Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Oh no fed up did you just find out? We pulled together home reports for 5 other properties to show how unfair we thought our valuation is and he called today and was just like 'yeah fair enough I'll up it 10k' Hmm Couldn't be easier! Bit weird though?!
We're just going to put on at offers over valuation and see if we get any interest.

Yes we will go in at valuation too and see what happens. When we told the people interested in private sale the valuation they said they expected it to be less!! Cheeky buggars it's already dropped massively and they know that!
Hoping to go live by tomorrow...what about you?

We thought we had DH's flat sale sewn up till it turned out that the factor has lost various bits of paperwork without which the buyer won't go ahead. Totally understand the buyer's position, we wouldn't buy without them either. The factor then wanted to charge DH £100 to search for the missing certificates of completion. Angry

It's all rather stressful and having found a house we want, I flinch every time the phone rings, half expecting a call to say the house has gone under offer.

I've learnt masses from the thread so far!

Certificates of completion went to the buyer on Monday afternoon and we've heard nothing. I have no idea if that's a good sign or not Confused

We've got a viewing booked for Saturday! Delighted as we had
Spent last weekend looking at new builds that offer part exchange as we are convinced we wouldn't get any interest at all. Trying to not get too carried away....
Any tips on first viewings? I've been trying to keep on top of things since the monumental effort of getting things nice for the photos being taken that it shouldn't be too bad. DH is going to take DC out so I can do the viewing myself. I'm a natural chatterbox and passionate about our area so I will have to work at reining it in and giving people space.

Why do I only seem to have crazy folk interested in my house?!

It's on at offers over £325k, valuation £360k. Someone who has viewed for the 3rd time has just offered £275k apparently in all seriousness!!!!

She was apparently arguing with the estate agent that she has a friend who is an estate agent in London, who has said things are going for £50k under asking.

The thing is that she has just sold a flat in Scotland so you'd think she'd have more of an idea how things work. No wonder she was going to be homeless from Monday if that's the way she is approaching house buying.

Fishy, I hope you get good news soon, and I hope your viewing goes well Horis. That's a shockingly low offer Trixy given your HR value - I'd expect my estate agent to give buyers a steer towards what would and wouldn't be considered.

After a stressful week or two we're now back under offer, and our vendors have accepted another offer from us (apparently they wanted to leave it on the table and see if they could get something better, but I think their agents talked them out of it - their house had been on the market for ages before we put our first offer in). I know we're lucky to be selling in a very fast moving area - we got around 35 viewings in four days, and quite a few offers. We're still down around 6k from our first offer, and we now have to move a few weeks after the baby has arrived rather than before, but it could've been worse. I'm going to be very sceptical about cash buyers in future!

Now we're under offer again we can clutter up the flat with baby stuff. DH has trekked off to the storage unit to try and locate the crib and newborn clothing so I can give everything a wash. Technically I'm at term now so baby could arrive at any time. Time to get ready! Best of luck to the rest of you on this thread Smile

Not counting our chickens until it's all signed and sealed after it falling through last time though...

Our "buyer" has disappeared into thin air, the agents and solicitors can't get hold of him so I've said to forget him and start again. Very bizarre behaviour.

We are under offer now having had one viewing. Selling at just under our very low valuation but just want to get rid now and move on with our lives. There does seem to be increased activity up here

hello, can I join? Looking to buy in Scotland, have bought and sold in England a couple of times. House under offer in England and currently in rented. Strange things are happening with the sale - buyer's lawyers have told her they have done the searches and are ready to report, my solictor says they haven't been in touch, not even to give her the full names of the buyers! Maximum stress. Anyway - I understand that I need to have a Scottish solicitor and I've had one recommended. Do I get them onside before I start viewing? The solicitor has to send the Note of Interest, is that right? and is that a binding thing that commits me to an offer?

You need a solicitor to formally note your interest so you are better engaging a solicitor sooner rather than later Assuming you are on fixed fee shouldn't cost you any more
Noting interest does not oblige you to take it any further
Just means agents shouldn't accept an offer without giving you a chance to offer

I finally found a thread and you've all gone away! Anybody still about? Or am I doomed to browse Rightmove and puzzle over Offers Over alone?

We are looking to buy in central belt commuter-land. Looks like most places are on at o/o the home report valuation. We have a note of interest in on one at the moment and I'm biting my nails waiting to hear from them about a closing date etc.

I'm still here. Central Scotland, parts of Fife and Edinburgh remain very very strong at the moment. A friend recently sold for £40k over hr valuation in Edinburgh - a two bedroom end terraced!

Bloody hell, £40k over! Edinburgh always was weird.

Estate agent that showed us round recently said that houses in the area we were looking in tended to for 5-10% over home report - but then, that's the estate agent doing the selling, so hmmm. From what I can tell it's usually a bit less (although still over) in the size of house we're looking at.

53rd Not sure that Rightmove is much use for Scotland - are you browsing the local solicitors property centre site(s)?

If you're looking at the NE then I'm sure there are bargains to be had ...
