Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Our offer came in late last night so waiting on reply re the counter offer so nerve wracking! Hope they get back to us today! I was nightshift last night and now I can't sleep Confused

Not hear back re counter offer. TBH I was happy with original offer but estate agent and hubby discussed without me being consulted and now I have had a sleepless night after a sleepless day after nightshift.

Do you think i should get him to contact estate agent and accept initial offer which was a good offer?

Hold your nerve hound!!

We've had an offer today, but it is disappointing. 30k under the home report. Sad And that was after upping it from £35k under (the offers over price)!!

I'm trying Trixy I'm just so worried it'll put them off they have offered £500 above offers over so I feel it's fair. 20k more than we paid for it in the recession so would be able to pay off most of our debt.

If it had been under or not a great offer I wouldn't feel like this holding out. Good luck to you that's bit cheeky where about are you selling in Scotland?

We have gone on the market today - getting massive cold feet now!
I'd be horrified at an under valuation offer, why would anyone think you'd accept that?

We're Glasgow south side, but so far south we're nearly in east kilbride.

£30k under valuation is shocking, esp in Glasgow where the market is buoyant. If it's £5k over the offers-over price, could it be that the potential buyers don't understand the system??

Good luck to you hounds - have you heard anything? I thnk wait until they come back. If they say no to your counter offer then you can accept their original offer, no problems.

mistress, i know what you mean. Mine is under offer and our new place is under offer and I too now wish it wasn't happening. Aside from the stress of getting mortgage approval and logistics of moving, it's very stressful to be involved in such a big life change. Weird mix of excitement and anxiety.

Yeah we could never accept under as our new mortgage is on the condition that we pay off certain accounts so we need the equity to start again and for deposit on new build! They must be testing you though good luck with viewers today!

Congratulations to those with the offers - I'd be the same, ready to bite at a decent offer but DH is more optimistic and holds out!

Trixy, we can't be far from you and £30k under is just wild Shock is that also under the home report? I wonder if it's someone confusing the systems, you don't go under the 'offers over' price up here, clue is in the name! Cheeky buggers.

Oops, I can't bloody read properly ( I'll blame stress of moving tomorrow and not having any time off work in advance combined with our ongoing driveway saga).

£30k under home report is still a lot. We accepted £3k under for ours, DM was similar but friends in south side paid over home report for their new place. Did the home report seem inline with values near you?

It's horribly stressful isn't it?!

We had a major wobble the night before our viewings started, we love this house, but we do really need to move!

The thing is the surveyor wanted to value it at more, and it had valued at more for a mortgage a couple of months previously, but the estate agent didn't want to scare people off! So it's actually nearer £40k under.

My neighbours sold for £15k under, but their house had been on the market for about a year.
