DrSpouse, don't mean to freak you out. Just having a bit of a rant is all and trying to lay the blame at the feet of the election! It would be so so good to have some news of sales on this thread, fingers crossed for all of us.

That was really useful. He says it's too soon after the Easter break to get worried, people have been looking a lot online generally but not calling to view he expects it to pick up again over the next week or so once the schools go back. He's going to chat to his sales guys and asked me to call him back on Friday once he's done some analysis.

Feeling quite reassured for now Smile

Our schools have just gone back here too so that is helpful to know. We did have two viewings over the Easter holidays but I don't know if they were families.

Afternoon - hope you don't mind a newbie jumping in on the thread!

First time buyer here. It's so stressful!

Offered on three properties so far. First one welse offered at asking price, it went for above. Second one was 2.5k under (on roughly a 220k house) didn't get that one either. Now have put an asking price offer in on a house we saw yesterday - offered on same day, no chance of doing a second viewing round here! - but when called the estate agent to chase them up this afternoon they've said they have had one other offer in and are expecting another offer tomorrow. Agent won't tell me if ours is highest offer and now I'm stressed that we're going to miss out on this as well. We should look good as buyers - first time, no chain, in rented, free to move whenever, mortgage agreed in principle, asking price offer. But will it be enough??

Considering upping our offer - current asking price is just below 200k and we could go up to 200 or a bit above, but we don't want to overpay for the house and end up paying out on a bigger mortgage if we don't have to.

Any advice?

I hate this house buying lark!

The only advice I have for you bosswitch is there's a lovely house on the market for 185, I think you should buy it!! Wink

Can I join? House went on a week ago. Feel very fortunate as we've had 6 viewings and one offer. It was 10k under though and we're hoping for a little more so are holding out. I'm now worrying that we should have just accepted it!

The people who offered are coming back tomorrow to view again. They are really at their limit now so want to check they still like it before scrabbling around for more money. It could go either way!

We're in the 3 bed semi bracket so I think that's why we've been lucky with interest.

Haven't found anywhere ourselves yet as there's not a lot of 4 bed houses around our area.

We're putting in an offer for our as close to perfect as current budget allows home, bids close next week. Lots of work to be done but it will be great to have horses at home!

Sorry to hear you've lost out on a couple of properties BossWitch - it's hard in a fast paced area! If it helps, we are selling a first time buyer type house and are lucky enough to have received two offers but we're keeping them both on the table until Saturday when someone is coming back for a second viewing (we've told both offers that that's the case). So it could be that your offer is the highest or the same as another but the sellers are just deciding still, so I wouldn't rush to offer more. Good luck!

That's a bit reassuring, thanks squirrel. I'm so worried that we'll just keep missing out and prices will keep rising and we'll just be left behind! We could afford to offer more but it puts the work we'd want to do on the house back by a few more years if we did, so don't want to do it if we don't have to. Argh!

Well I stupidly checked rightmove and pretty much every other property similar in our area to ours has sold. Trying to spin a positive and think at least we have less competion but also what the hell is wrong with ours?!

Almost nothing in our area has sold! That makes me feel despondent as well!

Almost everything for sale has only been on since Jan or later (apart from one BTL which was reduced in May 2016... not keen to sell then!).

Two things have sold out of 10 or so in our size range, 1/4 mile from us. Both of them considerably cheaper (and less nice).

DH is suggesting a teeny reduction (2K) and changing the description from "offers in region of" to just a price.

I'm trying to stay away from looking at recently sold in my area, speaking to the EA yesterday he says some are selling within a week, some taking 6 months and there's not necessarily any pattern or difference in the properties it's just a case of the right buyer turning up.

New to the thread here. House has been on 2 weeks. Apparently hits on Rightmove are amazing but no real leads. All the buyers the EA told us he had lined up for properties like ours are apparently not biting. One viewing for which we all ran round, cleared up, took stuff to charity shop, got cleaner in for a day, window cleaners, gardners, organised to get kids out of house for the day etc., got cancelled 2 hours before. Feeling a bit despondent which I know is unreasonable as it's been a short time but we really really love the house and wouldn't be moving if we didn't need to go cross the country for work..

Ah well, sitting here working in nice clean house at least!

We've just had yet another viewing cancelled as they've had an offer accepted on another house. I think this is the fourth time this has happened.

We do have two more viewings this evening (one is the third viewing!) and the EA has said they're fairly confident this one will lead to something. I really hope it does - can't take much more of this!

First viewing last night, a couple who live round the corner. They haven't put their house on the market yet so nothing will move quickly. Still waiting for feedback from the EA but they seemed to like it. I bribed the DCs to go outside on the trampoline while they were looking around. One jumped on the other's head and caused a bloody nose! Next time, I'm going to put them in front of the tv!

We've got another 4 viewings lined up already and its only been on a day so that's promising. Apparently the people who are coming on Monday are cash buyers crosses fingers

Not sure yet - they were at 5:30 and 6 and we went to my parents rather than having a toddler rampaging around telling the viewers it's his house not theirs! I'm hoping to get feedback in the morning.

Beginning to think that's why we haven't had any offers yet. House has been on the market for 6 weeks now. About 15 viewings so far, 4 cancelled at last minute.

General feedback was the house was overpriced, so we lowered. Still the same. No one is interested.

Sick of tidying the house up all the time and it's getting me so down

We've had an offer! A bit lower than we'd like so the EA has gone back and declined and to see if she can get more, but we can always fall back on it - I'm starting to hope that dream house might be possible again!

Ours went on the market yesterday and we've got 5 viewings arranged. Pretty sure we just had a drive-by too! Good luck to everyone - to say I'm nervous is an understatement!
