We've filled up the old one! (maybe someone on a mobile device could add a post with this link though?)

Sounds a promising length of time... fingers crossed. Let's hope they don't say they loved the house, but there was a dubious person hanging around the road!!

jazzmin · 05/04/2017 18:25

Did you have a newspaper with the eye holes cut out, Becky?

MammyNeedsASpaDay · 05/04/2017 18:26

Becky I'd say that's a good thing. If I wasn't fussed on a house I wouldn't bother hanging around! Or I guess you might have one person trying to convince the other that it's the right house.....but again I'd rather have that discussion at home.

zeezeela · 05/04/2017 18:37

Hi,

Can I join in, house went on the market 2 weeks ago today and we have had a steady stream of viewings but tonight we have had a no show. I don't think I would be too bothered if it wasn't for the fact that they had specified the time and day.

The house looks lovely just been fully refurbished and extended, everyone says it looks beautiful and all new central heating, electrics, boiler, drive way, bathroom suites.

Just feel I have wasted an evening. I know I am not the first person for this to happen to and it won't be the last.

Beckyb1 · 05/04/2017 18:41

Haha. Grin where I was stood they wouldn't have seen me! Thankfully. Hopefully the agent gives feedback tomorrow. He didn't look very happy that he was working 15 mins after the agents are supposed to shut... 😂

jazzmin · 05/04/2017 19:08

Welcome zee. I can't believe people don't show up. They obviously have never sold a house themselves.

drspouse · 05/04/2017 19:17

We've had 4 viewings plus two no-shows (at least, I assume today's viewing did show up, no word back from EA!)

Got our marketing report back and have a HUGE peak in views about a month after the initial peak in views when it went on Rightmove. Almost twice the number of when it went on. They can't all be me checking out what colour our furniture is to see what would best suit the walls in our new place... can they?

Computer glitch? Everyone looking at it to plan their Easter holiday viewing? One frustrated viewer refreshing?

Hi zee! Definitely makes you cross after all the cleaning and arranging doesn't it! Angry

Outbackshack · 05/04/2017 19:49

Zee us too. Spent all day trying to keep house perfect for a 7pm viewing and no show. What's worse is we saw a couple in a car outside looking over, at phone, and back up at 7 ish. Then they drove off.....

zeezeela · 05/04/2017 21:08

I agree people that don't show must never have gone to through the stress of seeing, rushing home from work to do final cleaning and as well as checking the cat has not caused too much chaos that day.

Drspouse I hope you get feedback from your EA. Very interesting about your Rightmove marketing report, wonder what makes people click on it. I keep getting told now the good weather is here people want to look at houses so presume that is what has caused the peek.

Outback I really hope that your no shows provide a good reason to your EA for no show and hope that wasn't them in the car. So rude and disheartening when you have put the work into cleaning and tidying.

fialor · 05/04/2017 23:08

CountMagnus thank you for the feedback. It was really helpful and I feel a lot better about the listing. If only I would get more viewings.

Had only one since we listed, they are interested; they are selling at present and so cannot make an offer though they loved it. I had really thought it would be a family viewing as it's a large family home but nope it's an older retired couple. Keeping my fingers crossed; it only takes the one, right?

Flownthecoopkiwi Royston I am afraid has become quite expensive - the 35 minutes train ride into kings cross is quite an attraction. Plus we have found a house in Royston that we like but we cannot afford it if we don't sell around the listing price. Cambridge prices are considerably more steep; similar properties I looked up in Cambridge is about 200k to 400k more for a property our size!

TiredEmma isn't that privileged information? How does the vendor know how much mortgage you require? Has the EA being tattling, breaking data protection?

MummyNeedsaSpaDay all the best!

Jazzmin I am kind of wishing I had gone that route too. But I get a second go if it doesn't sell with the current EA.

Beckyb1 keeping my fingers crossed for you. x

Notanotherpawpatrol · 06/04/2017 01:08

Hello! I've been a little AWOL for a few weeks, this house selling stuff while having a baby is stressful. Baby is coming next week (via induction) and I am so relieved to say, we sold on Monday!!! Completely out of the blue. One of our viewers that went on to put an offer on another property had that house fall through so came back to us. Grin now all i have to do is pack up a house with a toddler, newborn and 2 'helpful' children.
Good luck to everyone still waiting, i really hope you all sell soon xx

Beckyb1 · 06/04/2017 06:20

Have been wondering about you pawpatrol! So pleased for you!! Hope things go smoothly for you. It must be stressful and good luck on your arrival! Let us know how it goes!!!?

jazzmin · 06/04/2017 08:07

Pawpatrol fabulous news, I dread to think how crazy your hormones are right now!
Fia and anyone else interested in going with Yopa I have a hundred pound friend referral code. For us 685 is way better than the cheapest estate agents at over 4 k. However, we have a nice local agent who used to be manager at local estate agents so he calls us, is popping back to take fresh garden photos etc. And the downside is you pay it within 6 months of going for sale whether you sell or not. Which we probably won't have done....long term savings will be worth it hopefully.

Quick question - what bedding plants can I buy now that will stay flowering all summer and look good straight away?

Housefreak · 06/04/2017 09:32

pawpatrol that is fantastic news, and just in the nick of time too.
Let's hope we have some more offers soon.

PartyintheKitchen · 06/04/2017 11:21

Huge congrats Paw. Phew, just in the nick of time. I hope you are happy with the offer. Best of luck with everything, let us know how it goes with baby.

emma what a total balls for you. Is it allowed to discuss borrowing levels with the vendor, that doesn't seem right to me.

I had a chat with the EA yesterday. He said that our property is their #1 on rightmove, that's great but really I would like to see this transfer into viewings. Fingers crossed. He also made a point about Easter. He said it can be a weird time for viewings as some people really search like crazy over that time but also a lot of people go away for the holiday. He thinks it will pick up for sure from Easter. I think he's trying to keep me happy and off his back. One viewing booked in for Saturday so far. But - it only takes one!

SchnitzelvonKrummsverylowtum · 06/04/2017 12:12

Great news pawpatrol!

We only have one more viewing booked in now, and I'm getting g worried that my parents might lose their buyer if we don't sell soon! I'm hating this - I feel permanently on edge!

Beckyb1 · 06/04/2017 14:02

We've got another viewing booked in for Saturday. We had none last week and three this week. There's no rhyme or reason for it Confused no feedback from the ultra long viewing yesterday or one before...!

Blackfellpony · 06/04/2017 14:06

Congrats paw!

We are debating withdrawing. We have things we need to do that would prevent a mortgage being accepted (new car being one!) so have been holding off but I don't think I can wait much longer.

We had 12viewings in 2 weeks and then nothing at all since Confused

Beckyb1 · 06/04/2017 16:46

The ultra long viewers said our house needed a lot of work doing Confused where as the lady that viewed the day before is looking at houses this weekend but has an appointment Monday to decide about our house with our estate agents. Confused this house selling lark really is a roller-coaster of emotions. I shall be glad when it's all done with...

Lilmisskittykat · 06/04/2017 17:36

It's awful how you just cannot guess it Becky ... then all the messing too on top

Outbackshack · 06/04/2017 19:46

Ours seemed really positive today.. Got family in nearby road. Like the potential for extension etc. But we've heard this before and not had an offer so we just keep waiting...

Housefreak · 06/04/2017 21:34

outbackshack we had viewers last week that came in, gushed about the house how lovely it is, said how close all their family lived, how another relative lived in a similar house but ours was bigger etc, went brill. Feedback was that he didn't like the area and is looking at another area thatsevenworse

Lilmisskittykat · 07/04/2017 08:25

House freak - I've had that viewer too.. stunning house, loads of space, amazing location, best friend on same block so knows the area really well... I'll book a second viewing with oh...

Feedback - went an put an offer on another house they'd already looked at that same day

Can never guess people. Clearly she was just being nice ... don't know if that's a good tactic as get us sellers hopes up

Outbackshack · 07/04/2017 08:33

I'd rather they just said..nice house but we are looking at others as well. That is clearly the acceptable code for not right for us! Seems a bit mean to get your hopes up
