Yet more electrical discoveries in our new house.
Sounds like rather than living upstairs (due to drying plaster downstairs) we'll be living downstairs (due to no sockets upstairs).
The electrician is due to test the kitchen circuit today and if that's also unsafe we'll have to put off our move Sad

Just had a call from the EA - Saturday's first viewer has requested a second viewing on Friday to bring her mum who's providing finance...an offer from a FTB would be incredible, I'm trying hard not to think about it.

drspouse that sounds like a complete nightmare and a huge amount of unwanted hassle.

On tenterhooks here. DH keeps missing the calls from the EA who apparently has news. Another viewing today - she was talking about a 2nd viewing tomorrow with her husband and two more viewings being lined up for tomorrow night.

We actually had almost convinced ourselves that putting off the move would be good from the POV of selling this place because at least with furniture it will look better but it would be such a hassle and it's not like viewers are lining up for this place Sad

We decided to reduce ours today in the hopes of gathering some more interest. EA say they are absolutely stumped why there's been so little interest since they took over a month ago.
Giving it 2 weeks and if no luck then we too will be going into rented alongside paying our mortgage, as we can't wait any longer. It means we'll be paying some £800+ a month extra to live in a house a lot smaller and in relatively undesirable locations because of moving from the countryside to a big city - mortgage would actually be cheaper there then renting. Just absolutely crossing everything that something good happens in the next 2 weeks..

Can I join this thread? have had house on market for 4 weeks now with house simple, plenty viewings but no offers yet.
I had a panic last week and dropped the guide price slightly (by 13 k) but no viewings since then. there are another 2 houses for sale in my street- one needing 40k work and another with smaller garden and kitchen. neither have gone under offer yet- does not seem to be much interest out there. We are in East London.
I am fielding numerous calls from local agents who are circling around but am not keen to pay the huge commission if the house is going to sell eventually via right move etc, also have been unimpressed with their strategies, have spoken to 3.

Lovely house Ciancianese. All you need is one offer, just one. If you're getting lots of viewings that is very positive.

We had our 20% below people come back with an increased offer. It's still 15% below asking so we have rejected it. Nothing moving in our area. Very few viewings. Great feedback but no offers. Patience and wine!

Partyinthekitchen - what would you accept? Do you think they might go a bit higher?

So we've had an offer, at the asking price from the cash buyers that came on Saturday. They still have to show proof of funds. They are coming around again tomorrow night. EA has gone back to them asking what their best and final offer would be.

We have three more viewings lined up for tonight, one of whom is a 2nd viewing from yesterday (and they are also supposed to be cash buyers). EA has an incentive to get more than the asking price as we negotiated a sliding scale of commission and it goes up if it sells for more than the asking price.

We are currently in a bidding war for the dream house. I think we've made the higher offer but don't think we're going to get it as we have two houses to sell rather than one. We looking at others but there isn't much around that's suitable. After all this we might end up pulling out of the sales unless something else comes on the market soon.

Congrats louey. We are on 10th viewing no offers. Spoke to ea today and they were very wishy washy about why. Suggested lowering price which we may have to do

Thanks for your positive comments, I am getting very worried though as viewings have dried up- but not sure is switching to a high street agent (rather than an internet one) will make a huge difference as other local houses haven't sold either.

Its strange- a few months ago 2 nearby houses went under offer really quickly, is anyone else finding it slow at present?

Estate agents visiting to complete an appraisal and valuation on Friday. Posting because I have kept schtum IRL. We planned to be here a couple of years having bought in '06, then the market crashed... Many years of saving and overpaying negative equity I am nervously attempting to see whether we can now get the numbers to work and sell! Have kept it quiet because I can't cope with family questions and pressure. Have also been cleaning like a demented loon because I am convinced that having dusty skirting boards will somehow jeopardise a fair market value...

Aargh and a viewing tonight! 6pm and the house is in a state! But they know we are moving (or at least the EA has said they'll tell them).

Important work phone call at 4.30 so I'll have to politely hustle them off the phone, dash to pick up the DCs and get them to "make" their beds while I sort out the washing mountain in the kitchen!

Ooh they seem to like it. Wife and baby came but they are hoping to come back tomorrow (while the movers are packing Hmm). She was glad she'd seen it while it had furniture in it, and they have two older DCs (so weren't put off by small amount of mess and enthusiastic DCs) plus are in rented.
So fingers VERY firmly crossed.

Ooh ooh they came back and want to put in an offer but haven't got a mortgage offer yet! And we have another viewing on Sunday, the house will be empty, filthy (though we can run round with a Hoover and a cloth it's bound to need a really good deep clean) and we'll be showing them but at least we can explain things!

Hi everyone

Can I join? House has been on the market for nearly 3 months Shock one price reduction, one stupid offer and we are still here. We have recently had to deal with a complete time waster who offered near to what we needed, we went back to her and said can you go up by £7000 and 2 weeks and 3 more viewings from her and her family and lots of ignored phone calls later she has decided she doesn't want it after all.

I'm getting so down heartened just want to take it off the market! We have found our dream house but I think it's going to sell before we can, we are trying to move into a quicker market than we live and we just keep missing out on things. On top of that our estate agents are just useless! Spent the morning repainting the garden fence to tart it up a bit. Got a viewing tomorrow from people who have sold so fingers crossed!

Appraisals came back slightly better than expected. I was so knackered from all the cleaning and stressing that I sat and cried after the last agent left Blush

We're tentatively looking at properties for sale, on the basis that if we see something we really like then we'll go to market. Our numbers are still extremely tight (negative equity) so unless we see something amazing that prompts us to take the plunge, we're probably going to wait and save like crazy for another 6 months, before listing.

Our return viewing yesterday said they like the house, like its potential but prefer the doo-er upper they saw and so will offer on that as they add more value.

No other viewings booked, I now think we're mispriced as we've only had 2 viewings in the first 2 weeks. EA is denying it and wants to hold out for longer.

We go on holiday a week Monday. A viewer wants a second viewing whilst we are away. It may not mount to anything but has definitely given a slight bit of hope and perked me and dh up a bit after 8 months of pure stress!!

So after about 20 viewings in past few weeks we finally have two offers. Both offered same amount and in same positions so seeing if EA can get one of them to offer more. So pressure is now on us. We've put an offer on a property but not been accepted....yet!! If not accepted then don't know what we will do. Very little coming on to market. Sad
