Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Not till January, no we've nowhere to go (gulp).
I have some champagne on ice, feel like I'll just swap one set of stress for another so hoping to relax tonight!

Good luck in search for your new home. That will be another set of stresses, it's true, but that's all the more reason to savour the moment today, esp with a flute of champagne in your hand.

We give up, just heading out to take the sign down. It's been an expensive lesson with lots of highs and lows.

Thanks everyone. Things have been so hectic, I'm finding sorting the house more stressful than the actual buying!

Any recommendations for good quality wooden type flooring?

How are things whisky?

Sorry to hear that aaahhhbump. Have read back through the thread so see that you live in a nice area and are just registering for school - hopefully a postponement will work out for you and things will be better when you try again. WineCake

The big one is doing arranging things before a buyer has signed missives.

We had paid for a full structural survey as the surveyor from their bank refused to give us a valuation. Structural surveyor said there was no issues. Any movement was over 50 years old. They pulled out before the survey came back.

Has anyone in the NE seen any improvement in the market recently? We are deciding whether to continue to rent out our old house or try to sell it again in the new year, but the EA I spoke to was pretty negative about it all and said they are routinely getting v v cheeky offers e.g. 10% under valuation. Our valuation has apparently dropped 17 % so another 10% off that would be a nightmare. I say apparently because a neighbour with a slightly bigger (20m2) managed to get a valuation 33% more than us, so making me a bit sceptical!! It's hundreds of thousands more Hmm
Anyone else have their doubts about the system of surveyors plucking a figure out of the air Angry

Fedupofallthemud No, it's very, very slow - over 5000 properties currently on ASPC, not a lot moving. Lots of new houses still being built, so it's hard to sell anything that's nearly new in particular - plus the house builders are selling on part exchanges for way under valuation. Valuations have dropped significantly over the last year, lots of houses sitting on the market for 12 months still at the original valuation and not selling. Did an agent or a surveyor give your neighbour's valuation?

It was a surveyor informal I don't know how they managed it.
On the plus side there is very little to rent in my area esp a bigger rural house so I'm hopeful if we are patient it will rent. Current tenant not moved out yet anyway

No reason at all mistress. I did that when I bought the place I'm now leaving. Do it! You might beat the crowds.
Things have taken a turn for the worse for me - my purchase is falling through so now hurriedly looking at rental options otherwise we'll be homeless in 10 days. All a bit stressful.

Hi everyone, I haven't been around for a while. It seems as though everyone has been on a rollercoaster. We're due to exchange next week but no news from the seller so I'm getting really jittery - just so want to be in for Christmas, given that we first viewed this house in July!

FFS! That's my house back on the market again. We were supposed to exchange before Christmas, but due to delays in the buyer's mortgage application as they are self employed, it was put back until after Christmas.

Now their mortgage company wants 3 months of future accounts. We can't wait that long.

so stressful!!!!

Trixy, I feel your pain. We went under offer 3 months ago - cash purchaser, supposed to be an easy transaction. We lined up somewhere to buy, sorted our mortgage (took a while because I'm pregnant), and were set to exchange today. Finally got it out of our buyer's solicitor last Thursday that the buyer would be unable to meet money laundering requirements. We remarketed instantly and have already had offers in (luckily market moves fast where we are) but our vendor is remarketing and I'm not sure we'll get an offer from a buyer able to complete quickly enough to have our offer reaccepted. So stressful - and baby's due in a few weeks! It doesn't help that there isn't much up for sale in the price bracket we're looking at (although one of the houses we'd shortlisted seems to have just come back up on the market, so that's always a possibility). I don't want to sell and have nowhere to move to with a toddler and newborn. Argh!

Fingers crossed we both get good news soon.

I was dealing with the stress pretty well until the vendors decided to remarket without giving us an opportunity to get a new offer in. We've received an offer from a buyer who needs to get a mortgage in place - we've tried going back to the vendors to see if they'd be willing to go ahead with a c. 6-8 week completion date but they're not responding. Don't know whether to accept the offer, or hold on for a cash buyer who could complete quicker. That would be risky if our vendors decide not to go ahead, as we could end up homeless, and I don't fancy renting with a new baby.

If it's any consolation trixy, there seems to be a shortage of properties at the moment, and a lot of very eager buyers - more people seem much more keen to secure our flat now than when we marketed last time (probably why our vendor isn't prepared to wait for us!) Hopefully it'll mean that you snare a good buyer quickly this time. Flowers

Hello, marking my place as I've been reading with interest. I'm waiting on my home report valuation to come through today. Also in North East and worried about how long it's going to take to shift. DH has a new job in the central belt but me and DC's have to wait in our house until it's sold. Going to be a difficult few months!

Hi horis we are also waiting for home report, surveyor came on Thursday and said it would be ready by start of the week🙄
We are in a slightly odd position of not being on market yet but having one or possibly 2 people interested in buying -depending on the price. However if it's valued tooo low then we may rent it out for a bit longer -3 people interested in renting it!! This is going from nothing at all in December so I definitely think things are picking up in my part of the north east. Someone else I know who has a flat to rent has had 3 enquiries in a week after months of nothing. So fx it might not take as long as you think till you are able to move. Is dh living down there during the week?

Fed up We got the home report through today and I literally cried I was so disappointed! I know things are bad with the oil prices so we couldn't command what we once could but this was worse than our worst case estimate, and in comparison to other houses in the market in our village it seems way harsh! Our EA said we can negotiate with the surveyor to get it put up. This is my first time selling and I just feel whats the point in paying for the surveyor if they get it so wrong? Or maybe I'm in total denial about how great my house is! Sad
Thats lucky you've got folk interested in renting already!
DH starting in a couple of weeks and going to stay with family Mon-Fri. I feel like I could cope better if there was a set amount of time before we moved down but its this uncertainty I can't cope with!!

We had an estimated survey a few months ago and it was more than 12% down on before but we are hoping local improvements might mitigate this a little. We sent him details before he did the survey -don't know if this will have helped or made it worse.
If you want to challenge check on register of Scotland for recent sales in your area to try to back things up. I think it's wrong that the opinion of a single person can have such a huge impact. At least before you got 3 valuations and worked out the average from that

What % reduction were you? (You don't have to tell me if you don't want to!)
At least house prices are a bit lower in central belt so might work out ok despite the drop

Ok I feel like crying now too with our valuation. Surveyor has completely ignored all the evidence of comparable properties, surprise surprise
