We've had yet another viewer cancel because they've bought somewhere else. At least they let us know, but I'm getting sick of cleaning and tidying for people to then cancel at the last minute.

Poor you schnitzel. At least they did cancel but still such a pain. Dh having a garden tidy today to see if that helps

I think we might do some painting over the weekend as we have viewings booked on Monday and Wednesday - maybe it'll help to freshen the place up a bit.

Hi Everyone,

Is it ok if I ask for opinions please? We have had our house on the market since mid Feb. We put it on at a guide price of £290-310k and the first person that saw it offered £280k. We refused this and since then we have had 11 more viewers. Only 1 other couple have offered. Problem is we are on a hill so there are quite a few steps up to our house and the garden is tiered. The house is a pretty good size though and everybody has said they love the house but the steps/garden are a problem. So we reduced the price to £280-300k and we had an offer of £260k which we turned down. They have increased it to £275k but we really wanted to get to around £280k as a minimum. In the mean time we have found a house we love but unfortunately so do others as there are 3 of us with asking price offers on the table but we all have to sell, so its a race to see who sells the quickest!! So its literally a waiting game to see if the people interested in ours can go to £280k. They have left us sweating for 2 days and I'm so stressed! I don't know if they are leaving it to see if we will cave and take £275k?! I am so tempted to do that but it is a lot lower than what we originally wanted..But then nobody else is offering and can we afford to be picky when we have a house on a hill?! I wish I had a crystal ball! This is our first time buying and selling and its horrible! I am tempted to call the Agent and say can we meet in the middle at £275,500 but not sure if it makes us look desperate! I just really don't want to lose the house we love..although with 3 of us with offers all on, it doesn't look hopeful :(

No feedback from viewer on Weds and EA texted to say they had stopped chasing.
They also left us a voicemail to ask about a viewing next week. DH rang back and said "did you notice the note on the file saying don't ring as we are overseas?"
Oh yeah say EA.

Well viewing last night went well but the viewer is moving back to UK from Dubai, some time in next 6 months so only interested nearer the time. We have another viewing booked in for Monday so will need to make sure it is all clean and tidy before I head out for work on Monday.

crafty30 this is only my opinion but if you can afford to take a lower offer than your minimum and it would allow you to buy your dream home I would do it.

crafty your only asking for an extra 500quid does it really make a huge difference? I would personally just accept the offer and get the dream house!

crafty agree with the others on this. I'd not hesitate to get that dream house if you feel you can stretch to it.

The ones who apparently loved ours have put an offer in on somewhere else :( another viewing tomorrow. We are getting stressed though as 8 viewings and not even a cheeky offer

Oh no! How gutting! Know how you feel, 12th viewer with this estate agent and no offer here. 40k less than asking price offer with ex estate agent. Makes you feel gutted tho!

Well our luck is getting worse, open day today and I was told that 4 people were viewing. Left estate agent to it, came back home and no one had turned up!
outbackshack know that feeling too well Sad
We've had about 20 viewers now and not one offer.

This is a bit "out there", but if you remember our very first viewers really liked the house but were worried it would be hard to heat/insulate.
We are wondering about asking the EA if they have found somewhere and if not, we'd be happy to talk them through the improvements we've made.
Would that be weird? We reckon it couldn't hurt.

Sorry to hear that housefreak and Beckyb. It really sucks! I would never miss a viewing without ringing and when we were viewing we always left saying something like "We have a few more houses to see this week " ....in our way that was code for not interested.

Drspouse i would definitely ring the ea. We have got new information on the council land next to us and will be telling ea on Monday as 2 sets of viewers wanted to know more about it

Interesting article on Sunday times. Says floorplans are the most clicked on tab on rightmove, and 1 in 3 people won't view a house if there isn't a floor plan. Might be useful to get one if you haven't!

Thank you everyone. . We ended up taking £276,000 which we wouldn't have even considered in the early days! But we were just so scared of losing the house we loved..Our offer has been accepted on that so just praying nothing goes wrong! Good luck to everyone waiting for a buyer. .it really is a stressful experience!

Anyone else in deep despair? After finally getting an offer on our house, then it being withdrawn within a week due to 'financial issues' (possible excuse?) we went back on the market and literally have heard nothing for over a week. No viewings, no calls. Please will someone buy my lovely house in the wrong location for us 😡😭

Yep with you chalky! We are getting loads of viewings which is lovely but my middle child's pre school are starting an ehc play for my autistic child and the stress is just creeping up. I'm so moody feel sorry for my dh! Grin
