Scottish buyers/sellers support

Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Hi offbeat - I'm using Low Beaton Richmond in Glasgow city centre. Haven't used before but recommended by a friend of a friend who has used them 3 times and absolutely raves about them.
Good luck with the search and congrats on pregnancy.

trixymalixy · 13/10/2016 21:30

6 viewers booked in for this weekend! Hopefully one of them will like our house!!

offbeatgirl · 13/10/2016 22:38

Thanks Pepperpot, I'll look into that firm. Fingers crossed for all on this thread.

ginghamstarfish · 15/10/2016 23:38

Update - have spoken to a new agent and talking it over with DH. To be honest we can't see what an agent does that an online company doesn't - except ask £££more for it. Aren't they all just basically a message service? We've moved house many times and no agent has ever given a hard sell on any house. They take your call, arrange the appointment, then ask for feedback. That's all. We're still inclined to go with an online agent, no sale no fee at all, 6 month contract.

trixymalixy · 16/10/2016 14:41

Ugh, showing people around your house is absolutely hideous, I hate it! Wish I'd got the estate agent to do it now.

10 viewers booked in today and 3 tomorrow so finger crossed someone likes it!

I would never use an online agent gingham. The photos are always crap and they just seem to sit back and let the house sell itself. You might as well do it all yourself.

MistresssIggi · 16/10/2016 14:49

Hello, meeting with a estate agent/solicitor this week - wondered how quickly things can move after that, getting the photos and home report done etc and actually being on the market?
Glad to see some people on here selling, dh is convinced we need to wait till the new year.

MrsPepperpotAgain · 16/10/2016 15:12

Gingham, my agents have been really proactive - phoning people they know are looking, perhaps not in my area but close enough by for them to be told about here, chasing them after the viewing for their opinion & generally just on it. They are really good. I'd also not go with an online agent - too passive.
Mistress, it's about a week to get it on market.
And GOOD LUCK Trixy! I'm waiting for some viewers this afternoon who are now late.

MistresssIggi · 16/10/2016 17:44

Thanks, MrsPepperpot, I don't think I can live this tidily for very long!!

MrsPepperpotAgain · 16/10/2016 18:01

Tell me about it! I love it being so tidy but it's nearly a full-time job to keep it this way.

trixymalixy · 16/10/2016 19:05

Hope your viewings went well! I'm not sure any of mine were that interested, which is just not on. They should all have loved our house!! Grin

ginghamstarfish · 16/10/2016 22:50

Thanks Trish and Mrs pepperpot, but I've never found an agent like that. Had our last viewing yesterday (with the crap agent). Couple said they had been to see a plot ,500 yards away from us, a few weeks ago, listed with same agent but they had never mentioned that there was a house for sale nearby. Now that is what I mean by useless. They could literally be replaced by an answering machine. This is a so called reputable local firm of solicitors/agents.

MrsPepperpotAgain · 16/10/2016 23:59

Wow, that's really REALLY crap. But then that's why you're ditching them. Could be that another local firm would be much better

FinallyARainbow · 19/10/2016 19:51

Sorry I've been quiet, hope all is going well for everyone.

Stressed beyond belief Sad got an email from solicitor saying on our deeds for current house we don't own the garden that our driveway is on but neighbour owns half (no idea who has other half) Shock

No mention of this when we bought it and the neighbour seems oblivious given she's always assumed it's ours and made no comment when we put a driveway on 'her' part! Fucking hell!! Bloody solicitor sent the email then went home so no idea where we go from here, just get to sit and stress.

Anyway, hope you guys are getting on better!

MistresssIggi · 19/10/2016 21:25

That's so awful you have to hope they have made a mistake! Hope you get to the bottom of it tomorrow. Confused
I came on to ask those experienced in completing the home report survey - do you know who is likely to be the "supplier" of water and drainage? I thought it was just the local authority.

MrsPepperpotAgain · 19/10/2016 22:55

mistress I think I put Scottish Water as supplier of water & council as drainage.

Finally that's hideous. And it's incredible that it's only being picked up now. Did your solicitor say whether this will affect sale? Seems so weird that there is no mention of who owns half yr garden.

thehoundschicken · 21/10/2016 18:20

Eek I've been hiding from the thread as starting to get over stressed and low mood constantly with the whole process! Thanks for the support.

Well we had a viewer in last night and they have noted Interest today!! Our main lady we are dealing with is on hol and not found the people covering to be great but I phoned this afternoon to ask what happens next. They said 3 notes of interest and it'll go to closing! That would take forever so she said she will contact their agent and say we would consider an offer now. We prob won't hear til Monday and now wondering if that's the wrong thing to do. She was keen though.

Finally hope you hear soon and it's all sorted

MistresssIggi · 21/10/2016 19:08

Thanks Mrspepperpot that's helpful Smile
How much paint is too much? Having photographer in on Tuesday and I'm bricking it.

needyounow · 22/10/2016 19:38

sleepy have you moved yet?

trixy have you had any interest after your viewings?

rainbow have you managed to get garden issues sorted?

That sounds promising chicken good luck.

I signed all the paperwork last week. So just waiting for exchanging money then I will have my house. Don't think i will be excited until keys in my hand!

aaahhhBump · 22/10/2016 21:21

Aw Rainbow. That's a right pain in the arse. Fingers crossed it's sorted soon.

We are passed our help to buy deadline.

Builders have put the house back on the market.

Started making plans for doing here up.

Two more weeks and we'll come off the market andata start unpacking. School registration is in 3 weeks.

Really just needing stability so we can start making plans.

Mortgagedilemma · 22/10/2016 21:31

Aaahbump, don't know what all that means, but it sounds stressful.

We had 11 viewings last weekend and 5 this weekend plus one second viewing. Got more booked in for later in the week. Surely someone will want to buy ?!?! It's only been just over a week, but it feels like a lifetime!!

Mortgagedilemma · 22/10/2016 21:32

Needyou, fingers crossed for you!!

FinallyARainbow · 23/10/2016 20:25

Oh bump, that's rubbish but totally understand, definitely just need to know what's happening and get settled for school. Friends that are moving can't get their DS into any local school - nightmare.

We're hopefully getting there. Neighbour also can't believe that they own it, been there 20 years and everyone that's been in our house has had that as their garden. She's hopefully transferring title to us but I'm trying not to think about it until it's done. Just can't face having to go back on market if it falls through Sad

Hope those viewings turn in to sales!!

trixymalixy · 23/10/2016 22:42

Needyou, have had one second viewing. The feedback has been that it's a lovely house, but wrong area. That's exactly why we're wanting to move though, to be in a better school catchment.

Fingers crossed one of this weekend's viewers wants to buy.

thehoundschicken · 26/10/2016 03:13

Ah got an offer yesterday! came in very late in the day I didn't find out until after 6pm but it's a great offer in my eyes! And with a move in date of middle of December.

My solicitor wants to go in with a counter offer to pay 2k more and it's a deal so fingers crossed

How is everyone else getting on?

trixymalixy · 26/10/2016 08:43

Fantastic hounds!!!

We've got 3 viewers today which would bring us up to 20 in two weeks. No one biting yet though. Sad
