I think she was just being old ish and concerned.
Another house we're viewing a different EA wanted to know how tall dh and I are - it's an old cottage so clearly has low ceilings, presumably they've had feedback but honestly what do people expect of a grade 2 listed building?

We had an offer today, our house is on for offers over x, having dropped by 5% 2 weeks ago. The offer is for exactly x. The buyers say they can't increase their offer at all, but accepting it is going to make it almost impossible to buy due to extortionate agent fees eating the minimal equity we have. Asked them to increase by a very small amount as that would make a difference to us, but now worrying we'll lose them completely and half wishing I'd just accepted it. And of course the agent is now closed so will have to wait until tomorrow :( ah the stress!!

Can I jump on? We have made an offer of 810 on pretty much our dream house, originally listed at OIRO 800. We were highest bidder for a week or so. Other buyer has now increased their offer to £825. We are ready to go higher (we discussed 850) but don't know exactly how much to jump by in order to show the vendor we are serious but avoid maxing out if not necessary and so on. Going to 830 seems like fooling around.

Is it worth going for an odd number? Rather than multiples of 5? Also I thought EAs weren't meant to disclose what the other offer amounts were? Otherwise you would just repeatedly up each other which isn't fair on the buyers? Here I think they set a date and you both give your best and final offer...

This week things have really kicked off - we've had 5 viewings booked in 2 days, whereas the first few of weeks we were on the market we only had a handful in total.

Poochie have you heard about your offer?

Really hope the market is picking up...

Poochie we are in a bidding war now, something the agent is not discouraging. We ended up bidding £840k this morning and by the end of the day the other buyer had increased their offer to £855k. So we need to have another think tonight.

Viewings slowed down here.6 the first week, only one booked in for this week-not sue if to a second viewing or not as the estate agent just books then in by text. Not totally happy with the agents communication but then maybe that's because I'd like them to communicate that someone wants to buy the house and they haven't-which isn't the agents fault at this stage, less than two weeks on the market.

We are going to see a second house this evening, 4 doors up from the house we put an offer in on. I feel guilty as if I'm cheating on my first house.Second house is slightly smaller but needs absolutely no work, whereas first house will be a labour of love... but would look stunning when done.might be a bit of a dilemma. But all a moot point if we don't sell ours I guess...
I'm a person who hates not knowing what is going to happen-I'm not cut out for this house selling and buying game!

We accepted the offer on our house, having read a few stories on here of people turning offers down and then a few months later having to accept even less, I sort of panicked. They are in a good position apparently, and despite feeling a little bitter about it, I am overall happy with the decision.
I think we will have to seriously reduce our expectations for what we can afford to buy, but going to get to exchange then re-evaluate our finances.

@building2017 how's the 'bidding war' going? I can't imagine how stressful that is! Maybe that's why sealed bid type system is better?

@m0therofdragons - my tip would be try to forget about it! Obviously keep the house clean and nice, but I got so worked up constantly checking my emails/phone hoping for viewings if there weren't any - so distraction is key :)

We had a second viewing yesterday-he is going to view the cheaper house over the road tomorrow and then decide Confused

And another different second viewing tomorrow.

We just had a first viewing then and the dc and I went out whilst they were due to be there.came back an hour later and they will still here! It's a 3 bed semi! They were obviously very thorough viewers! The girls were trying to charm them into it by telling them what a great family home it had been etc Grin

We've had an offer....but they have now disappeared and not answering phone calls from ea so might not come through. Had 3 viewings since accepting offer so hoping for back up. Also lower than expected do downgrading future house expectations

Can I join in? We put our 3-bed semi on the market just before Christmas and had viewings and two second viewings almost straight away but no offers. Since then we've had almost 20 viewings, at least one if not two every weekend - but no cigar. EA says they're getting very little feedback other than people aren't keen on the area (tiny mostly ex-council estate on edge of very pretty market town) or just 'not for us'. We lowered the price to drop it into the next price bracket (i.e.: £150-160, not £160-170) and still no joy. Everyone who knows our place tells us how lovely it is and seem genuinely stumped (yes, I know that's what friends tell you but that's honestly what people think). Do we just hold on? Feels weird to have had so many viewings and no offers, not even a cheeky under-the-asking price effort?

Can I join in? Have put in an offer today on an amazing house that would be our forever home. At the absolute top of what we can afford. There's an open house next weekend with 11 viewings, so think the chance of our offer being accepted is slim. But you never know!

Fallen in love with a gorgeous home that dh and I could imagine growing old in. Perfect location but over budget. Plus we don't have an offer on ours yet. We need a miracle and an amazing broker. Accepting it probably won't we ours - this is going to be an emotional year 😩

It's really slow this selling business. No viewings for a week or two now but a second viewing from the interested couple next week (technically a third.as they didn't go through the EA last time).

We went in the market 5 weeks ago.
We've had 4 viewings and it was obvious that the people viewing could not read English.
They asked how big each room was. Even though we had given them details of the house which is very comprehensive.
They asked where the garage was. We do t have a garage as we converted it into a large dining kitchen.
They didn't know how many bedrooms we had. The list goes on.
I really want to ask the agents to go through the Particulars with each prospective client to ensure they undert just what they are viewing
Rant over.

Okay so 3 viewings today, 1 ftb, 1 lady who has sold her house and 1 couple who haven't sold yet.

Agent showed them round and feedback is all positive with the lady saying she'll call agent Monday (we'll see) all 3 asked agent to call them if we get any offers over the weekend before we accept (is that normal?)

Agent isn't working tomorrow but said he'll keep his phone on as there's a strong chance he'll get a call. Obviously he could be totally wrong but he said he didn't think he'd be doing viewings next weekend as he doubts it'll be on the market by then. Really hard not to get too excited.

Can I ask you all a question?
We are about to put our house on the market but have been told by the chain EAs that having branches in London brings in the London buyers. I thought everyone looked on Rightmove anyway. A smaller local independent is cheaper and seems more engaged. Do you get your money's worth with the bigger agents?
We went to view a property for the second time today and weren't impressed that the sellers don't have anywhere to move to which is what the EA showing us around told us. They might rent or buy apparently but haven't even looked yet.

Not a huge amount of point looking until you've accepted an offer surely? We are keeping an eye out but trying not to act until we have a firm offer. We've gone with local keen agent and am really impressed so far with communication but it's early days.

We've been looking to get an idea what we'll get in our price range- lots of older couples where children have left home and they're downsizing. Problem is no-one has got anywhere they're moving to yet and based on the value of our house I can see a very long chain.
It's given us a clear idea what we want though and where we want to be. Very little is coming onto the market though.

We've had an offer! 5 k under asking price but that's fine.First time buyer with mortgage ready to go as the house they were buying fell through. We are moving to a house that also isn't in a chain so I'm trying not to dare to hope that it will all be straightforward. Keeping everything crossed. First day in two weeks that I won't have to hoover Smile
