Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

Hi all.... well apparently (this is according to EA so could be bollocks) we are ready to talk dates. I've put mine forward so fingers crossed. I do agree with spickle on this one though as we had exactly that happen. I thought we had all agreed through the EA and turns out our buyer was nowhere near ready! That was 3 weeks ago!

Our buyer is coming for a measure up later on (in hope she excuses all the packing boxes) so I will have a word with her as you what dates they can do..

Hi all,

Been following this thread for a while but didn't have anything to add as we aren't in a chain - or so we thought. The EA advised us about 8 weeks ago that the vendor had decided they were breaking the chain so that we could complete by 8th October (chain consisted of us, vendors and their vendor). Found out yesterday that they didn't actually go through with this hence why we're now in week 14 of our seemingly simple purchase! Not ideal but we're almost there now.

Due to complete on Friday but haven't exchanged yet due to an issue with our vendor's purchase. Both they and their vendor have removals booked and everyone involved is adamant completion will happen on Friday but I just can't bring myself to arrange removals until exchange has taken place. I guess we can count ourselves lucky in the sense that if we do exchange & complete on the same day all of our belongings are in storage so an easy move - no last minute cleaning to do! Still, it's really nerve wracking and I just want to exchange for peace of mind, who knows what can happen between now and then...

Good luck to all those searching for, buying and moving into their new homes. It's great to have support, advice and guidance through forums/threads such as this one.

North i've been doing the same, I have got to the point where I think I have convinced myself their furniture is actually ours, as I know it so well from the pictures. (if that makes sense)

Lill welcome !!! That is exactly what happened to us, we went from our vendor not buying anywhere, to her suddenly finding somewhere she loved a few weeks ago. At this point we had already signed everything and thought she was chain free. We are in week 14 as well. All our possessions are in boxes but I unpacked some yesterday as the emptiness of the house is depressing. If she isn't ready when we all are, we are breaking the chain and moving in with FIL for a while as we are worried about losing the FTB at the bottom of the chain.

I am v pleased for those who've managed to exchange and/or compete! No realnews here. Still waiting for the new buyer at the bottom of the chain to get their mortgage approved etc.
In the meantime I'm musing on the fact that I haven't been in the house we are buying since July. The vendors could have turned it into a marijuana farm for all I know (not really, they seem perfectly normal, but it's just the way my dark humour is going now).

runner that made me smile! I was the same until we visited in October. I had only been once back in May!! I couldn't even remember where any rooms were as we have no room plan. Tbh the way this whole process has been, it wouldn't surprise me in the least if we turned up and the house had fallen down Shock

runner yes I know how you feel, not been in our purchase since August, really should arrange a viewing to do some measuring etc, reaquaint myself with the place. Isn't crazy that we buy a house after spending probably only 2 minutes in each room! I've spent longer chosing a car!

We were meant to be completing on Monday after some back and forth with the chain but have just found out our vendors don't own part of their garden and need to sort the issue out with the owners. I'm gobsmacked. The solicitor seems to think we should be in by Christmas but I reckon we'd lose the bottom of the chain if it went on that long so we might be looking at breaking the chain too...!

Oh no apples would you put off your purchase til after Christmas then? I am amazed that stuff like this crops up at the eleventh hour, you'd think people would know the history of their own houses!

I hated the unpacking but DS is home and his room was so bare, plus the living room was a depressing place to live and I decided to make it homely again.

Today I spent a good while killing time waiting for my unresponsive solicitor to get back to me sorting my filing cabinet. I've taken out the now too massive moving folder and transferred it to an expandy file. I have got rid of three million instruction manuals for things we no longer own, and put the things we need to leave here in a separate section. I feel super organised now Halo

Apples - what a nightmare. We had mutal deeds of covenant which I wasn't aware of & it ended up with my buyers solicitors knocking on the doors of my new neighbours for signatures!

Anna - It's laughable (well, it would be if I wasn't so stressed). I work with one of the sisters who owns the house I am buying, so we keep in touch. She has been great. The last time I was in, she let me be there for an hour so I could get trades people in to measure up.

I gave a friend a lift to work this morning and she was asking about the house. I found myself talking enthusiastically about it!! About my plans, what I love about it. Makes a change from all the complaining I've done recently.

I'm about to send morning emails to EA and solicitor. I didn't hear much yesterday at all. Do you think it's too much to think they were working hard to be ready to exchange this morning?? Grin

I've been packed for so long Anna, the seasons have changed so I've had to unpack winter attire & wellies Shock

Morning all!

Well I finally got a reply from my Solicitor at 10:44pm last night! And from her own email address no less fool so I don't have to go through her I suspect part time secretary anymore woohoo! My searches still aren't back and they wouldn't be until 24th! That is 12 weeks since they were requested! She has now finally asked them to be expedited, but probably won't be much before the 24th, but hopefully they won't be further delayed.

She also sent a load of enquiries from our buyer about the lease, so my expandy file organisation paid off Grin I was able to reply before breakfast!

I have asked if completing by 12th December is realistic (buyers were told to expedite searches from the start!), so we shall see what I get back.

Wow Small - you have direct access to your solicitor...wonder if she'll regret that Grin Searches should take around 3 weeks I think, but does it depend where you are in the country? 12 weeks is ridiculous.

Anna - I have a bottle of fizz chilling for when we exchange! I can't believe it's almost a month ago I was expecting to exchange. How naïve was I?

I've emailed my solicitor to ask how close we are. She is the only one that doesn't bull shit me about it.

Morning small my solicitor accidentally did the same at the beginning of the process BIG MISTAKE! I now harass email her on a daily basis. I think she broke yesterday as she has started calling me by first name.

North I am yet to but the bottle but I think we might be getting close. Same as you - we signed our contracts over a month ago now and were hoping to be in 3 weeks ago !

I have had an email from my solicitor and she advised the only recent correspondence has been from me, passing on information from my estate agent.

She said she won't request funds on the back of what the estate agents says (fair enough) & that she has once again chased my buyers solicitor.

My buyers solicitor is having problems contacting shitty solicitor at the bottom of the chain.
After saying verbally he had FTB deposit last week, then actually saying he got it on Monday, yesterday afternoon he said he just wanted to check he had it. Feels like a delaying tactic.

Excitement gone. Stressed!

North deep breaths, seems like we are both in exactly the same boat! My solicitor is, once again, chasing for dates. I have promised myself not to email her again until tomorrow as her last email (this morning) says, "I will email you as soon as I have any news and will keep chasing for you" I take that as f**k off and leave me alone Halo

You are of course correct & worrying will not speed anything up. I shall go & get a sandwich at lunchtime and look at curtain material Smile

I had an email that almost said those words last week!!
We have loads to do, but I've not even been letting myself think about it as I've been so worried something is going to happen and it all falls through.

We are going to knock the kitchen and the dining room through (first job as the dining room is a pokey little room). Then there is the matter of the horrendous wallpaper Shock and carpets which are even more horrendous!

Do you have a lot to do?

Yep.
Knocking out fake chimney breast in kitchen, then new kitchen.
New windows. They are fugly.
Install woodburner (it has fake fire)
Decorate / carpet every room
Repair floorboards (wood worm)
Replace wooden lintels in outside walls with stone (it's very old)

The only good thing is, I am down sizing so have the money to do it all.

I have quotes for everything apart from the building work. I'm planning on doing the big messy jobs first!

I've never done anything like this before! It'll be a steep learning curve.
I've knocked down walls before though - so so messy, but well worth it!

Wow North thats quite a list! Ours has loads more for us to do as well - there's a fireplace in the kitchen which I want unboarding and loads and loads of outside stuff to do. And a bathroom to remodel.
We are downsizing as well - I have no idea how we are going to fit everything into the new house Confused
p.s. as I promised myself not to chase the solicitor I emailed the EA instead Grin
