Wondering if there are any Scottish MNers house buying/selling and looking for support?

I was going to join the other buyers/sellers support thread, but realise the Scottish system makes the issues encountered a bit different.

We've just put our home on the market (today!) Seems to be a very quiet market at the moment so it's making me nervous.

No viewings as yet, but I'm thinking (praying) its early days.

Anyone else out there in a similar situation?

Wow, is this common? Does it mean the house was over valued in the first place, or just was on the market too long for some reason? I thought the valuation was the minimum I could expect to get Confused

It seems to depends on the area, Mistress. I've sold waaaay over the valuation and bought much lower than home report because I've sold in an area that has high demand and bought in one with little movement.

Mistress on the house we are buying the original home report was valued at 270k. They had it on and off thr market it seems over 2014 to 2016. They put it on this time for offere over 245k we got it for 240k and the nee home report was dine for the bank it valued at 260k!

They were very polite! Can't really tell. Worrying about open viewing as I have to do it alone be while do takes the dcs out. Have no one else to ask. (Maybe no one will come of course!)

Mistress could you ask your estate agent to do the open viewing for you if you're anxious about being on your own? Make them earn their money!!

I hope it goes well Trixxy. I don't know if estate agent will do a Sunday (they certainly didn't offer). My worry is just about having to leave a viewer to go and let another one in, not being able to point out the work we've done etc if I just have to leave them to go around alone.

Mistress, if person B arrives when you're showing person A around, can you continue the tour with them both from that point. And do room/s at end that person A already seen at end, freeing them to wander on their own.

Im worried because we told our solicitor to go ahead with the missives letter. I think the sellers solicitor has now done their part and are to send ours the document but we still havent signed anything and we are due to get keys 8th nov. Is it usually so late to sign stuff?

Excited to say I got the keys to my house last week. Smile
Got a wee bit of work to be done before moving in but as long as I'm in for Christmas I will be happy. I feel more harassed now that I have the keys than I did during the whole house buying process! Large drink required this weekend.

How are everyone's moves/ issues/ viewing going!

We should get the keys and complete on Tuesday. The house is ready to move into so removal company booked for Wednesday...cannot wait!

Just heard that the place i'm buying has had the valuation put down by £10k - the home report was out of date so needed to be updated to make it current and they've downgraded the value. I'm now concerned this will affect my mortgage as the lender has been so tricky as it is, even asking for proof of how I'll meet my legal fees. I'm feeling a bit panicky about it and can't get hold of my mortgage broker.

Mrs pepper the house we bought was valued on first home report at 270k, the mortgage company wanted a 2nd report done as it was older than 3 months and was revalued at 260k. 10k drop but it didnt affect us however we bought it for 240k so still a good but under valuation.

How much have you bought it for and whats the valuation?

Thanks whisky that's good to hear. I'm paying £10k under the new valuation so, although it's no longer the magic bargain it was, i think the mortgage should be unaffected. I'm just super-twitchy about it. My solicitor says our situations are common because as soon as surveyor hears what price gas been agreed, s/he adjusts valuation accordingly.
Are you now in your new home? How did the move go?

Hello, we closed yesterday and got £10 thousand over valuation, so very pleased. Still stressing about all the things that could still go wrong!
