We're still waiting to hear whether our offer has been accepted. We don't want to lose our buyers so we're looking at anything remotely suitable just in case. Unfortunately there isn't much around. I'm very disheartened about the whole thing at the moment

madmother They like the house and the location. I get the impression they've been waiting in rented for the right house.
(I have a PhD but I don't use the title especially not socially. But when we got married DH said "does this mean you're a wife now. Mrs Wife eh?" (I've always said I need a wife rather than having any desire to be one). No, I'm a spouse I say. And that's Dr Spouse to you.

Hello, thought I would come and join you here, we've been on the market a month now, we've had 8 viewings and sold once already.

We accepted an offer a week in at the lower end of our guide price, unfortunately that buyer stated he was ready to go with no chain, 3 weeks in i discovered he actually had a property to sell that wasnt even on the market yet.

So now we've been back on the market just shy of a week, 3 viewings over the weekend who all appear to be no's and nothing else booked in. Another one due today cancelled 10 mins before she was supposed to get here so feeling pretty fed up with it all!
sorry for the negative start, kinda hoping reading your good news stories will give us a boost !

Similar here. No viewings at the weekend. 1 viewing booked in for this Thursday. We're averaging less than 1 viewing per week now. Which, for central London is so disappointing.

I'm getting more concerned that the EA simply isn't as prolific in the area as I was led to believe. So, I decided to call another few local EA's to get their input on the situation. I realise they will do anything to get us on their books but both confirmed that we are not overpriced and one has sold two houses in our area (one was our neighbour) in the past month at near asking. Massive relief to know we're not overpriced and that they know the area v well. So, once we're at the end of contract with this EA, in a few weeks time, we will move along to another who has more of a profile in our area. I feel like an idiot for going with them but I think I didn't realise how important it is to have a good stock of houses on the go with one EA in the area, but hopefully we won't be on the market for months and months and months with an EA move (fingers crossed).

Our dream house has soldSad. Absolutely devastated as there're only a couple of houses suitable for what we need. One the vendor is thinking of pulling off the market, the other is an area I'm not sure about, and would take DS out of the catchment area for the nursery place I've applied for. I'm so fed up with all of this.

Schnitzel I'm really sorry that's rubbish Sad. We're likely to be in the same situation soon, found our dream house but there are other interested parties and we don't have a buyer yet so chances of us getting it are minimal and there's nothing else like it on the market.

Can I ask you all for some advice? We went on the market just before the Easter weekend so almost 3 weeks ago now. We've had 2 people come to view in that time, both in the first week. One revisited for a second viewing then offered elsewhere. No other interest.

Our house is near a main road which might make it harder to sell, but we don't have the luxury of letting it sit on the market for months and months - if we're not moved by September we're in trouble.

It went on the market bang in the middle of our EA's pricing, and the other EA (who we didn't engage) said that they were confident they could get an offer at more than our asking price within a month.

It's a semi in the £350 - £400k price bracket and we're starting to think that 2 viewings in 3 weeks means we're mispriced. Is it stupid to drop the price after such a short time? I really don't want to make a decision then regret it.

Fortheloveofscience would you share your house advert, a critique can be useful.

Ours has been on since March 10th and we've had 3 viewers in a similar price bracket. Our EA says you don't expect tons of people to view over the 300k mark.

Also can I join? We're moving in 8 weeks from Lancashire to Cumbria. We've had 3 viewings and someone coming back for second viewing this week so fingers crossed. We had another viewer interested but didn't want to pay a fair price. We gave them a number but didn't hear back so it's obviously not a goer. We don't need to sell to.move so it's all happening rather quickly. Hmm

No viewings in over 6 weeks. We are going to have some more photos done and lower price at same time. Can't decide to drop 10-15 first and see, or go the whole 25k reduction to move to a lower price band on rightmove. Assuming we can offer lower on what we want, nothing seems to be selling here at all either.

fortheloveofscience I put my house on at a slightly overoptimistic price (after looking at sold prices, getting advice etc) but realised that viewings were slowing down a bit after the initial week so adjusted it downwards by 3% to a round number after 3 weeks- against advice of friends and estate agent friend of friend! I also reshuffled photos around to freshen up the advert. It worked- viewings picked up again.

I would try dropping the price to generate interest particularly if you need to move soon.

Hi everyone wondering if I can join the thread. Trying to sell our first home to move on to somewhere bigger but it's stressful! Been on the market nearly 4 weeks now, had 4 viewings and an offer that we accepted but was then withdrawn. Which was a pain as we've found somewhere we want to offer on but can't at the moment. We were meant to be having a viewing this evening but they didn't turn up which has made me grumpy!

Schnitzel... Don't loose hope. We thought we'd lost out on our dream house but we have it now. My sister also thought they had lost their dream house when it went under offer but everything fell through near exchange, with the previous buyers, and my sister ended up completing on it very quickly. Fingers crossed for you.

Our viewer has gone AWOL. I could have predicted it.

EA has suggested a 5% reduction. He also thinks we need to have more patience, talking about 4 months on average to get a buyer etc. I don't know what to think now. We would happily drop the price but if we're moving to another EA should we hold off?
