First viewing today hooray 😁

Don't think they'll make an offer as they've been looking around the area just to see what's available. They wanted to downsize and my house is bigger than they expected it to be. Shame because they were in a good position, but nice to have a viewing!

I am very busy and trying to keep the house this tidy is a nightmare. My poor dog has temporarily moved out!

Yesterday's viewing is coming back tomorrow for a second look. Apparently it's a FTB who's bringing her dad as he's helping with the deposit - I'm hoping it's a good sign.

With you chalky - I'm struggling with the whole thing, and quite often find myself thinking we're never going to sell.

Chalky I'm only so optimistic as we've been on the market a week. It's nice having the house tidy, but hard to maintain! We're not looking for a house until we have moved in with family either to avoid stress.

I know how awful it is when you see things you like come and go, but what's meant to be yours won't pass you by!

When do you decide to call it a day do you think? Our move is primarily convenience and preperarion for oldest going to secondary school - but he's only yr 3 now so we have time. Ugh horrible process!! Good luck everyone - seriously I wouldn't wish the 6 months of going nowhere that we have been through on anyone!!

We had an investor view last night, hopeful she would want it.

In a way we have given up. I had a £1k car repair bill and also need another new car which would probably ruin our new mortgage application anyway now!

Sorry to hear that Blackfellpony. It doesn't take long to become despondent about it. We were told by 4 ea's how quickly they would sell, super area, lovely house etc. I know they want your trade but it really puts your hopes up!

We've had 13/14 viewings and been on the market for 4 months, so not that long in the grand scheme of things but we are trying to sort lots of little things out and this house selling thing is getting in the way Confused

We just wanted to be moving over summer really so ds1 could start pre school at the school we would like to be moving near. He doesn't start school until Sep 2018 but application process will be here before we know it

Viewing yesterday actually gave feedback (faint) but not interested - too much upgrading apparently (sounds like they don't like the colour scheme and want a new kitchen/bathroom) and the yard is too small (which TBH it is and nothing we can do about it).
Colour scheme is generally neutral (shades of white), just one room has a wallpaper feature wall and matching curtains. Kitchen and bathroom are 10 years old and we wouldn't get back replacement value if we redid them. So there isn't much we can do about upgrading. We are inclined not too as nobody else has mentioned this.

Our interested FTBs are also waiting to hear from their mortgage advisor. The wait is killing me! I dipped my toe in the water and enquired about a couple of properties I like this afternoon. They're in Scotland though so all have home reports which we looked at. DH now doesn't want to view at all because he's seen that they all need some work doing! For example, one places home report says that it has some damp (it's an older house so I'm not too bothered), that the roof will need doing at some point (not immediate), that the ceilings are artex so likely contain asbestos that in future may need removing, and there are some cracks in chimney. It's
My first time looking at older houses instead of brand new ones - is that an unreasonably scary amount of things 'wrong' on the report???

Well I've had my flat on since July and haven't had any viewings since dropping the price six weeks ago. Completely dead market here. An EA told me that properties were moving up to about £550 but over that and it's v quiet.

We've had an offer! But it's 20% under asking Shock

So we have rejected the offer and EA sent though the email from the buyer, with them feeding back the following:

"We have some Rightmove notifications set up, as you can imagine would be the case while we are carrying out our search. We have seen an alarming number of properties reduced in price at this level. This would be our final offer."

Which is simply not true. I have not seen any properties reduce by 20% in our area in the past 3 months! Bonkers.

How cheeky! We had an offer back in December that was 40k less than asking price. I hope they sort their shit out and offer you a decent amount or jog onto someone else can!

I think they have already jogged Grin Honestly though, some people.

They viewed at the weekend. They told the EA that the house was "ridiculously overpriced". I asked what they were comparing it to. They were comparing it to a house which is on a fairly rough street, 300 sq ft smaller, not recently totally refurbished (which ours has been), and is a further 15 mins from the nearest station. We are absolutely in line with all 4 beds of similar size within the surrounding 1/2 mile (London). Gah!

It's a hell of a price drop! I'd probs advise not to look at houses they can't afford, which is clearly the case, and if there were others selling for less than they were welcome to go and look at those properties! Some people.
