Also when buying houses my dad always taught me to insult people first. If I had my first offer accepted I'd probably think....oh I might've been able to offer less.....

I always think that's bad advise though, unless it can be totally justified.. I think it can cause bad blood and mistrust to start.

I know I know 'it's a business deal' but at the end of the day that's your home and a 20% reduction is crazy.

I'd expect it. It's my house and I will always say no to anything under what is the lowest we will accept.

My house is up for 180k.

If someone offers 150k, I will say no. I'd just think they fancied their chances. Also when you look at what you can get for 150k in the area it doesn't compare.

It's all just one huge game really, but I'm not easily offended. I posted a link of my house and had people saying how hideously decorated it was 😁.

Can I join in? We went up on the market today, both estate agents we had to quote say that the local market is fairly buoyant still, but the next few weeks will tell how true that is. Had a massive wobble over pricing about lunchtime, but I think what we've put is sensible.

Welcome! We've just gone on too, last week. Had one viewing which I'm pleased with. Very positive feedback, this house isn't for them because we don't have a dining room which can fit a sideboard in.

Really nice couple though and good to see the estate agents recommending our house to people.

Second viewing just happened. They are concerned about how small kitchen is so came to look at how they could extend. Apparently they are off to b&q now to price if up but my dh pointed out they have no measurements etc so might just be saying that

Do you all think that more people will put their houses up for sale after the BH weekend?

We sold ours 4 weeks ago. Offered over asking price on one house but missed out. We have looked at three more houses but not exactly what we want. I'm starting to feel really stressed about it all- there is just very little out there that meets what we want (in our price range!!)

Hoping after easter more come on the market.

Hello, can I join you all? And does anyone have any advice for me on a couple of things please? Thank you :)

Did most of you go for a sole agent agreement and if so, how long for? I asked one how long he'd expect to have sole agent and he said 16 weeks, which seems like ages!

What percentage did you negotiate? I had one agent offer 1.5%, is this about right?

And also, have any of you tried discreet marketing? I don't want half our neighbourhood viewing out of nosiness, which they did the last time it was on the market, before we bought this house.

And has anyone taken part in an open day and was it helpful or did you get offers? I am considering it but no idea if they work.

Good luck everyone, it is a right old faff selling isn't it? We have filled 2 skips with our junk, we've decluttered and cleaned and tidied and redecorated where we needed to and have agents coming next week.

Good tip on here about finding a solicitor as you instruct an estate agent, I hadn't thought of that but I will do now!

We are doing our own viewings beckyb1 so no problem with doing the bank holiday. We viewed 4 today, only 1 with ea. Liked 1 of them a lot but expecting it to go before we get an offer

To shortdarkandfiesty. We are sole agent and hoping to stay that way. We chose to do a fixed fee selling though there are risks with this as pay it regardless. Most of the appraisals offered 1-2% so 1.5% seems about right

Both EAs we saw said 1% + VAT and like you we're tied to them for 16 weeks.

We were told that an open house is only a good idea if they're confident they can get enough footfall. We're not having one but they are going to try and arrange viewings consecutively where possible.

Where I am the majority work on set fee payable only on completion ranging from £1400 all in, to £2600!! There were some who worked off a % and I couldn't decide whether I liked that or not. They will probably get you a better price but I'd guess in doing so could potentially lose a sale, if they push too hard?

We had an agent quote 1.5 percent plus vat, probably the priciest in this area. My house is on for 470. There's no way I'd happily pay an agent over 7 thousand pounds. Interestingly they sent a letter saying if we went with them they would knock off my online agent fee (£680) so will use that idea if we decide to go with another agent. But not them!

Our EA is fixed fee and it's a lot lower than any of the other local ones, which is making us reluctant to move.

Tiredemma we are now in the same situation finally sold but there is nothing we can afford/want to buy. I'm desperately hoping more will come on the market this week.
We had a hold on a new build in a town we've never wanted to live in but ticked lots of boxes in our current situation but after much deliberation we decided with the overcrowding and parking issues it wasn't for us. House wise it was nice but for some reason I just couldn't commit. I'm hoping I've done the right thing..pretty sure my instinct was right...
