Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

North if you have your offer with you its the 0345 number on the leaflet that came with it and then you want to speak to progressions. You don't have to go through the advisor.

north I expect they're just making doubley sure you dont end up liable if for whatever reason the lender backs out at the last minute. Fingers crossed for you.

We've just had our buyer's round for another viewing, so the house has been scrubbed, DH even hoovered, and he does proper round the edges hoovering, not just my manic, zipping around the worst bits Grin I've got both dcs off sick today too, proper pain in the bum, we went and sat around the corner in the van with magazines while they were in!

Im just hoping they don't come back with reasons to guzunder now. Eek!

Just had an email from Solicitors, she thinks my proposed date of 12th Dec is realistic from our side, and she's asking the buyers what they think! Hurrah!

Hi all. I popped in a while ago and vanished under a pile of work Hmm. You may remember that we are part-exchanging. We have been given a completion date of 1st December which, if all goes smoothly, will be seven weeks after we had our offer accepted. It is all feeling very real, yet I am still worried that something will go wrong.

I am sorry that so many of you have buyers who are making things difficult. I hope that you manage to get sorted, north.

Small sounds good
Not much joy yet for anyone else?
We've made it a week in our new place! Heating is hit and miss, radiators full of sludge apparently, need bleeding, and many have no thermostats/valves. Had quotes for our work and rewiring our lighting upstairs. Still trying to change addresses at a million companies, aiming to do 2 a day! Found out the log burner wasn't up to regs so waiting for that to be sorted. It's exciting but it's a long road ahead, so much to do.
Getting broadband tomorrow. No sky tv til 9th December!

Sparky hopefully they just want to visit again because they're excited and planning what they want to do after moving?

Things have taken a weird turn here. After the new legal issues cropped up with our purchase we realised we wouldn't be able to complete next week as planned, but then our buyers and their buyers both said they'd pull out if we didn't and refused to break the chain. I don't want to lose our sale so we've agreed to go, though I feel quite sad about it and a bit bullied as both of them are older, semi retired couples who surely would have found it easier than us, what with hectic work schedules /kids/pets. We're putting everything in storage and then staying with relatives until the purchase goes through, so really, really hoping our vendors don't screw us over now... Sad

Bear sounds like you are getting somewhere with the house - nice to hear an update.

Apples what a nightmare, I dread a double move! Plus having everything in storage, but I think we are going that way too.

I have an update, not good unfortunately, our buyers solicitors at 5:30pm last night came up with yet more excuses as to why they are not ready, more questions about things they have already asked about and time delays on mortgages and it goes on and on. The FTB at the bottom of the chain and our buyers have been really patient but yesterday they and me were pushing to exchange.

I've now given an ultimatum that I want answers by the end of the day, or it will be me that breaks the chain. I've had enough of it all now and to be honest, I feel quite calm.

WE'VE EXCHANGED!!!!!! Had an email just after 5pm last night. I am so relieved. Moving next Thursday.

Bear - lovely to hear an update - sorry things aren't as you thought they would be. Hope you get sorted quickly!

Sparky - they may want to come with a surveyor as they are looking to do some work & want an opinion < looking on bright side > I went back to the house I am buying once with a few trades people just because I want to be organized.

Anna - have you heard anything?

Apples - So you are moving out, but haven't got yours finalized? Crikey my nerves would be in shreds! Hope it gets resolved quickly for you.

So.....I got home last night to a large damp patch on kitchen ceiling (flat roof) - totally gutted. BF is going to have a look on roof tomorrow & see if it's anything noticeable. There are a lot of water pipes from bathroom there too, it could be blocked gutter or sealant on roof itself. Going to patch it up & dry ceiling out & paint it with damp seal. I feel awful Sad

Cross posts Anna - bl**dy hell. How frustrating for you - I'm sorry to hear it. I hope that you get some good news by the end of today.
I don't believe the solicitors at all - I feel that sometimes they make excuses / give reasons when in fact the real one is they don't manage their case loads well and it's just not convenient for them.

Is there anyway you could talk to EA and get them to give a direct message to your buyers re ultimatum?

Amazing news Flowers for you, I bet you can't believe its finally happening.

I am waiting for the EA to open and send my ultimatum down the chain, I have emailed my solicitor just to fill them in with what I am doing, they have gone over and above all the way through this but they might be able to help as well. I am convinced its all down to our buyers solicitor, our EA said she can ask for an full chain update on a Thursday and get an answer from everyone apart from them, they then answer the following Wednesday/Thursday and then there's another week gone... I understand that everyone is busy but this is ridiculous, I work in corporate law and if we managed our workload this way we would be out of business.

I can't believe it! I'm now writing lists of everything I have to do Smile and people I need to call!

I fear you are right about your buyers solicitor, it seems it just not convenient for them. The FTB Solicitor at the bottom of our chain has been very much the same.

Hopefully the EA will be able to put some pressure on the buyer who will in turn put some on solicitor. I always think refusing to pay people / talking about poor service on Social Media to be very persuasive!

Well that worked! Suddenly there are no more enquiries and we hope to exchange next Wednesday (I will believe it if and when it happens) Where did the additional enquiries regarding the extension and front garden come from I wonder! is it time for Wine yet?

Hi, long-time lurker here, finally posting before I completely lose my s* with our chain. I honestly don't know how some of you with houses to sell and in long chains are keeping it together.

DH and I are just buying our first house, the seller is buying a new build and yet.....offer accepted August, survey came back with issues so we needed to get building quotes etc, finally agreed new price and had mortgage all fully approved 7th September, seller apparently keen to move quickly...cut to today, exchange has been delayed several times by seller's onward purchase not responding to enquiries, taking forever to respond to our seller's solicitor...our solicitors have had all of our documents signed and our money for months now, but every week we're told "The seller will definitely be ready to exchange next Friday"....today I find out the f-ing solicitor is on holiday till Tuesday Angry

Any advice? I keep contemplating going nuclear and threatening to withdraw completely, but scared they'I'll actually call my bluff! We can't afford for this not to go through as I'm 35 weeks pregnant and won't get a decent mortgage once Bumpie is here.

It doesn't help that I also have major placenta praevia, so been told that depending on if bleeding and scan next week I may need to stay in hospital until ELCS....plus DH is lovely and caring but absolutely f-ing useless at actually getting things done (we've moved rentals several times and every time I have had to do all the paperwork, fees, packing, booking vans, changing utilities etc).

And seriously, if one more bloody relative/work colleague tells me "Well, you don't want to be moving when you're in hospital or after a caesarean" (really? Do you think that hadn't crossed my mind every bloody hour for the past 4 weeks?)
Sorry for the massive rant and crashing your thread, just need to vent!

welcome zoe I called bluff today and it did seem to work! We signed everything weeks and weeks ago and have nothing but problems.

I think you send an email up the chain to the EA and ask for it to be sent up, expressing your concerns and asking for resolution by close of play today. (you might have to give until Monday as its a bit late in the day now)

p.s. my DH is shit at these things too and if I overhear him tell one more person "moving isn't as stressful as people say" I might smother him in his sleep Wink

Zoe - welcome! That sounds very stressful! I'm not sure giving an ultimatum when the solicitor isn't there will do much. I would definitely give them a deadline.
I hope you keep as well as you can pregnancy wise! Are you going to get a firm to pack for you as well as move?

Funny your OH sounds similar! My personal fave is when I tried to explain my frustrations about it and used example of when we moved from Exeter to Brighton 5 years ago. He reckoned he'd done loads of packing...until I reminded him he was away for the 3 weeks before cycling Lands End to John O'Groats! Selective memory or what?!
