Why have we had very little viewers?

Hi all, our house has been on the market since early March. Up until now we have only had two viewings. We received an offer which we accepted but the sale fell through because they failed to sell their own property and their own buyers were not solid.

I'm surprised we have not had more people through the door however and wondered if anyone would like to click on the link and give feedback on the photos? Or anything else on the ad which may be putting some people off. All feedback, good and bad, gratefully received.

Thank you Pinkhat. The viewer yesterday who said very little did actually comment when she saw the second double bedroom that it was large, and also that the dining room was really big too. Which can only be good since they looked small on the original pictures. She said the master bed was huge - which is really is. She loved the views too. We have yet to have anyone walk into the house and not instantly exclaim at the stunning views.

Many people gave commented on the house being on an A road. However it is not a busy road and is in the country so it is very quiet. Access from the back garden opens out to open farmland so in terms of pets the house is fine. Most of the people on the row have cats and dogs. Although some say it is not child friendly due to a smaller garden the row again us full of young children who spend most if the summer roaming the field at the back and or walking down to the picnic site which is literally opposite the front. But everything is debatable I guess. I would rather my child got covered in cow poop than live on a legand type cul de sac. Where I have seen many a household pet nearly get squashed by reversing cars.

I hope the weekend is nice weather for the photographer - must go and check the forecast!

Hi, Im an Agent, albeit in Scotland so different market, agree with the thoughts above.

I'd only use a landscape shot as the main picture if the house was unattractive, thats certainly not the case here

Your photos dont seem to have been taken using a wide angle lens, thats essential in my opinion, not to deceive but to really show rooms at their best. Your lounge is your main room and the 2 pics are poor...one is taken at the wrong orientation and the other is just not showing enough of the room. You need to ditch the dark hallway pic or better still, get them to lighten it and republish it.

The description is a bit poor, typical of online agents I'm afraid. It needs beefed up and to mention more about the benefits of the area

Finally I would honestly say a local agent is miles better, if someone calls them about another property they would also mention yours etc etc.

Last but definitely not least how does it compare price wise to other similar properties?

The write up for the ad has been changed :-) Weather looks dreadful for this weekend so not sure about photographer coming then but will see.

In the interim I have requested some of the dark photos to be removed. And to upload the attached photos as a temporary measure - but at least they are better than the originals.

No feedback from the viewer yet. Sigh. She really was mute, lol.

The right up still isn't great. No one gives a toss that the agent is honoured to market the house. It is irrelevant and they are not honoured. They are advertising themselves.

The ad should start with something like:

Beautifully presented and newly renovated three bedroom property with stunning views.

If you search Blacko as an area, rightmove will list all properties for sale. When you come to your property and before you click through into your full advert, you see all about your agent but really not a lot about the house. This puts buyers off. They look for a headline - something to grab their attention. At the moment all the read about is your agent.

They've not said anything about what is in your kitchen so gas or electric hobs and ovens, dishwasher space for or leaving behind fridge freezer, that kind of thing. Same in the bathroom is it an electric or power shower.

It mentions nothing of your feature fireplaces. Is your garden south facing? If so say it. Your window in your lounge is fabulous and the advert should say it. Do you have loft space?

Headline still says "terraced" rather than "end terrace" (which I appreciate is at the top of the full listing, but the headline may influence whether potential buyers click through or not.

"comprises", not "comprises of"

If the school's outstanding then I'd specifically mention that, and how close you are to it, in the description (it's a pain for buyers looking at several properties having to click on the Map & Schools tab and then click through to Ofsted time and time again; you can be helpful and make yours stand out).

But it's already much better, and your interim photographs will be good once they are up.

Just noticed your lovely mirror...in the bathroom!!!

I would move that to your mantle above the fire in your lounge. Just replace bathroom mirror with a large, cheap mirror.

I wouldn't add the pic of the loo, that wont help sell your home.
The other new pics all look good though and I agree re moving the bathroom mirror downstairs.

That looks so much better now -- you can really see from the listing what a lovely house it is, which I don't think you could before. I hope you get the payoff for all your hard work.

Pictures look really good..... But with it still being marketed as a terrace house in the title, it's confusing at first of it's the red or blue door :(
