Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Bloody hate TSB pannel surveyor! Wouldn't give a value because he thought there might be structural issues. Almost every house in our imediate area has the same thing. £500 for the structural surveyor so we can get things moving again! Never mentioned it to me when he was here. Had to wait 2 weeks while the solicitors sent each other letters.

TSB tormented us when we were organising to remortgage, but not borrowing much more. We'd be customers for years and had to produce so many documents all at the crucial last minute of course. Good luck bump!
We've had someone come for a second view, but it's all gone quiet again, urgh the torment!

Sleepy my flat in Aberdeen sold recently for about 10% under valuation - slightly more than I paid for it in 2010 and I'd basically done a full refurb including new kitchen. On the other hand in April we were in a closed bid situation on the house we purchased and paid about 4% over but I think they'd had 2 notes of interest in less than a week so set a closing date - it is our dream house and hopefully we'll be in it long enough for this price slump not to be a disaster. So the right property and well marketed can still sell for a decent price.

Oh dear Boleh, you obviously lost a lot of money on your flat after doing it up. It's tough in Aberdeen just now according to my brother. Good luck with your new dream house.

Frick buyer has pulled out. We paid for the sttuctural report. His mortgage surveyor wanted. Possible to claim this back do you think?

Hello there, just starting to think about moving, going to view a couple at weekend, going to arrange a valuation for ours next week, been in a new build for years so this is all new and scary. Renfrewshire here.

Boleh, that's tough, but I guess just part of the gamble. It's frustrating when your trying to get up the ladder a bit and a shit market just scuppers that. Good to hear you've got your dream house now. It's should never really be about valuations etc when buying the forever home.

Bump, unless anything is formalised in writing, I doubt you will be able to claim your survey fees back. Sorry you've had to go through that.

Welcome aboard outsidein! Depending on the area your selling and buying in, it might be worth getting your own sale progressed a bit before viewing. Keep on a close eye on your purchase area on right move for example would be a good plan.

It's certainly slow where I am! We viewed a couple properties just as our house was going on the market, but the viewers haven't exactly been rolling in, so haven't bothered to view anything else.

So, brother's property in Aberdeen was reduced by 20% last week. No viewers yet. He can't afford to rent it out (mind you the EA says the rental market is dire too; a glut of flats and houses and 20-30% off 2014/2015 rates)

Wow! Flip, that's insane! I have friend who are renting their place out and it was snapped up, but very reduced rate also.
Where abouts in town is his place??

Do you think so Sleepy? The Aberdeen house market was insane - this is it just correcting, don't you think? I think it will take a couple of years before they stop reducing in price.

Thousands of people are leaving Aberdeen and the oil wages will never return to the dizzy heights that they were. My brother is leaving too, but doesn't know where to yet. He thinks he'll have to leave the oil industry completely. He's West End of Aberdeen, so a desirable area.

Those rental prices were so inflated, it's good to see them return to a more normal price. A shame for the owners mind you!

We've just accepted an offer on our place! A little below the valuation, but we're lucky that the value is higher than when we bought it.

There is hope!

Ok, so we've dropped the offers over and are going to give it until the end of September. At which point we will come off the market. Will need to pull out of the new build.
So am currently mentally multitasking between colour scheme for new house as we've to pick flooring kitchen bathroom. Contingency plan to current home should it fall through and also holiday as something to look forward to if it falls through.

How's everyone else getting on?

Can I join? We are FTBs looking in the Borders and can't get over how long everything is taking. Probably seems slower because we are so keen to move out of our rented flat. We have had one (very fair) offer rejected after vendors took a week to think about it and then decided they didn't want to sell after all and took it off the market.

And now we are waiting to hear back on another v competitive offer we put in on Thursday. The vendors' solicitor decided to go home early on Thursday and take Friday off, according to our solicitor via the estate agent, and as far as we know he hasn't even told the vendors about our offer yet.

Lovely that it's all so casual for everyone but we'd quite like to buy a house at some point! The system of having to go through endless solicitors and agents to make an offer seems like it benefits nobody except the solicitors (and their bank balances). Ugh!

Anyone got a house I can buy? Grin

Aberdeen market is crap at the moment, although lower end of market isn't too bad. Crossing fingers that DP's house sells quick (it will be under £250k so hopefully!) when we put it on. Looking to upsize so hoping we can get a good deal on purchase!

Apparently the solicitor finally left a voicemail with the sellers today telling them about the offer Hmm so now we just wait... but if it takes this long just to make an offer with all these people involved I'm now wondering how long it would take to get through the missives!
