Outback we're having the same problems - a 2.9 year old and a 5 month old come with a lot of stuff and make a lot of mess! I'm fed up of trying to maintain showhome standards and it's only been 2 weeks!

fialor Given that people stay in your area for 20-40 years suggests it's a sought after area and I'm therefore surprised the EA didn't have a few people on their books already waiting for a house on 'that' street. IF you do change agents then it'd be a question I'd be asking (and how many). Do you have a for sale sign up? I'm convinced there'll be people who'd want to live 15 mins walk from a station into London, in the catchment for an outstanding school and 5 mins walk into town!

Schnitzel only 2 weeks for us too but so hard! They said they liked it but they've all said that so far so wait and see I guess.

We've just had an offer after 3 weeks on the market and about 5 viewings. Hurrah! I was convinced it wouldn't happen as I thought that if someone was looking for a house in this area, they would have seen it and asked for a viewing as soon as our house came on the market. Turns out that our buyers had found somewhere but that had fallen through. So they had only actively started looking again. So there is hope for everyone!

Also interestingly I could tell they would end up offering as soon as they came through the door. Completely suit the area and house. Whereas others hadn't.

Fialor, great house and I've nothing to add to previous comments. You'll be set with the changes I'm sure. Best of luck. Paint colour would never turn me off as that is a very easy thing to remedy. However some buyers simply want a 100% turn key property.

Just to add, we sold last summer in an awfully slow market (three times as many properties on as usual) with only two viewings ;and nothing for the first month). It just takes that one person ...

tiredemma - it will go on price and convenience, so if you put a good offer in and say you would be prepared to go into rented if necessary or whatever will fit in with the vendors this makes a big difference.

Disclaimer: nearly every house we have expressed an interest in the EA will say they will be prepared to go into rented for the right pr

Have our first viewings today. 7 total then 6 on Wednesday. I have tidied all I can. Just going to take kiddies out for day and let the Estate Agent do it.

So nervous, house only went on last week, impressed with Estate Agent as Im liking the block bookings, it saves me having to keep the house tidy all the time ;)

No viewings this weekend, which has me in a panic. It is only our 3rd week, so I am trying to keep perspective.

We had an offer from an investor last week - 10% below asking price. We rejected it, which I am now doubting!!

Patience is never my strong point!

In despair here. Our buyer who we accepted an offer from last week has some financial issues meaning he can't progress with the sale. I found this out 10 minutes after making an offer on a property we spent all weekend thinking about. So back on Rightmove...😭

We are away at the moment so leaving EA in charge. Thinking we'll get more EA valuations when we get home if no further interest.

Thing is, we are paying extra mortgage if it's empty but we could pay it for 2 years and still not lose the £10K the new EA/a cheeky buyer might want to knock off the price.

Nearly 1 month on the market and only 3 viewings. Gah! Gin

1 viewing was for a lady who thought it would be too far for her work commute. The other viewers said the house was too big for them. Now I'm thinking that 4 months refurbishing for the extra bedroom and bathroom was a total waste of time. Patience etc etc. Oh and my back decided to sieze up over the weekend, I think it's all this house stress. It's horrible isn't it.

Well we had an offer yay!! Valuation booked... whoo hoo...

phone call today valuation cancelled because the case has been closed.

No response from buyers to estate agent explaining why.. I'm guessing it's a change of mind or financial issue and now not answering calls to explain why.

So here we go again ... getting bored of this bit now.

Our flat has been on market for 3 weeks, had about 10 viewings but no offers yet and I am doubting if it will ever sell :-(

It seems everyone wants a large living room or separate kitchen which we don't have. Everyone seems to love the bedrooms and bathrooms of our 2-bed flat, but the small living/kitchen area seems to be a dealbreaker for most... It certainly wasn't for us when we bought it, so just hoping that there is someone out there similar to us Sad.

I think mine is going up for sale tomorrow! The for sale sign is up but it'll be on rightmove by the end of the week. I'm getting a bit worried now because I really want the house to sell so we can move on!

I know it'll be hard work keeping the place tidy all of the time with 3 kids and a dog. It's quite nerve wracking!

We had viewers on Saturday who told the EA the house was poorly maintained and was overpriced. He asked if we rented. I don't even know what he was getting at.This has bothered me far more than it should but we repainted the whole place and fixed everything that needed done . Sad I feel horrible. Has anyone else had less than pleasant viewers? Maybe I just need thicker skin Blush

Pluto it's horrible to get criticised cause at the end of the day that's your home and you've loved it even if you do want to move.

I imagine it's a buyer tactic to make you doubt yourself - and your house price.. hold strong it's just mean tactics or just a plain old horrible person

We Gotta be made of tough stuff to withstand this house selling crap ... I've been on for nearly 10 months three offers fallen through for various reasons not to do with the actual house... it's really testing 🙈

I'm just glad I'm not looking to buy at the same time as I don't think my nerves could stand having my heart set of my dream House and all this happening too...

We will all get there in the end 👍
