Yeah it's been very testing... I'm sure my experience isn't a typical one though !

Certainly wouldn't wish it on anyone else. Just have to keep getting back on with it... problem is I'd relaxed living again so it's back to big tidy up and living super tidy in case get a call! One viewing I had an hour notice.. learnt my lesson that day 😂

I've given up ever selling Hmm

I feel like life's on hold. We are desperate for a new car and I don't know whether to get a loan for one or hold off but then again it could take months until we sell and our car won't last that long!

We also want another baby but if we haven't sold it would be a nightmare here.

Was a nightmare for a start I had a dog I had to get to my mums was on my lunch hour at work.. was a rush but I just think it's got to be done. Worse was he said it wasn't big enough garden for a dog .. should have left mine there 😂

Blackfell I know exactly what you mean.. does feel like life is on hold.

We've just saved so hard this last 10 months.. and I think I'm getting to the end of being able to deal with that alone!

I'm not sure - our buyer was/is z cash buyer once he has sold a property he did up. But apparently miscalculated, would need small mortgage but is self employed...so not able to get one.
I've never met the guy - I'm just gutted! 5 months and then this. I'm annoyed as I'd relaxed and thought it would all be ok!
3 offers falling through would really push me over the edge!
I'm wondering whether we should get the EA to re-write the Rightmove blurb - unexpectedly back on the market - or something. Otherwise just looks like we've just sat in the market for 5 months. Oh and maybe I will get a for sale sign....I'd not wanted one till now but maybe would help!

We have a viewer later on today. I'm so grumpy, the house we love has been reduced today so praying an offer is made today so I can offer on the one we want... 😂 wishful thinking I think. Gunna be stuck here til I'm old and a moody mare.

So far so good I think. We've got someone coming round tomorrow to do a mortgage valuation for our ftb's so I hope that goes ok, but I've got to get my arse into gear and make this house look presentable again. It's generally clean and tidy but with 2 kids a dog and a husband, there seems to be little piles of 'stuff/crap' everywhere.

Still no luck here, beginning to think we will never sell. However we have an open day on Saturday with 2 viewings booked in so far, so hopefully between now and then they will get more people. We have reduced so hoping that is what it needs now, I just want to move as I feel stuck in limbo at the moment.
I feel a little sad as the house I wanted sold yesterday, but DH had his eye on another house which is also lovely so really want this gone.
lilmiss just read what you have been through, you must have nerves of steel, I would have had a breakdown I think!

Chalky, I hate for sale signs but apparently 80percent of people move nearby. And mine has been put at the end of our road so I don't have to look at it!
Does anyone have rightmove stats? Last week I had 30-40 people a day looking at my details, this weekend it went up to 50 plus. Don't know if that's a good figure at all, but at least it is moving up.

House - not so much nerves of Steel I have had a very up and down experience of this house selling.. been excited, dreamed of my new house, been totally gutted, cried, spat my dummy out and wanted to take it off the market the lot!

Now it's just rolling with it as it's all out of my power. (Taken ages to get my head around it).

Longer it takes the more we have overpaid /saved for next house. But don't get me wrong I'd love to just start to feel like we are moving forward.

Like I say I don't think my experience is the regular one!! 🙈

pluto - he could be angling for a big reduction. I went into the selling process with the mindset not to take anything personally. Of course I went on to do just that, ranting at DH about evil buyers/sellers/EA

jazzmin - I reckon most of those looking at houses are nosy neighbours etc! (or in our case, me, constantly rechecking the photos/details why I do not know)

We had our offer accepted on a house, initially elated but now a bit stressed by the long journey with the potential pitfalls. Particularly the horror stories about sales falling through... fingers crossed all will be well.

I've always wondered why you need to book in the UK for an Open House? In the US they put up signs and balloons to attract people driving by, and the realtor or vendors host with drinks and snacks. Having to make bookings for an Open House seems a bit weird if you're hoping to drum up viewers - and more for the agent's convenience than anything.

The way that US does it sounds strange to me? Anyone could just turn up just for the free food and drink, and have no interest whatsoever in buying your house just looking to be nosy etc.
At least with the way we do it over here, they have to go through the estate agents and get vetted before they can view.
We are having an open day this Saturday as it just means that I have to tidy only once, of course if anyone cannot make it in Saturday then we will let them come another time.

With the US system it gets people through the door, gets them looking when they may not have thought about your property, and because you're not scrambling for offers on the day or for the following Monday agents have time to vet interested buyers.

UK Open Houses aren't really Open Houses if you have to make an appointment - the whole idea of an Open House is that it allows spontaneity surely?

BTW, we have recently bought and after having viewed about 30 or 40 houses across the south of England, not one EA vetted us or asked for proof of anything (they took our word as cash buyers), so I wouldn't put a huge amount of faith in EA's vetting every single potential purchaser prior to viewings.

7th viewing tomorrow. Sounds like lots of us in the same boat. Hating the life being on hold part. Tried to do this nice and early so had some of maternity left to pack etc but mat leave gradually running out.....

Just had feedback from our viewing. The woman didn't realise it was a three bed Hmm but was pleasantly surprised as she works from home and would use the third bed as an office. She is viewing somewhere tomorrow and will let us know tomorrow. Her words were "it ticks an awful lot of boxes". Trying not to get too excited.

Ha ha mamaslatts, there are some houses I know so well on rightmove stalking. The weekend it went for sale it had over 700 viewings, that would be all the neighbours! I would hope they don't continue to look at my lovely lounge every day! I read, possibly on here that it should be ten percent click on your house from the search results, which mine is, so I guess the price and photo are ok ish.

And I sort of agree about the open house. I would be more inclined to go and have a look at some I wasn't convinced about if I could just wander in. I can't wait to start looking at houses, holding back as one month with no offers means all the ones I like have already gone....
