we like have found somewhere they like, and are negotiating a price. Apparently that will then be the top of the chain. Hopefully all will be sorted tomorrow and we can start pushing things forward!

Hi Xanders - sounds frustrating but you are attractive as buyers because of your position, so you may find that sellers are prepared to negotiate a wee bit on price for a stress-free sale.

I can't imagine a vendor taking 2 years to find somewhere and expecting people to wait! Well, I can understand the frustration of not being able to find something that you love and that's in budget and the right area - but after that long why wouldn't you sell and go into rented and carry on searching?

All a bit too good to be true right now. House went on on Friday afternoon, 3 viewings Saturday and an offer today from one of those. They offered a bit under and we said no we needed closer to asking price so they came back 4K under so we've accepted. First time buyer living with parents.
Dream house is over budget so can only get that if we can borrow a bit more and they'll take and offer. Can anyone recommend a good mortgage broker? We were dealing with one but he's not called back and I only found him on google so recommendations would be great.

We went with a nearby broker that we could actually walk into the office of - they are with an estate agent that does quite a bit of financial services, but not the one we are with.
The viewers who are coming back AGAIN this week are meeting with the mortgage advisor at the estate agent that we are with (hoping they tell them they can borrow LOADS).

Movingin2017 - seriously considering a note through the door of the PurpleBricks property if tomorrow's house doesn't turn out to be of interest. Really ridiculous that we should have to beg for info about a hosue that's on the market! Not in a position to recommend a mortgage broker as I'm waiting for a call from L&C but this is the second time I have booked a phone appointment with them - first time they didn't ring. So far they are 25 mins late. If they don't ring before 8 then that's it, I'm going to another broker.

Instructed agent today and signed contract going to them tomorrow. The house we love has said they're happy with our offer (full asking whereas other offers have all been under) but they won't take it off the market until we're SSTC, which is fair enough because I'd be doing exactly the same in their shoes. I keep telling myself it won't work, because it's extremely unlikely that we'll get the offer that we need and the dream house still be available. But hey, I can hope!

Photographer came around this afternoon to take pictures - a stressful and messy hour I don't want to repeat any time soon. Am a bit miffed though, we have a lovely south facing garden but it pissed down the entire time so even though they put in fake sun, it won't be the same, will it?

Anyway, ours should be on the market by the end of this week. Our agent has priced it ambitiously, I think - it's around 3% more than I expected but she seems to think it will shift as these type of houses always do (3 bed semis).

We aren't in a rush to sell as we haven't viewed anything yet so is it worth seeing how it goes at a slightly more ambitious price? Or does it look bad if we then have to reduce it later on?
